GRAND PRAIRIE, TEXAS — The City of Grand Prairie, located roughly midway between Dallas and Fort Worth, and North Carolina-based operator Concord Hospitality have broken ground on two hotels totaling 276 rooms. The Hilton Garden Inn will total 129 rooms and will offer a restaurant, pool, fitness center and business services. The Homewood Suites will consist of 147 suites with full kitchens and multiple formats, as well as two restaurants and a convention center with a 10,000 square-foot ballroom that connects to the hotel. Merriman Anderson designed the hotels, both of which are located within the 170-acre EpicCentral mixed-use development and will connect to the existing development via walkways and two pedestrian bridges. The openings are scheduled for 2023.

Lehigh-Hills-Upper-Macungie-Pennsylvania

UPPER MACUNGIE, PA. — Kushner Real Estate Group (KRE) and The Silverman Group have begun leasing a 273-unit apartment community in the Lehigh Valley community of Upper Macungie. Lehigh Hills features one- and two-bedroom units that are furnished with granite countertops, stainless steel appliances and individual washers and dryers. Amenities include a pool, outdoor grilling and picnic areas, fitness center with a yoga studio, conference room, lounge areas, package lockers, tot lot and a dog park. Rents start at $1,975 per month for a one-bedroom apartment. Move-ins are scheduled to begin in January.

ATLANTA — New York City-based The Georgetown Co. and affiliates of Atlanta-based RocaPoint Partners plan to co-develop Campus 244, a mixed-use development in Atlanta’s Central Perimeter submarket that will exceed 1 million square feet in size. Situated on 12.8 acres near the Dunwoody MARTA station, the first phase of Campus 244 will include an adaptive reuse of an existing office building into a five-story, 400,000-square-foot building. The office building formerly was the headquarters of Gold Kist, a chicken producing company. Building features include 15-foot ceilings, private outdoor terraces, balcony space and 90,000-square-foot floor plates. Additionally, the building has amenities focused on health and wellness, such as HVAC systems, touchless elevator and restroom technologies, open staircases and operable windows. In addition to the adaptive reuse office building, the first phase will include a 145-room Element Hotel, which is part of Marriott International’s Bonvoy portfolio of 30 brands. Sherwood-Bedding-Dallas

DALLAS — Billingsley Co. will develop a 234,395-square-foot, build-to-suit warehouse in North Dallas for Sherwood Bedding, a mattress manufacturer that is owned by Tempur Sealy. The property will be located within the 1,700-acre Austin Ranch master-planned community. Construction of the new building is scheduled to begin in February and to be complete in March 2023. Damian Rivera of ESRP represented Sherwood Bedding in the negotiations for the 10-year lease. George Billingsley represented the developer on an internal basis.

HARRISON, N.J. — Urby, a joint venture between Ironstate Development and Brookfield Properties, has begun leasing its namesake multifamily property in the Northern New Jersey community of Harrison. The community consists of 381 units with studio, one-, two- and three-bedroom floor plans. Amenities include a pool, community garden, grilling areas, fitness center with a basketball court, rentable chef’s kitchen, dog run and an onsite café. Dutch architectural firm Concrete designed the community. Rents start at $1,935 per month for a studio apartment.

Schilling Green III

HUNT VALLEY, MD. — Merritt Properties has completed the speculative redevelopment of Schilling Green III, a 98,640-square-foot office building in Hunt Valley, about 17.9 miles north of Baltimore. Merritt aims for the project to achieve LEED Silver certification and fully open by late February 2022. Located at 226 Schilling Circle, Schilling Green III is a three-story office building that features a community lounge, outdoor patio and surface parking. The property was formerly home to McCormick & Co., a Hunt Valley, Md.-based spice and seasoning company. Now, University of Maryland Orthopaedics has signed on as the building’s first tenant and will move into 16,800 square feet of first-floor space for the use of medical offices, 16 exam rooms and a physical therapy center. The medical practice is relocating from Timonium, a city north of Baltimore. The Schilling Green III project completes Merritt’s Class A campus development at Schilling, which includes neighboring properties Schilling Green I and Schilling Green II. Schilling Green I and II are both LEED Platinum-certified buildings. The Schilling Green business park provides amenities such as an onsite fitness center, community lounge and an outdoor courtyard.

