KATY, TEXAS — A partnership between two developers, Austin-based Wayfinder Real Estate and Houston-based Read King Commercial Real Estate, has broken ground on The Oak at Katy Park, a 348-unit multifamily project in the western Houston suburb of Katy. The site is located within the 54-acre Market at Katy Park master-planned development. Units will come in one-, two- and three-bedroom floor plans, and amenities will include a pool, fitness center, coworking space, pickleball court and outdoor grilling and dining stations. Meeks Architects is designing the project, and OHT Construction is serving as the general contractor. Completion is slated for early 2025.

HOLBROOK, N.Y. — Regency Centers has begun the redevelopment of the 280,000-square-foot former SunVet Mall in the Long Island community of Holbrook. Regency has rebranded the 50-year-old property as The Shops at SunVet and plans to reposition it as a 168,000-square-foot, open-air shopping center with six outparcels. Whole Foods Market will anchor the center. Demolition of the existing structure is underway, and new construction is scheduled to begin in spring 2024. SBLM Architects is the lead architect on the project.
GRAND PRAIRIE, TEXAS — A partnership between Constellation Real Estate Partners and Northwestern Mutual has acquired 10 acres in Grand Prairie, located roughly midway between Dallas and Fort Worth, for the development of a 200,439-square-foot industrial project. Designed by Pross Design Group, Constellation Commerce 360 will comprise two buildings totaling 95,760 and 104,733 square feet. Building features will include 32-foot clear heights, ESFR sprinkler systems, LED lighting and the capacity to accommodate a single or multiple users across both buildings. David Eseke and Clay Balch of Cushman & Wakefield represented Constellation Real Estate Partners in the acquisition of the land and have also been retained as leasing agents. Construction is scheduled to begin in the first quarter of next year and to last about 12 months.
HOUSTON — Philadelphia-based Arden Group has completed the renovation and lease-up of a 34-building, 865,000-square-foot industrial complex located on the northwest corner of the Beltway 8 and Hardy Toll Road in Houston. Arden Group first acquired the asset in late 2021 and has since rebranded it as North Park 34 and appointed Stream Realty Partners as the leasing agent. Capital improvements included implementing a more traditional office/warehouse configuration, painting building exteriors, upgrading interior/exterior lighting and undertaking full interior renovations to 21 vacant suites.
NEW YORK CITY — A partnership between two locally based developers, Fetner Properties and Lions Group, has topped out The Italic, a 50-story apartment building located at 26-32 Jackson Ave. in the Long Island City area of Queens. Designed by SLCE Architects and built by Hunter Roberts, the building will ultimately house a mix of 365 market-rate and affordable units. Information on floor plans and amenities, as well as a tentative completion date, was not disclosed.
NEW ROCHELLE, N.Y. — Cappelli Development Co. has begun leasing Encore, a 241-unit apartment building in New Rochelle, a northern suburb of New York City. The 28-story building offers studio, one- and two-bedroom units that are furnished with stainless steel appliances, quartz countertops, walk-in closets and individual washers and dryers. Amenities include a pool, fitness center, children’s playroom, multi-sport simulator, coworking lounge and a catering kitchen. Rents start at roughly $1,900 per month for a studio apartment.
DALLAS — A joint venture that includes MSD Partners and Trammell Crow Co. is underway on a 1 million-square-foot mixed-use project in the Knox Street area of Dallas. The site spans four acres and is adjacent to the Katy Trail. Plans call for a 140-room hotel with 48 for-sale residences, 150,000 square feet of office space that will be anchored by ISN Software Corp., 100,000 square feet of retail and restaurant space, a 173-unit apartment building and a half-acre park. Plano-based Beal Bank provided $619.5 million in construction financing for the project, which is slated for a 2026 completion. Highland Park Village Associates is leasing the retail and restaurant space, and CBRE is marketing the remainder of the office space for lease. Balfour Beatty and Andres Construction are the general contractors. JLL arranged the construction debt.
FORT WORTH, TEXAS — Trademark Property Co. will develop The Vickery, a 321-unit multifamily project that will be located at the corner of Hemphill Street and West Vickery Boulevard in downtown Fort Worth. Designed by GFF and developed in partnership with SCOA Real Estate Partners, The Vickery will consist of 307 apartments, 14 townhomes and a 5,300-square-foot restaurant with a second-story lounge. Residential amenities will include a pool, rooftop lounge, coworking space and two dog parks. First United Bank provided a $61 million construction loan for the project that was arranged by Heather McClure and Jonathan Paine of Walker & Dunlop. Construction is set to begin early next year and to be complete in spring 2026.
FORT WORTH, TEXAS — A partnership between Titan Development and Dallas-based investment firm Aberg Property Co. has topped out The Trailhead at Chisholm Trail, a $63 million multifamily project in South Fort Worth. The 284-unit development is situated within the 625-acre Chisholm Trail Ranch master-planned community. Units will be spread across seven buildings and will be available in studio, one-, two- and three-bedroom formats. Amenities will include a pool, dog park and a pickleball court. HEDK Architects is designing the project, and MW Builders the general contractor. Completion is slated for fall 2024. Construction of a second phase will begin in early 2024.
SAN ANTONIO — Dallas-based Rosewood Property Co. has begun leasing Phase II of Tobin Estates, a 311-unit multifamily project located on the north side of San Antonio. In addition to the 304 apartments that are housed in four buildings, Phase II features a building with seven townhomes and additional amenities, including a 4,500-square-foot fitness center. Units come in one-, two- and three-bedroom floor plans, with rents starting at roughly $1,400 per month for a one-bedroom apartment. Project partners included Oden Hughes Taylor Construction (general contractor), WDG Architecture, Westwood (civil engineer), B2 Architecture + Design (interior designer) and LandDesign (landscape architect). Full completion is slated for early 2024.
