GEORGETOWN, TEXAS — Atlanta-based Stonemont Financial Group has acquired an 18-acre site just off Interstate 35 in the northern Austin suburb of Georgetown for the development of a 230,000-square-foot speculative industrial project. Westinghouse35 will feature a rear-load configuration, 32-foot clear heights and 58 dock doors, as well as up to 345 auto parking stalls and 68 full-size trailer parking stalls. Project partners include architecture firm GMA, civil engineer Kimley-Horn, design-build firm ARCO/Murray and leasing agent KBC Advisors. Completion is slated for the first half of 2023.

ROCHESTER, N.Y. — Aptitude Development has broken ground on The Marshall at Rochester, a 494-bed student housing community located near the Rochester Institute of Technology in upstate New York. The six-building property will offer units with bed-to-bath parity. Shared amenities will include a pool and hot tubs, individual and group study areas, an e-sports gaming lounge and a fitness center. Lecesse Construction is the general contractor for the project, which is set for completion in summer 2023. Landmark Properties will manage the community.
NAMPA, IDAHO — Trammell Crow Co. has broken ground on Kings Road Commerce Center, a speculative, Class A manufacturing and logistics space in Nampa. Slated for completion in fourth-quarter 2022, Kings Road Commerce Center will feature three buildings offering a total of 362,000 square feet of space. The rear-load buildings will range in size from 99,664 square feet to 150,735 square feet and will accommodate tenants of 25,000 square feet up to 150,000 square feet. The facility will feature 30- to 32-foot clear heights, 60-foot speed bays, 50-foot column spacing, 35 trailer stalls and 557 auto stalls. The project team includes Ware Malcomb as architect, Kimley Horn as civil engineer and ESI Construction as general contractor. Jake Miller and Harrison Sawyer of CBRE will handle leasing at the development.
SAN ANTONIO — Navistar (NYSE: NAV), an Illinois-based truck and bus manufacturer, has opened a nearly 1 million-square-foot facility in San Antonio. The site is located along Interstate 35 and links the company’s supply bases in Mexico and the United States. The plant includes a body shop, paint shop, general assembly shop and logistics center equipped to produce various vehicles, including electric models. Navistar is in the process of hiring as many as 600 people to operate the facility.
EVELETH, MINN. — Kraus-Anderson has completed Laurentian Elementary, a $34 million elementary school located at 1409 Progress Parkway in Eveleth, a city in Northeast Minnesota. The school is part of Rock Ridge Public Schools. Designed by Cuningham Group Architecture, the 89,000-square-foot property serves students in pre-K through sixth grade. Specific features of the project include an indoor playground, gymnasium, athletic field and outdoor learning courtyard. The school will open to students this fall.
BELLEVILLE, N.J. — Baltimore-based developer Klein Enterprises has opened SilverLake Apartments, a 232-unit multifamily community located about 15 miles outside of Manhattan. Units feature studio, one- and two-bedroom floor plans, and amenities include a fitness center, dog park and pet spa, game room, entertainment lounge with a kitchen, rooftop terrace, business center and package lockers. The property opened to an initial occupancy rate of 87 percent.
SAN JOSE, CALIF. — Newmark, on behalf of Bay West Development and Forum Real Estate Group, has arranged $284 million in construction financing for the development of The Maxwell, an apartment community situated on 4.5 acres in San Jose. Construction is slated to commence before the end of March and the first phase is scheduled for delivery by third-quarter 2024. Located within the South Bascom Urban Village Plan and approved under the City of San Jose’s Signature Project process, The Maxwell will feature 590 apartments and best-in-class amenities and unit interiors, as well as direct access to the VTA Light Rail Bascom Station.
MONTVALE, N.J. — Thrive Senior Living is nearing completion of Thrive at Montvale, a 203-unit seniors housing community in the DePiero’s Farm neighborhood near the New York-New Jersey border. Located just off the Garden State Parkway, the three-story community will offer independent living and assisted living services, plus a small-house model senior living environment focused on memory care. The welcome center is currently open, and residents are scheduled to begin moving in this spring.
BlackRidge Cos. Receives $50.9M in Construction Financing for Multifamily Property in Bozeman, Montana

BOZEMAN, MONT. — Montana-based BlackRidge Cos. has obtained $50.9 million in construction financing for the development of 2131 Graf, a garden-style apartment community in Bozeman. Located at the intersection of Graf Street and South 19th Avenue, 2131 Graf will include 195 residential units, including 72 one-bedroom units, 97 two-bedroom units and 26 three-bedroom units. Community amenities will include a clubhouse with a community room, fitness center, spa, barbecue grilling stations, a firepit, lawn games and an onsite management office. Completion is slated for September 2023. Jennifer Quigley of Berkadia Denver secured the permanent construction financing on behalf of the borrower. The 221(d)(4) construction loan, financed through HUD’s green building program, features a 40-year term and 3.03 percent interest rate.
MESQUITE, TEXAS — Phoenix-based developer Creation Equity has broken ground on Mesquite 635, an industrial project that will be located on the eastern outskirts of Dallas and will total roughly 556,000 square feet. Creation Equity is developing the property, which will comprise two rear-load buildings and one front-load building, in partnership with Crow Holdings Capital. Building A will span 159,728 square feet and feature 32-foot clear heights and 37 trailer parking spots. Building B will comprise 156,144 square feet and offer 32-foot clear heights and 27 trailer stalls. Building C will total 239,918 square feet and feature 36-foot clear heights and 46 trailer parks. LGE Design Group is the project architect and general contractor. Completion is slated for the second quarter of 2023.
