SWAMPSCOTT, MASS. — Regional developer and operator WinnCos. has received $69.1 million in financing for The Westcott, a 114-unit affordable housing project in Swampscott, a northeastern suburb of Boston. Units at The Westcott will come in studio, one-, two- and three-bedroom formats and will be reserved for renters earning between 30 and 110 percent of the area median income. The Massachusetts Executive Office of Housing & Livable Communities provided Low-Income Housing Tax Credit equity for the project. MassHousing provided bridge and permanent financing, and both the Swampscott Affordable Housing Trust and North Shore HOME Consortium contributed funds to the development. Construction is underway, with the first units expected to be available for occupancy next year.

THE COLONY, TEXAS — New York City-based Link Logistics has completed the second and final phase of Live Oak Logistics, an industrial project in the northern Dallas suburb of The Colony that added 778,950 square feet of space across four buildings to the local supply. The Phase II buildings range in size from 115,920 to 395,000 square feet, feature clear heights as high as 36 feet and can support manufacturing, warehousing and distribution users. GSR Andrade designed the project, and MW Builders served as the general contractor.
HOUSTON — Midway has unveiled plans for a 320,000-square-foot office building within the locally based developer’s CITYCENTRE mixed-use destination in West Houston. The 19-story building, which will be known as CITYCENTRE Six, will sit on a nine-story podium parking structure and include 12,000 square feet of retail and restaurant space. Midway has also secured an undisclosed anchor tenant to occupy 65 percent of the office space. The design team includes architect of record Kirksey, Munoz + Albin Architecture & Planning and OJB Landscape Architecture. Construction is scheduled to begin in the second quarter and to be complete in 2026.
ROCHESTER, N.Y. — A partnership between locally based owner-operator Conifer Realty and Community Preservation Partners (CPP) will renovate Andrews Terrace, a 526-unit affordable seniors housing complex in the upstate New York city of Rochester. Built in 1975, the waterfront property consists of two buildings that rise 19 and 22 stories and house one- and two-bedroom units for seniors age 62 and above and disabled residents. A partnership between KeyBank Community Development Lending & Investment and Goldman Sachs Asset Management provided $135.6 million in Low-Income Housing Tax Credit equity and $200 million in construction financing to fund renovations and preserve the property’s affordability status. All apartments will receive upgraded countertops, painting, appliances, fixtures and cabinets. Common areas, including the lobby, community room, management office, maintenance shop and parking garage, will be renovated with drywall repairs, painting, new flooring and HVAC upgrades as needed. There will also be several new outdoor additions to the community, including a community garden on the property’s terrace, grandparents’ playground, a seating and grilling area and bocce ball courts. FEASTERVILLE-TREVOSE, PA. — JLL has secured construction debt and joint venture equity for a 320,250-square-foot industrial project in Feasterville-Trevose, about 20 miles northeast of Philadelphia. The sponsor is regional developer J.G. Petrucci Co. The building will be situated on a 19.5-acre site at 4626 Somerton Road and will feature a clear height of 36 feet, 55 tailgate doors, two drive-in doors and parking for 56 trailers and 195 cars. Jon Mikula, John Plower, Ryan Cottone and Michael Lachs of JLL arranged the construction loan through Principal Asset Management and structured the joint venture with Boston-based Cabot Properties.
HOUSTON — Constellation Real Estate Partners has acquired 25.8 acres at 6401 N. Eldridge Parkway in northwest Houston for the development of a 537,375-square-foot industrial project. Designed by Seeberger Architecture, Constellation Eldridge will feature 40-foot clear heights, 127 trailer parking spaces and an ESFR sprinkler system. The developer has tapped CBRE as the leasing agent. Construction will begin in the first quarter with the demolition of an existing administrative building on the site, and delivery is slated for the fourth quarter.
ARLINGTON, TEXAS — Locally based private equity firm Reap Capital has acquired Brookside Apartments, a 288-unit multifamily community in Arlington. Brookside comprises 22 buildings that house one- and two-bedroom units. Amenities include a pool, fitness center, outdoor grilling and dining stations, a business center, playground, pet park and onsite laundry facilities. Wesley Racht, Nick Fluellen, Bard Hoover and Chris Pearson of Marcus & Millichap represented the undisclosed seller in the transaction and procured Reap Capital as the buyer.
ARLINGTON, TEXAS — Dallas-based Zale Properties will develop The Grove at La Frontera, a 396-unit multifamily project in Arlington. The property will consist of 336 apartments, 60 single-family rental bungalows and 10,000 square feet of ground-floor retail space. Units will come in one-, two- and three-bedroom floor plans. Amenities will include two pools, a fitness center, pickleball courts, a dog park, pet spa, clubhouse with a coffee bar, coworking spaces, walking trails, a putting green and a community garden. John Brownlee, Bo Beidleman and Chad Lisbeth of JLL arranged a four-year, fixed-rate construction loan through Principal Asset Management on behalf of the developer. Completion is slated for 2025.
FRISCO, TEXAS — Hillwood has completed The Casey at Frisco Station, a 300-unit multifamily project located on the northern outskirts of Dallas. Designed by JHP Architecture, the five-story building is Hillwood’s third multifamily project within the 242-acre Frisco Station mixed-use development and follows The Cadence at Frisco Station, which opened in September 2021. Units come in studio, one- and two-bedroom floor plans, range in size from 513 to 1,375 square feet and feature built-in desks, stainless steel appliances, walk-in closets and private patios/balconies. Amenities include a coworking lounge with private offices and conference facilities, pool, fitness center and a library. Rents start at roughly $1,600 per month for a studio apartment.
AUSTIN, TEXAS — Canadian developer Northland Living has unveiled plans for Luminary, a 35-story multifamily tower that will be located at the northwest corner of 14th and Guadalupe streets in downtown Austin. Designed by Page Southerland Page, Luminary will feature 286 condos in one-, two- and three-bedroom floor plans, 4,800 square feet of retail space, one floor of office space and a six-story parking garage. The Luminary will also offer a pool, fitness center and other indoor and outdoor amenities. A construction timeline was not disclosed.
