HUTTO, TEXAS — Titan Development has broken ground on a 110,000-square-foot manufacturing facility for water purification and wastewater treatment firm Ovivo Inc. in the northern Austin suburb of Hutto. The facility will be located within Titan’s Innovation Business Park, which is in its second phase of development following the delivery of a five-building, 68-acre first phase. Construction is slated for a fourth-quarter completion. Titan is developing Innovation Business Park in partnership with Hutto’s economic development department.

GLENDALE, ARIZ. — LPC Desert West, the Southwest arm of Dallas-based Lincoln Property Co., has broken ground on Phase II of Park303 in Glendale. Totaling nearly 2.5 million square feet, the second phase will feature three industrial buildings fronting Loop 303. Park303 Phase II includes Building A, totaling 629,835 square feet on 38 acres; Building B, totaling 483,300 square feet on 30 acres; and Building C, totaling 1.2 million square feet on 72 acres. Similar to Park303 Phase I, Buildings A and B are designed to quickly convert from two stand-alone buildings into one 1.2 million-square-foot facility, with 104,052 square feet of infill space, to meet the needs of a major single user. Phase II buildings will feature 40-foot clear heights, touchless technology throughout, 25-foot glass entries, 3,000 amps of power and seven-foot slabs over four inches of crushed rock a steel. Additionally, a shear bracing will allow for highly modern, automated racking and picking equipment. The buildings will include five-foot by 10-foot clerestory windows on all elevations. CLAYTON, MO. — Green Street Real Estate Ventures LLC and Midas Enterprises have unveiled plans to build a $100 million condominium and hotel development at the corner of Forsyth Boulevard and North Central Avenue in Clayton, a western suburb of St. Louis. Located just east of the St. Louis County Police Department building, the 25-story project will include 73 condo units and 180 hotel rooms. Among the amenities will be a rooftop terrace and bar, 300-person private event space, street-level restaurant, street-level retail space and a five-story parking structure. HDA, a Green Street company, will serve as architect. The development team expects to break ground this fall with a 24-month construction schedule to follow.

BOXBOROUGH, MASS. — Engineering and construction management firm DPS Group has completed a $150 million, build-to-suit life sciences project for viral vector gene therapy firm Vibalogics in Boxborough, about 35 miles west of Boston. The project consists of about 118,000 square feet of lab, office and manufacturing space. Lincoln Property Co. developed and owns the property.

LAS VEGAS — Beedie has released its plans to develop Pioneer Business Center, a two-building industrial condominium development in Las Vegas. Located at 6370 and 6340 S. Pioneer Way, Pioneer Business Center will feature two concrete tilt-up structures offering a total of 261,751 square feet of industrial space. Building 1 will offer units ranging from 7,791 square feet to 13,060 square feet, 28-foot clear heights and a pre-built structural steel mezzanine for additional office space or warehouse storage in select units. Building 2 will offer 13,186-square-foot to 20,571-square-foot units and 32-foot clear heights. Both buildings will feature best-in-class specifications, including dock and grade loading, LED warehouse lighting, three-phase power and ESFR sprinkler systems. Additionally, the development will provide users with room for ample truck maneuvering and designated onsite parking. The company has selected Kevin Higgins, Garrett Toft, Sean Zaher, Jake Higgins and Kelsey Higgins of CBRE to market and sell the development.

DETROIT — Jackson Asset Management and Hosey Development are planning a $134 million redevelopment of the former Fisher Body Plant 21 in Detroit, according to The Detroit News and other local media. Named Fisher 21 Lofts, the project involves the conversion of the abandoned automotive plant into 400 mixed-income housing units along with retail and commercial space. Construction could begin as early as next year. The project awaits city council approval. The city took title of the former manufacturing facility in 2000. The plant was originally built by the Fisher brothers and utilized for producing auto bodies for Cadillac and Buick.

MESQUITE, TEXAS — Locally based developer Jackson-Shaw, in partnership with Boston-based Cabot Properties, will develop a 310,900-square-foot industrial project in the eastern Dallas suburb of Mesquite. The property will be a build-to-suit corporate headquarters for automotive parts manufacturer Vehicle Accessories Inc. and will house operations such as engineering, sales, accounting, manufacturing and distribution. Jackson-Shaw is developing the project within Urban Logistics Realty’s 180-acre Alcott Station Industrial Business District. Peinado Construction is the general contractor; Halff Associates is the civil engineer; and GSR Andrade is the architect. Veritex Community Bank is providing construction financing, and CBRE has been tapped as the leasing agent. Completion is slated for the fourth quarter.

WARWICK, R.I. — New Hampshire-based self-storage developer True Storage has completed a 455-unit facility in Warwick. All of the units feature climate-controlled space. CubeSmart manages the 60,000-square-foot property, which formerly served as a manufacturing facility for Interplex, a technology and engineering firm based in Singapore. True Storage purchased the property in September 2021 when Interplex relocated.

SPRINGDALE, OHIO — MarketSpace Capital and Park Harbor Capital, two private real estate investment and development firms based in Texas, have officially closed on their purchase of Tri-County Mall, an enclosed, 1.3 million-square-foot regional shopping center in the Cincinnati suburb of Springdale. The co-developers plan to transform the mostly vacant mall into a $1 billion redevelopment project housing residences, offices, restaurants, shops, a school, entertainment venues and green space. The redevelopment received unanimous approval from the Springdale City Council about 10 weeks ago. MarketSpace and Park Harbor are set to begin construction later this year on Phase I, which will include 450 apartments, 40,000 square feet of retail space and restaurants and 110,000 square feet of recreational space, including a 38,000-square-foot fitness center. Several health and wellness amenities will also feature in the initial phase, including walking and cycling trails and a park. Several local companies are involved in this project, including THP as the structural engineer and The Kleingers Group as the civil and traffic engineer. BHDP, whose founders designed the original mall in the late 1950s, will serve as the prime architect, with Human Nature serving as the landscape architect. AUSTIN — Cielo Property Group has revealed updated plans for its 46-story office tower in downtown Austin. With site plan approval now in place, the locally based developer has announced that the groundbreaking will occur this summer and that the 750,000-square-foot building will be branded Perennial. Cielo acquired the site, which comprises the southern end of a full city block, in phases over the last two years. Perennial represents the first phase of a larger development that was initially planned to feature a second office tower on the north end of the block. Cielo has since pivoted and is now formulating plans for a residential/hotel tower for that component of the site.
