Alta Davis offers studio, one-, two- and three-bedroom floorplans that range in size from 626 to 1,422 square feet. Daniel Odle and Sam Harrell represented the seller, an entity known as Tyson Court LLC, internally in the transaction. An entity known as Tyson Court Apartments LLC purchased the property for $6.6 million. Built in 2019, Tyson Court offers studio, one- and two-bedroom floorplans. Units feature quartz countertops, modern cabinetry, stainless steel appliances and washer and dryers in each unit. The property also has on- and off-street parking for all units. The property was fully occupied at the time of sale. Located at 140 Jennings Ave., the property is situated off of North Central Street close to retailers and restaurants such as Wicked Chicken, Chivo Taqueria, Emilia, K Brew, Knox Food Park and Marble City Market, a food court. NEW YORK CITY — Locally based developer Omni New York LLC has completed Archer Green, a 387-unit affordable housing project in the Jamaica area of Queens. The property includes 70,000 square feet of commercial space, a portion of which is preleased to German discount grocer Aldi. Amenities include a fitness room, outdoor terrace, community lounge, children’s playroom, media and coworking space, package lockers and bike storage space. Information on income restrictions was not disclosed.
NEW YORK CITY — A partnership between Sunrise Senior Living, Houston-based Hines and Welltower (NYSE: WELL) has opened Sunrise at East 56th, a 151-unit high-rise community on Manhattan’s Upper East Side. The property offers assisted living and memory care services. Sunrise is collaborating with Northwell Health for services at the building. SLCE Architects designed the property, and Champalimaud Design created the interiors. The fourth, 11th and 15th floors feature landscaped outdoor terraces and gardens with views of the Manhattan skyline.
MYSTIC, CONN. — New York City-based Dwight Capital has provided a $29 million bridge loan for the refinancing of Harbor Heights Apartments, a 121-unit multifamily asset in Mystic, located in the southern coastal part of Connecticut. The property was built on 10.5 acres in 2020 and offers a pool, fitness center, clubhouse with a kitchen, dog park and outdoor grilling areas. Daniel Malka and Jacob Gauptman of Dwight Capital originated the loan. The undisclosed borrower will also use a portion of the cash-out proceeds to fund predevelopment costs for a second phase of the property, a 72,000-square-foot surgical center.
Apartment Leasing, Management and Operations Continue to Adapt to Market Needs, Says InterFace Panel
ATLANTA — For the past few months, the apartment sector has been in an upswing from an owner and operator perspective. Rents are rising and occupancy rates are high. However, some fear that these positives in the real estate market are going to be short-lived and eventually come to an end. Kevin Owens, division president of RPM Living, said that when the hottest geographic markets start to slow down, then other markets are going to follow suit. “Boise, Idaho is the hottest market from a rent growth standpoint in the country for the last few months, and it took a hit in November. So, if the hottest markets are going to start slowing down, then other markets are going to start slowing down. It’s just a natural progression,” said Owens. Owens’ comment came from a panel titled: “A Report from the Frontlines: What is the Outlook for Leasing, Management & Operations in 2022?” The discussion was one of the many that occurred at France Media’s InterFace Multifamily Southeast conference at the Westin Buckhead hotel in Atlanta on Dec. 2. ORLANDO, FLA. — Berkadia has secured a $70.8 million bridge loan for UnionWest at Creative Village, a 640-bed, 15-story student housing complex located in downtown Orlando. Michael Weinberg, Rebecca Van Reken and Alec Fox of Berkadia secured the financing on behalf of the sponsors, Development Ventures Group, Ustler Development and Naples, Fla.-based Halstatt Real Estate Partners. Bank of America provided the loan, which will be used to take out the existing construction loan that Michael Weinberg of Berkadia arranged in 2017. UnionWest at Creative Village offers four-bedroom floor plans with skyline views of Orlando, high-speed Wi-Fi and cable TV. Community amenities include a skydeck, study areas and kitchen and laundry services on each floor. UnionWest also includes approximately 12,000 square feet of ground floor commercial space leased to Subway, Dunkin’, Vera Asian, Qdoba and Addition Financial. The property’s parking garage contains 602 spaces. The student housing asset was more than 95 percent occupied as of the loan closing. FARMERS BRANCH, TEXAS — Pittsburgh-based investment firm HLC Equity has acquired Elan City Centre, a 330-unit apartment community located in the northern Dallas suburb of Farmers Branch. Built in 2013, the property features one- and two-bedroom units with an average size of 771 square feet. Amenities include a pool, 24-hour fitness center, business center, entertainment lounge, dog park and outdoor grilling stations. Drew Kile, Joey Tumminello, Will Balthrope, Michael Ware, Taylor Hill and Asher Hall of Institutional Property Advisors (IPA), a division of Marcus & Millichap, represented the seller, MIG Real Estate, in the transaction. The team also procured HLC Equity, which will rebrand the property as Layers Galleria, as the buyer.
ATLANTA — Lument has provided a $17.5 million proprietary bridge loan to refinance The Peach, a recently renovated, 68-unit high-rise apartment community in Midtown Atlanta. R.J. Guttroff of Lument led the transaction. The loan features a two-year term with two six-month extension options, along with a floating interest rate. The sponsor was not disclosed. Originally built in 1964 as an office building, The Peach underwent a renovation earlier this year to reposition the property to multifamily. The Peach offers one- and two-bedroom floor plans with a monthly rent range of $1,525 up to $6,500, according to Apartments.com. Built on 18.3 acres in 2016, Walnut Park features one- and two-bedroom units with an average size of 978 square feet. Amenities include a pool with a sundeck, clubhouse with a full kitchen and bar area, 24-hour fitness center, indoor spa and event space with a media room. Patton Jones and Andrew Dickson of Newmark represented the seller, locally based developer Larry Peel Co., in the transaction. Matthew Steinberg represented the buyer, Los Angeles-based Langdon Street Capital, on an internal basis. The sales price was not disclosed. Walnut Park was 97.5 percent occupied at the time of sale.
