AUSTIN, TEXAS ­ — A partnership between Dallas-based Rosewood Property Co. and Trinsic Residential Group has completed the initial phase of Aura Avery Ranch, a 339-unit multifamily project in Austin. Units feature one-, two- and three-bedroom floor plans and range in size from 576 to 1,422 square feet. Amenities include a pool, fitness center, clubhouse, game room and a dog park. Project partners included Davies Collaborative (architect), Benkendorfer & Associates (landscape architect), Faulkner Design Group (interior designer) and Jones Carter Engineering. Associated Bank provided construction financing. Rents start at $1,300 per month for a one-bedroom unit.

Vermella-at-Garwood-Station

GARWOOD, N.J. — Locally based firm Russo Development has begun leasing Vermella at Garwood Station, a 296-unit apartment community located in the Northern New Jersey community of Garwood. Residences come in studio, one- and two-bedroom formats and feature 9-foot ceilings, individual washers and dryers and private balconies/patios in select units. The transit-served property offers 40,000 square feet of indoor and outdoor amenity space that houses a clubroom with game tables and media center, multi-sport simulator, business and coworking center, fitness center with yoga and spin studios, a juice bar and private dining space. Vermella at Garwood Station also houses 19,500 square feet of ground-floor retail space. Rents start at approximately $2,300 per month for a studio apartment.

ALEXANDRIA, VA. — The City of Alexandria has signed Inova Health System, a nonprofit healthcare provider in Northern Virginia, to a 99-year ground lease at the site of the former Landmark Mall on the city’s west side. Inova plans to invest $1 billion to create a new medical campus that will be anchored by the relocation and expansion of its existing Alexandria hospital, which is located at 4320 Seminary Road. Inova expects the new campus to employ more than 2,000 healthcare workers. The hospital will include a large emergency room, private patient rooms and a prominent oncology department, according to reports from Patch.com. The healthcare campus will also include a medical office building. The landowner for the hospital portion, the City of Alexandria’s Industrial Development Authority (IDA), signed Inova to the longest ground-lease term possible. IDA purchased the 11-acre former Sears site recently from Landmark Land Holdings LLC for $54 million. Landmark Land Holdings LLC is the joint venture ownership comprising Foulger-Pratt, The Howard Hughes Corp. (NYSE: HHC) and Seritage Growth Properties (NYSE: SRG). MATTHEWS, N.C. — Acts Retirement-Life Communities has broken ground on a $59 million expansion at Matthews Glen, a 124-acre continuing care retirement community in Matthews. The project will add 72 independent living apartments and 16 villas to its campus. Construction is also underway to add additional assisted living residences. The first phase of the Matthews Glen expansion includes a $35 million WillowBrooke Court skilled care center addition that increased capacity to 90 private beds. The 93,000-square-foot building has three floors with six “neighborhoods,” each encompassing 15 private resident rooms with private bathrooms. The new construction is Phase II of the expansion and features 1,650- to 1,785-square-foot apartments along with 2,275- to 2,500-square-foot duplex-style villas, along with amenities such as tennis and pickleball courts. Acts is also adding 40 suites to its OakBridge Terrace assisted living residence, which will increase its capacity to 100 suites. Construction on the Phase II expansion is scheduled for completion in 2023.

DOWNERS GROVE, ILL. — The Opus Group has broken ground on a seven-story, 167-unit luxury apartment complex in the Chicago suburb of Downers Grove. Located at 926 Maple Ave., the project will include 319 parking spaces, 71 of which are dedicated for a neighboring church. Amenities will include work-from-home suites, a clubroom, fitness center, conference room, coffee bar, pool, pet spa and dog run. The project is a joint venture between Opus and Principal Real Estate Investors. Opus is serving as developer, design-builder, interior designer, architect and structural engineer. Greystar will manage the property, completion of which is slated for April 2023.

Butterfield-Business-Center-Lot-D-Tucson-AZ

TUCSON, ARIZ. — Tucson Logistics Land LLC has purchased 9.1 acres of land from Butterfield Tucson Limited Partnership and 2.3 acres from Stewart Family Limited Partnership, with both parcels located at Butterfield Business Center Lot D in Tucson. Terms of the transactions were not released. The buyer plans to develop a for-lease, 194,750-square-foot industrial building on the site. Robert Glaser of Cushman & Wakefield | PICOR represented the seller, while Stephen Cohen of Cushman & Wakefield | PICOR represented the buyer in the deal. Cohen will also handle leasing of the completed project.

EASTAMPTON TOWNSHIP, N.J. — New York City-based developer Rockefeller Group has broken ground on a 345,600-square-foot distribution center in Eastampton Township, located about 30 miles east of Philadelphia. Rockefeller Group Logistics Center Eastampton will feature a clear height of 36 feet, 96 trailer parking spaces, 384 auto parking spaces, 18-foot truck court depths and 4,000 square feet of office space. KSS Architects designed the project, and Menlo Engineering is the civil engineer. Blue Rock Construction is serving as the general contractor, and CBRE has been tapped to lease the development. Completion is slated for next fall.

CHICAGO — Mark Goodman & Associates Inc. has received final approval from the Chicago City Council to build a 16-story life sciences development at 400 N. Elizabeth St. in Chicago’s Fulton Market neighborhood. The project is expected to bring 1,350 high-tech jobs to the city. The ground-up building will be situated on the site of the former Lakeshore Beverage distributorship. Designed by Solomon Cordwell Buenz, the 492,000-square-foot project will include life sciences, biotechnology laboratory and office space. There will be 123 underground parking spaces, a fitness center and a ground-level café. The developer will also build a pedestrian throughway that will connect Elizabeth and Kinzie streets to Ogden Avenue. A timeline for completion was not provided.

TEMPLE CITY, CALIF. — Begonia Real Estate Development and C.W. Driver have broken ground on a four-story, mixed-use multifamily property located at 5570 Rosemead Blvd. in Temple City. With a total construction value of $36.8 million, the project will feature 74 market-rate apartments in a mix of one-, two- or three-bedroom layouts; 11,000 square feet of commercial space; and a subterranean parking garage. The top floor will include 24 penthouse suites and the first floor will feature three live-work units with storefronts or walk-in office with loft space above. Community amenities will include a two-story fitness center; community room; business center with flex seating and a private conference room; and a podium-level courtyard with fire pits, water features and barbecues. Additionally, each level will have a Zen retreat for residents needing a quiet, private space. Completion of the project is slated for June 2023. C.W. TGS-Cedar-Port-Baytown

BAYTOWN, TEXAS — TGS Cedar Port Partners, an affiliate of Trans-Global Solutions, has begun construction on two industrial buildings in Baytown totaling 646,421 square feet. The properties will be situated within TGS GS Cedar Port Industrial Park, a master-planned, rail-and-barge-served development near Port Houston. The buildings, which are being developed on a speculative basis, will total 496,421 square feet and 150,000 square feet. The larger of the two buildings will be expandable to 917,172 square feet and will feature 40-foot clear heights, 185-foot truck court depths and an ESFR sprinkler system. The second facility will be expandable to 600,000 square feet and will feature 36-foot clear heights. Powers Brown Architecture is designing the project, and E.E. Reed Construction is the general contractor. NAI Partners is the leasing agent. Completion is slated for the second and third quarters of next year, respectively.
