INDIANAPOLIS — A joint venture between Wilkinson Corp. and Torchlight Investors has purchased a five-property multifamily portfolio in Indianapolis. Hampshire Properties Ltd. sold the portfolio for $121.5 million, according to the Indianapolis Business Journal. The portfolio consists of nearly 2,000 units. Berkadia’s Atlanta office originated the senior mortgage loan for the acquisition. Wilkinson’s affiliated property management company, Wilkinson Asset Management, has assumed management responsibilities of the communities. The joint venture plans to invest several million dollars to refresh the exterior designs, amenities and unit interiors. The properties will be rebranded with different names. The acquired communities include: Riverwood Apartments, a 120-unit community located at 5830 River Wood Drive on the north side of Indianapolis. The property will be rebranded The Preserve on Allisonville, and will receive a full renovation to the exterior and interiors. Woods Edge Apartments, a 190-unit community located at 6401 Woods Edge North Drive. The property will be rebranded Parkside at Castleton Square, and will receive interior renovations, as well as upgrades to the exterior and amenity spaces. STOCKTON, CALIF. — Amazon has signed a lease with CT Realty to occupy a newly constructed, 1.1 million-square-foot industrial building at NorCal Logistics Center in Stockton. Located at 4532 Newcastle Road, the fulfillment center offers proximity to Burlington Northern Santa Fe, Union Pacific intermodal facilities, SR-99 and interstates 5, 205 and 580. Terms of the lease were not disclosed. The transaction marks the completion of CT’s approximately 1.7 million-square-foot first phase of the 345-acre NorCal Logistics Center, following the sale of two completed buildings, totaling 575,127 square feet, to Prologis in June. CT Is underway on the second phase of the development: five buildings, totaling 2.7 million square feet, built as a mix of speculative and build-to-suit projects.

YUMA, ARIZ. — Colliers International has arranged the sale of Best Western Inn & Suites, located at 1450 S. Castle Dome Ave. in Yuma. Palm Springs Inn LLC acquired the hotel from Yuma Hospitality Properties for $16 million. James Meng and Jon Grantham of Colliers in Greater Phoenix represented the seller, while Steve Usher of Titan Hospitality and Susan Lee of Ocean 5 Investments represented the buyer in the deal. Built in 1998, the hotel features 166 rooms and suites spread across six buildings.

LEWISVILLE, TEXAS — Bright Realty LLC has received $16.7 million in preferred equity for the construction of The Realm at Castle Hills Office, a 235,000-square-foot project being developed in the northern Dallas metro of Lewisville. Canyon Partners Real Estate LLC provided the funds and has entered into a joint venture with Bright Realty, a real estate development firm based in Lewisville. The nine-story building, which will include ground-floor retail space, is part of the first commercial phase of development of Castle Hills, a residential and golf course community established by Bright Realty in 1997. Construction of the office building is expected to be complete by the end of 2019. Colliers International is handling leasing of the office space.

RIVERSIDE, CALIF. — Invesco Real Estate has purchased Meridian Distribution Center II, located at 22000 Opportunity Way in Riverside. Sun Life Assurance Co. of Canada, through its advisor Bentall Kennedy, sold the property for an undisclosed price. Newcastle Partners completed construction of the 503,592-square-foot property earlier this year. Situated on 26.9 acres, the facility features 36-foot interior clearance, 88 dock-high doors, 150 trailer parking stalls and 217 car parking spaces. The property is part of the master-planned Meridian Business Park, an industrial campus comprising more than 1,290 acres west of the Interstate 215 Freeway. At build out, the campus will feature 16 million square feet of space. Phil Lombardo, Chuck Belden and Andrew Starnes of Cushman & Wakefield’s Ontario, Calif., office worked with Jeff Chiate, Jeffrey Cole, Mike Adey and Ed Hernandez of Cushman & Wakefield’s Capital Markets team in Irvine, Calif., to represent the buyer and seller in the transaction.

LAWRENCE, KAN. — Dougherty Mortgage has provided an $8.3 million Fannie Mae loan for the acquisition of a two-property apartment portfolio in Lawrence, located about 42 miles southwest of Kansas City. The portfolio includes Sunrise Village and Sunrise Place for a total of 132 units. The 12-year loan features a 30-year amortization schedule. The borrower was a venture between MJP Property Group and Sky Castle Properties.

MARIETTA, GA. — CBRE has brokered the sale of The Grandstand, a 680-unit apartment community located at 3500 Windcliff Drive S.E. in Marietta, roughly 20 miles northwest of Atlanta. Shea Campbell of CBRE arranged the transaction on behalf of the seller, Castlegate Property Group. The name of the buyer and purchase price were not disclosed. Constructed in 1986, The Grandstand features a newly renovated leasing office with a business center and coffee lounge, two pools, a fitness center, playground and lighted tennis courts.

TAMPA, FLA. — Cushman & Wakefield has secured the $18.5 million sale of Citrus Park Crossings, a 75,845-square-foot, Class A office building located at 12750 Citrus Park Lane in northwest Tampa. Mike Davis, Rick Brugge and Michael Lerner of Cushman & Wakefield arranged the transaction on behalf of the seller, Ryan Cos., which also developed the property. Empire Square Group LLC acquired the three-story asset. Constructed in 2013, Citrus Park Crossings was fully leased at the time of sale to tenants such as EVO Payments International, Stellar, Rizzetta & Co., Corin USA, All Risks Ltd., CopyPress and Land Castle Title Co.

Denver’s office market has been riding a wave of expansion, entering its ninth straight year of growth, with net absorption totaling 186,826 square feet in the first quarter of 2018. While vacancy ticked up — ending at 15.9 percent, up from 15.1 percent in the prior quarter and from 14.6 percent one year ago — it is expected to fall over the next several quarters as tenants continue to absorb space in both new and existing buildings. The Denver office market’s impressive expansion has lasted 33 consecutive quarters, resulting in a total of 9.7 million square feet of absorption, 7.4 million square feet of new deliveries and a 409-basis-point plunge in vacancy. The majority of the 9.7 million square feet absorbed between the first quarter of 2010 and the first quarter of 2018 occurred in three key submarkets. This included the Southeast Suburban (SES), Downtown and Northwest (NW) markets, which recorded 3.3 million, 2.9 million and 1.3 million square feet of absorption, respectively. The Downtown market ended the quarter with absorption of 214,317 square feet, and Class A median asking rates were up 39.5 percent from year-end 2009 to $39.76 per square foot.  Asking rates in some of the newest …

DALLAS, ALLEN AND FRISCO, TEXAS — SHOP Cos. has brokered the sale of three retail properties totaling 48,736 square feet in the Dallas area. The sold properties include the 12,153-square-foot Stacy Plaza in Allen; the 5,083-square-foot Sprint & Castle Spa in Frisco; and a 3,500-square-foot, single-tenant property in Dallas. Tommy Tucker, Tim Axilrod and Cameron Burk of SHOP Cos. represented the four different sellers in each transaction. All three buyers are based in Texas.
