DAVISON, MICH. — Marcus & Millichap has brokered the $1.6 million sale of a net-leased childcare property in Davison, about 10 miles east of Flint. The 12,324-square-foot building is located at 9203 Lapeer Road. Rainbow Child Care has operated at the facility for 12 years and recently signed a lease renewal. Dominic Sulo and Eric Luhrsen of Marcus & Millichap marketed the property and represented the out-of-state buyer who was completing a 1031 tax-deferred exchange.

TYSONS, VA. — The Meridian Group has announced retail tenants that will join The Boro, a planned mixed-use development in Tysons. The new tenants include a two-story Ethan Allen furniture store, French bakery Paris Baguette, Verizon Wireless, a hair studio, nail lounge and restaurants Akira Ramen and Poki D.C. Dave Ward and Geoff Mackler of H&R Retail represented Meridian Group in the lease negotiations. The Boro’s first phase will feature 2 million square feet of office, retail, entertainment and residential space. Nine retailers have already committed to The Boro, including Whole Foods Market, ShowPlace ICON Theaters, MyEyeDr., Tasty Kabob, Fish Taco and Tropical Smoothie Café. The Boro is situated about nine miles northwest of downtown Arlington. The Meridian Group expects The Boro to open this year.

DURHAM, N.C. — InvenTrust Properties Corp. has acquired Commons at University Place, a 92,100-square-foot retail center in Durham, for $23.3 million. The center is anchored by Harris Teeter and CVS/pharmacy. The asset is situated about four miles south of Duke University and about five miles southwest of downtown Durham. The seller was not disclosed.

EAST LANSING, MICH. — Crunch Fitness has signed a lease to occupy a 27,835-square-foot building near Michigan State University. The property is located at 2535 E. Grand River Ave. This is the seventh location in Michigan for Crunch. Michele Rosenblum of Dominion Real Estate Advisors and Alan Stern of Friedman Real Estate brokered the lease transaction. There are more than 265 franchised Crunch locations across the United States, Canada and Australia.

TOMS RIVER, N.J. — Marcus & Millichap has brokered the $5.2 million sale of Toms River Shopping Center in Toms River. The 52,616-square-foot retail center is located along the Garden State Parkway. Michael Lombardi and Charles Loccisano of Marcus & Millichap’s New Jersey office represented the buyer and seller in the transaction, both private investors.

RICHMOND, VA. — Big V Property Group has acquired Pocono Crossing, a 180,845-square-foot shopping center located at 10400 Midlothian Turnpike in Richmond for $12.3 million. Situated about 11 miles west of downtown Richmond, Pocono Crossing was 84 percent leased at the time of sale to tenants including Burlington, Tuesday Morning, Chuck E. Cheese’s, Catherines, Hong Kong Buffet and Boost Mobile. Catharine Spangler of Cushman & Wakefield | Thalhimer represented the undisclosed seller in the transaction.

HOUSTON — Wulfe & Co., a Houston-based full-service firm specializing in retail properties, has released its annual retail survey stating that approximately 2.5 million square feet of new shopping center space will open in the Houston area in 2019. The survey noted that average annual deliveries over the last decade were roughly 2.7 million square feet, and that overall retail occupancy should remain around 95 percent this year. The report also notes that according to the Greater Houston Partnership, the city added more than 111,000 new jobs in 2018 and is currently sitting at 3.9 percent unemployment.

GARDEN GROVE, CALIF. — SRS Real Estate Partners has brokered the sale of the ground lease for a single-tenant restaurant property in Garden Grove. A Los Angeles-based private non-1031 investor acquired the property from a Los Angeles-based partnership for $3.4 million. Red Robin Gourmet Burgers and Brews occupies the 7,346-square-foot property, which is located at 12007 Harbor Blvd., on a corporate-guaranteed triple-net lease with Red Robin Gourmet Burgers Inc. Matthew Mousavi and Patrick Luther of SRS Real Estate Partners’ National Net Lease Group represented the seller, while Michael Walseth, also of SRS, represented the all-cash buyer in the deal.

LOCKPORT, ILL. — The Boulder Group has arranged the $12.9 million sale of a single-tenant property net leased to Jewel-Osco in Lockport, 30 miles southwest of Chicago. The 67,450-square-foot building sits on 10.3 acres at 16625 W. 159th St. Randy Blankstein and Jimmy Goodman of Boulder represented the seller, a private real estate investment company based in the Southwest. A private investor completing a 1031 tax-deferred exchange purchased the asset.

DALLAS — Maryland-based investment firm First Washington Realty Trust has acquired The Shops at Lake Highlands Town Center, a 63,209-square-foot retail center in Dallas. Anchored by Sprouts Farmers Market, the property is situated within the Lake Highlands Town Center mixed-use development on the city’s northeastern side. The seller was not disclosed.
