FORT LAUDERDALE, FLA. — A joint venture between Rockefeller Group and Stiles has sold Amaray Las Olas, a newly built, 30-story apartment tower located at 215 S.E. 8th Ave. in downtown Fort Lauderdale. An entity known as Amaray Las Olas by Windsor, which is managed by Boston-based GID Investment Advisers, purchased the asset for $133.6 million, according to the South Florida Business Journal. The outlet also reported that TH Real Estate, the real estate investment arm of TIAA, provided a $65 million loan to the buyer. Rockefeller and Stiles completed the 254-unit tower in 2016, marking the first joint venture project between the two firms. The property comprises studio, one-, two- and three-bedroom residences with balconies and high-quality finishes. Community amenities include an elevated pool surrounded by private cabanas, an entertainment pavilion and deck, fitness center, saunas and massage/treatment room, clubroom, beverage lounge, conference and business center, bike storage, outdoor lanai with fire pit, dog spa and a park. Robert Given, Zach Sackley, Troy Ballard and Neal Victor of Cushman & Wakefield represented the seller in the transaction. Robert Kaplan, Chris Lentz and Mark Rutherford of Cushman & Wakefield placed the debt for the buyer.

PERRIS, CALIF. — Rockefeller Group has purchased 68 acres of land in Perris, where it plans to construct two distribution centers totaling 1.4 million square feet. The price of the land was not disclosed. The centers will be situated about 70 miles east of the ports of Los Angeles and Long Beach. The property will be named Optimus Logistics Center. JLL’s Michael McCrary, Peter McWilliams and Nicole Welch represented Rockefeller Group in the transaction, as well as the seller, Optimus Building Corp.

FLORHAM PARK, N.J. — The Rockefeller Group has secured $70 million in financing on behalf of its joint venture partnership with Korman Communities for the construction of AVE Florham Park. Located within The Green at Florham Park in Florham Park, the flexible-stay community will feature 256 furnished and unfurnished accommodations that are ideal for corporate housing, relocations and long-term stays. The partnership broke ground on the 450,000-square-foot project earlier this year with completion slated for 2017. The property will feature 40,000 square feet of outdoor amenities, including a private courtyard with sitting areas and chess stations, and a community courtyard with a lap pool and sundeck, a ping pong table, bocce ball court, a kitchen with barbecue area, a movie screen, fire pits and an enclave with cabanas. Additionally, the property will feature 24,000 square feet of indoor amenities, including a movie theater, café, conference suites, a business center, a yoga studio and fitness center, a spa and 24-hour resident services.

SAN BERNARDINO, CALIF. — The Rockefeller Group has purchased 19 acres in San Bernardino for an undisclosed sum. The acquisition includes a 225,000-square-foot industrial building located at 1333 S. Tippecanoe Ave. The company plans to redevelop this space into a modern distribution space. Rockefeller is planning two industrial distribution buildings totaling about 415,000 square feet. The first building will be a 333,170-square-foot, cross-dock distribution facility. The second is an 81,730-square-foot, front-loading building for storage and distribution. CBRE’s Darla Longo, Barbara Emmons, Rebecca Perlmutter Finkel, Michael Kendall and Andrew Briner represented the seller, CT Realty, in this transaction.

FLORHAM PARK, N.J. — The Rockefeller Group plans to develop a 130,000-square-foot, state-of-the-art cancer center treatment facility at The Green at Florham Park, a 268-acre, master-planned development in Florham Park. The facility is being developed in partnership with Summit Medical Group and Houston-based University of Texas MD Ander Cancer Center, which recently signed a long-term lease at the property. The Rockefeller Group expects to break ground this summer on the facility. Summit Medical Group, which occupies a 100,000-square-foot medical office building at The Green at Florham Park, is New Jersey’s largest multi-specialty physician group with more than 600 practitioners in 67-plus locations throughout central and northern New Jersey.

CRANBURY, N.J. — A joint venture between The Rockefeller Group and Alfieri LLC is moving forward with one of the largest industrial real estate developments in New Jersey. The Cranbury Station Park will feature up to 1.24 million square feet of Class A warehouse and distribution space. Developers broke ground on the 930,000-square-foot building that will anchor the site in May. The speculative building is situated on 120 acres off Cranbury Station Road in the Exit 8A submarket of New Jersey. “The demand-side fundamentals are extremely strong in the Exit 8A submarket, and there are no other existing opportunities to lease a space of this size in the state, so we’re expecting strong interest ahead of completion,” says Clark Machemer, senior vice president and regional development officer for The Rockefeller Group’s New Jersey/Pennsylvania office. The building plans incorporate a solar-ready roof, cross-dock loading and a loop road surrounding the entire building to maximize circulation. The 930,000-square-foot facility is slated for completion by the end of this year. An additional 310,000-square-foot building may then be constructed. Gerber Childrenswear Charleston

CHARLESTON, S.C. — The Rockefeller Group and WestRock Land and Development (formerly MWV Community Development and Land Management) have broken ground on a 477,000-square-foot distribution center in Charleston. The companies are developing the center on behalf of Gerber Childrenswear LLC, a children’s apparel company whose licensed brand portfolio includes Gerber, Jockey, New Balance and NFL. The company’s proprietary brands include Onesies Brand and Always Baby. The new distribution center will double Gerber’s footprint in the Charleston metropolitan area. The new facility will be located in the 400-acre Rockefeller Group – MeadWestvaco Foreign Trade Zone/Charleston industrial campus in Berkeley County. Peter Fennelly and Simons Johnson of Colliers International’s Charleston office represented Gerber Childrenswear in the transaction. Evans General Contractors is the general contractor for the project. The new distribution center is slated for a January 2016 completion.

FORT LAUDERDALE, FLA. — Stiles Residential Group and The Rockefeller Group have begun construction on a new 254-unit high-rise apartment building. The property, located at 215 S.E. 8th Ave., will be the first luxury high-rise apartment building in Fort Lauderdale. In addition to views of downtown Fort Lauderdale and the Atlantic Ocean, the new property will feature a fitness facility, a bar and entertainment kitchen, elevated pool deck with cabanas, grill area, hot tub, pet spa, dog park and a limited number of private garages. Units at the property will range from one- to three-bedroom floor plans spanning from 750 to 2,450 square feet. Construction is slated to wrap up in December 2015.

FLORHAM PARK, N.J. — The Rockefeller Group will develop a four-story, 100,000-square-foot medical office building for Summit Medical Group. The property is located at The Green on 140 Park Ave. in Florham Park. Summit Medical Group has signed a 15-year lease for the entire 268-acre, master-planned development. Marc Rosenberg, Cushman & Wakefield vice chairman, and Karen Graham, COO at Summit Medical Group, represented Summit Medical Group. The Rockefeller Group was self-represented by Clark Machmer, vice president, and Johanna Chervak, associate director, in the transaction.

TEJON RANCH, CALIF. — Tejon Ranch Company and The Rockefeller Group have partnered to develop The Outlets at Tejon Ranch. The outlet center will be located where Interstate 5 and Highway 99 meet, just south of Bakersfield. The site’s infrastructure work has already commenced. The outlet center is scheduled to open in spring 2014. EWB Development is handling the new project’s leasing.
