LEWISVILLE, TEXAS — Chicago-based REIT First Industrial Realty Trust Inc. (NYSE: FR) has broken ground on a 176,000-square-foot speculative project in the northern Dallas suburb of Lewisville. The building will be the sixth and final structure within First Park 121, a 1.2 million-square-foot development located at the corner of Midway Road and FM 544. Building features will include 36-foot clear heights, 36 dock-high door positions, two ramps, an ESFR sprinkler system and parking for 118 cars and 249 trailers. Alliance Architects is designing the project, and Cerris Builders is serving as the general contractor. Westwood is providing civil engineering services, and Lee & Associates is the leasing agent. Construction is expected to last 12 to 14 months.

FORT WORTH, TEXAS — EōS Fitness has signed a 40,000-square-foot retail lease in southwest Fort Worth. The site is located at the southwestern quadrant of Altamesa Boulevard and Chisholm Trail Parkway, and the Dallas-based gym operator will operate as a co-tenant alongside BJ’s Wholesale Club. The opening is slated for some time in 2027. Segovia Partners represented EōS Fitness in the lease negotiations. The landlord, Texas-based Hunington Properties, was self-represented.
HOUSTON — Stream Realty Partners has negotiated a 27,021-square-foot industrial lease in Houston. The space is located at 1537 Greengrass Drive on the city’s northwest side. Jeremy Lumbreras and Boone Smith of Stream represented the landlord, Texas-based investment firm Stonelake Capital Partners, in the transaction. David Holland of JLL represented the tenant, an entity doing business as JC Zora LLC.
PFLUGERVILLE, TEXAS — General contractor JE Dunn has broken ground on a $210 million industrial and office project in the northern Austin suburb of Pflugerville. Designed by McKinney York Architects, the 242,000-square-foot, build-to-suit project will serve as an archival and records storage facility for the Texas State Library & Archives Commission. The new facility will replace the existing storage center on Shoal Creek Boulevard with almost double the storage capacity while reserving space for future growth. Completion is slated for fall 2027.
ROWLETT, TEXAS — General contractor Swinerton has broken ground on a 100,000-square-foot municipal complex in Rowlett, a northeastern suburb of Dallas. Designed by Hoefer Welker, the complex will serve as the new home of municipal departments and facilities such as city hall, the police and fire administration, court system, jail and animal shelter. The complex will also feature community park space. An exact completion date was not announced.
SAGINAW, TEXAS — EōS Fitness will open a 42,500-square-foot gym in Saginaw, located north of Fort Worth. The site lies at the entrance to the 115-acre Beltmill mixed-use development at the northeast corner of East Bailey Boswell and Millstone roads. The opening is slated for some time in 2026. Matthews Real Estate Investment Services represented the landlord, Hunington Properties Inc., a Texas-based, full-service real estate company.
KATY, TEXAS — Mars Shipping Service Inc. has signed a 32,375-square-foot industrial lease in the western Houston suburb of Katy. The logistics firm is taking space at 21323 Clay Road, which according to Crexi is known as Bridgewater Commerce Center. Garret Geaccone, Boone Smith and Abraham Richardson of Stream Realty Partners represented the landlord, Harbor Capital Advisors Inc., in the lease negotiations.
HOUSTON — Locally based brokerage firm Finial Group has arranged the sale of a 21,879-square-foot warehouse in West Houston. According to LoopNet Inc., the single-tenant building at 11505 Todd St. was originally constructed in 1953. Chase Tucker and William Alcorn of Finial Group represented the undisclosed seller in the transaction. The name and representative of the buyer were also not disclosed.
COLLEGE STATION, TEXAS — A partnership between LV Collective and Culpepper Realty has unveiled plans for a 952-bed student housing project that will serve students at Texas A&M University in College Station. The site at 313 College Ave. is located directly across from campus within the Legacy Point master-planned development. The community will feature 316 units in studio, one-, two-, three-, four-, five- and six-bedroom configurations, as well as 6,335 square feet of retail space. Amenities will include a pool, coffee bar, private and communal study rooms, fitness center, rooftop lounge and a courtyard. Project partners include Andres Construction, Oz Architecture, Variant Collaborative (interior design), Ironwood Design Group (landscape architecture), Kimley-Horn and VSM2 Structural Engineers. Completion is slated for fall 2027.
LEWISVILLE, TEXAS — A partnership between Wan Bridge, a Texas-based developer of build-to-rent residential communities, and Centurion American Development Group will build Frontera Shores Townhomes, a 201-unit project that will be located in the northern Dallas suburb of Lewisville. The site spans 35.8 acres, and the community will offer two-, three- and four-bedroom townhomes. Amenities will include a pool, walking trails and a dog park. Vertical construction will begin over the summer, with the first homes expected to be available for occupancy before the end of the year. Full completion is slated for next December.