Capstone-Bothell-WA

BOTHELL, WASH. — Construction is underway on a 1,055-bed residence hall at the University of Washington Bothell. The community is being developed through a public-private partnership (P3) between the university, Capstone Development Partners and Harrison Street. The 300,000-square-foot development will replace Husky Village, an existing on-campus student housing community in Bothell, which is situated roughly 15 miles outside Seattle. The project will include three six-story residential buildings offering suites and apartments for both undergraduate and graduate students. The development will also include a 15,000-square-foot dining facility and 20,000 square feet of office space for university services and administration. Construction began in October on Phase I of the project, which is scheduled for completion in February 2023. Phase II of the development is set for delivery in August 2024. The community was designed by Mahlum Architects and is being constructed by Anderson Construction. Capstone Management Partners will operate and manage the community in coordination with the university upon completion. Capstone and Harrison Street have previously partnered on five P3 developments, including projects with Seattle University, the University of Chicago, Arizona State University Polytechnic, Cornish College of the Arts and the University of South Florida.

NEWTOWN SQUARE, PA. — GMH Communities, in partnership with AEW Capital Management, has broken ground on Caswell at Runnymeade, a 249-unit apartment community in Newtown Square, located about 15 miles west of Philadelphia. Units will come in one-, two- and three-bedroom formats and range in size from 805 to 1,623 square feet. Residences will feature private balconies/patios, stainless steel appliances, walk-in closets and energy-efficient appliances. Amenities will include a pool, outdoor grilling areas, a fitness center, movie theater, golf simulator, clubrooms, coworking space and a lounge area. Preleasing is scheduled to begin next winter, with full completion of the project slated for spring 2023.

COLUMBUS, OHIO — Flaherty & Collins Properties (F&C) and co-developer Daimler Group have unveiled plans for The Peninsula’s second phase in downtown Columbus. The $211 million project will include 400 apartment units and 245,000 square feet of office space. Specifically, a four-story parking garage will be topped by a seven-story office building and a 30-story apartment tower with 9,000 square feet of ground-floor retail space. Phase I is currently under construction and includes both office and multifamily space along with a 200-room hotel being developed by Rockbridge. F&C says that an application for $21 million in tax credit funding from Ohio’s new Transformational Mixed-Use Development (TMUD) program is key to moving the project forward. Construction of Phase II is expected to begin in 2022 with completion slated for 2025.

Shipyard Creek Logistics Center

NORTH CHARLESTON, S.C. — Capital Development Partners, a Savannah, Ga.-based industrial real estate and infrastructure development firm, has purchased 135 acres in North Charleston near the Port of Charleston’s newly opened Hugh K. Leatherman Terminal. The sales price for the land was $65 million. The Savannah, Ga.-based firm plans to develop Shipyard Creek Logistics Center, an industrial park exceeding $250 million in value. Construction on the site infrastructure and the initial cross-dock terminal will start immediately, with delivery expected in 2022. Shipyard Creek Logistics Center will include container storage, warehousing and logistics support facilities. The project is expected to create 200 direct jobs and thousands of indirect jobs. The deep-water Leatherman Terminal offers highly efficient operations for import and export customers. The terminal can handle 700,000 twenty-foot equivalent units in Phase I with expansion capability to 2.4 million TEUs of capacity in Phase II, according to Capital Development Partners. The location of Shipyard Creek Logistics Center offers proximity to infrastructural access points designed to move containers to and from the Port of Charleston via the Leatherman Terminal, the South Carolina Ports Authority’s future dual rail-served intermodal cargo facility and Interstate 26.
