MALDEN, MASS. — A joint venture between Boston-based Berkeley Investments and Chicago-based Singerman Real Estate has begun construction on Exchange 200, a 352,000-square-foot mixed-use redevelopment in the northern Boston suburb of Malden. The project will convert a four-story office building into a life sciences and lab facility that will continue to house retail space. As part of the conversion, the joint venture will upgrade the building’s utility systems. Dellbrook JKS is the general contractor for the project, and TRIA is the architect. JLL is handling leasing. The development team expects for prospective tenants to be able to take occupancy by next October.

CHICAGO — Skender has topped out construction of a 233,000-square-foot office and retail building in Chicago’s Fulton Market. Known as Three Four Five, the project rises 11 stories and is located at 345 N. Morgan St. Completion is slated for fall 2022. Amenities will include private outdoor terraces, a 5,000-square-foot roof deck, bar and lounge, fitness center, coworking library and high-tech conference spaces. Sterling Bay is the developer and owner. Eckenhoff Saunders Architects is the project architect.
MIAMI — Related Group and Miami-based Integra Investments have plans to develop St. Regis Residences, Miami, a two-tower condominium project in Miami’s Brickell district. New York City-based Robert A.M Stern Architects and New York-based Rockwell Group will oversee architecture and interior design, respectively. ONE Sotheby’s International Realty will be the project’s sales and marketing partner. St. Regis Residences, Miami will offer 354 residential units across both towers. The units will range in size from a 1,300-square-foot one-bedroom to a 7,000-square-foot duplex. The prices will start at $2 million per unit and go up to over $40 million, according to Bloomberg. Condo reservations for St. Regis Residences, Miami will begin this January, with the official sales slated to begin shortly thereafter. The property will also include over 55,000 square feet in amenity areas, including an indoor lap pool, St. Regis Tea Room and butler service. The amenities and features are similar to the original St. Regis, a hotel property in New York City dating back to 1904. HOUSTON — GID Development Group has completed The Sterling, a 590-unit apartment community that represents Phase II of the Regent Square mixed-use project near Buffalo Bayou Park in Houston. Units feature studio, one- and two-bedroom floor plans, and amenities include a pool, dog park, fitness center, demonstration kitchen and a lounge. The midrise building also houses retail space and connects to multiple parks and open green spaces. Project partners included general contractor Arch-Con Corp. and design firms CBT and OJB Landscape Architecture. Rents start at approximately $1,400 per month for a studio unit.
CONEY ISLAND, N.Y. — A joint venture between two locally based firms, Cammeby’s International Group and Rybak Development, will build a 499-unit multifamily property on Coney Island. The property, which will house 40,368 square feet of commercial space, will be developed as part of the Neptune/Sixth mixed-use redevelopment. Units will come in one-, two- and three-bedroom formats, with 30 percent of the residences to be designated as affordable housing. Demolition work is underway at the site, and vertical construction is scheduled to begin in the second quarter of 2022.
HOUSTON — A partnership between locally based real estate giant Hines and Ivanhoe Cambridge has opened Texas Tower, a 47-story office building in downtown Houston. Designed by Pelli Clarke & Partners, the 1 million-square-foot building is already about 50 percent leased to a tenant roster that includes Hines, as well as law firms Vinson & Elkins, McGuireWoods and DLA Piper. Amenities include a full-service conference facility, fitness center and multiple terraces to maximize access to fresh air and the outdoors. Texas Tower also houses an 18,000-square-foot flexible workspace known as The Square, which is a product of Hines.
LINDEN, N.J. — New Jersey-based Accurate Builders & Developers has opened Citizen Linden, a 234-unit apartment community that is located about 20 miles south of New York City in Union County. Designed by Thomas J. Brennan Architects, Citizen Linden includes 4,500 square feet of retail space and a 292-space parking garage. Units feature studio, one- and two-bedroom floor plans, and amenities include a fitness center, multiple coworking and conference rooms, a dog park, outdoor grilling and dining areas and a resident lounge with a demonstration kitchen. Rents start at $1,800 per month for a studio apartment.
AUSTIN, TEXAS — Development and investment firm Turnbridge Equities has broken ground on a 344-room hotel at 617 Colorado St. in downtown Austin that will be operated under the citizenM brand. Amenities will include a pool, fitness center and a rooftop bar. Baskervill is the architect of record for the project, and Dutch firm Concrete is handling interior design. Gilbane is the general contractor for the project, and Bank OZK provided construction financing. The opening is slated for late 2023.
CRG Begins Development of 245-Unit Apartment Project at Streets of St. Charles in Suburban St. Louis
ST. CHARLES, MO. — CRG has begun development of Chapter at The Streets, a 245-unit apartment complex at The Streets of St. Charles, a mixed-use property in the St. Louis suburb of St. Charles. CRG is building the five-story building in partnership with AFL-CIO Building Investment Trust. Completion is slated for the second quarter of 2023. Chapter at The Streets will offer one- and two-bedroom units with monthly rents starting at $1,400. Amenities will include a pool, outdoor deck, fitness center, resident lounge, coworking space and pet grooming station. The project team includes Chicago-based Humphreys & Partners Architects LP and Chesterfield, Mo.-based Brinkmann Constructors. CRG’s Chapter-branded multifamily product is a national collection of upscale apartments. Chapter at The Streets is the third Chapter-branded project. The Streets of St. Charles is a 27-acre mixed-use development owned by Cullinan Properties Ltd.
PLANO, TEXAS — Locally based developer Billingsley Co. has begun construction on a 250,000-square-foot office building that will be located within International Business Park, a 300-acre campus in Plano. The project includes the development of a 584-space parking garage. The five-story building will be located adjacent to a 187,100-square-foot office building and a 9,000-square-foot amenity center that houses a fitness room, conference facilities, tenant lounge and a convenience mart. GFF Architects is designing the project, and Adolfson & Peterson Construction is the general contractor. JLL is the leasing agent. Completion is slated for spring 2023.
