MORRIS TOWNSHIP, N.J. — Accurate Builders & Developers has broken ground on Morris Marketplace, a 140,000-square-foot retail redevelopment project located on the 64-acre former Colgate-Palmolive corporate campus in Northern New Jersey. Accurate Builders is co-developing the project with New Jersey-based DeVimy Equities Inc. Morris Marketplace will feature children’s play areas, pocket parks, splash pads and seating areas, as well as outdoor dining and recreational spaces. Committed tenants include German discount grocer Lidl, Starbucks, AT&T, Orangetheory Fitness and Restore Wellness & Cryotherapy. Construction is expected to be complete in the fourth quarter of 2022, at which point the space will be turned over to the retail providers to build out.

GEORGETOWN, TEXAS — Titan Development has broken ground on the 294,297-square-foot Building 1 at Gateway35 Commerce Center in the northern Austin suburb of Georgetown. The cross-dock building, which is being constructed on a speculative basis, will feature 36-foot clear heights, four drive-in ramps, 220 car parking spaces and an ESFR sprinkler system. Completion is slated for June 2022. The site of Gateway35 Commerce Center spans 114 acres, and the project will be developed in two phases in partnership with the City of Georgetown.
JERSEY CITY, N.J. — New York City-based Halpern Real Estate Ventures has broken ground on 49 Fisk Street, a 337-unit multifamily project that will be located near the Hackensack River in Jersey City. Designed by Minno & Wasko Architects and Planners, the community will feature studio, one- and two-bedroom units and roughly 50,000 square feet of indoor and outdoor amenity space. Specifically, amenities will include a rooftop terrace, a speakeasy-style bar, landscaped courtyard, fitness center and coworking space. Completion is slated for the fourth quarter of 2023. The Corcoran Group will handle leasing of the property.
RIDGEVILLE, S.C. — Frampton Construction Co. LLC has broken ground on three industrial facilities at Camp Hall, an industrial park in Ridgeville. The Camp Hill park spans approximately 6,800 acres with 2,600 acres dedicated as preserved land. The three facilities at Camp Hall will total 940,000 square feet and will be located on the park’s 77-acre Campus 4A site. Portman Industrial, an Atlanta-based logistics developer, recently purchased Campus 4A from EQT Exeter for an undisclosed price. John Gaskin of Portman Industrial is leading the project. The Campus 4A project is located adjacent to Volvo Cars’ manufacturing facility at the intersection of Fish Road and Volvo Cars Drive. The three facilities will be constructed of tilt-up concrete wall panels with structural steel frames. Buildings A and B will span approximately 220,000 square feet each with a rear-loading layout, 32-foot clear heights, 36 dock doors and two drive-in doors. Building C will span approximately 500,000 square feet and feature a cross-dock layout, 36-foot clear heights, 116 dock doors and four drive-in doors. Toll Brothers, EJF Capital to Develop 218-Unit Rafferty Apartments in Santa Ana, California

SANTA ANA, CALIF. — Toll Brothers, through its Toll Brothers Apartment Living rental subsidiary, has partnered with EJF Capital to develop Rafferty, a multifamily property in Santa Ana. Chinmay Bhatt, Noam Franklin and Cody Kirkpatrick of Berkadia JV Equity & Structured Capital identified the joint venture partner and helped structure the deal. The project is being financed through $31.7 million in joint venture equity from EJF Capital, along with a $66 million loan facility from Santander Bank. Toll Brothers’ in-house finance department arranged the financing. Rafferty will feature 218 apartments in two five-story and seven-story buildings with 328 parking spaces. The community will offer a fitness center, resident lounge, maker’s room, jam room, speakeasy, co-working space and sky lounge with an outdoor terrace. Additional amenities will include a swimming pool, seating with grills and fire pit and outdoor fitness equipment. The property will also feature 12,350 square feet of ground-floor commercial space along Main and Fourth streets. Completion is slated for 2024.
KATY, TEXAS — Locally based developer Sueba USA has completed Boardwalk Lofts, a 319-unit apartment community located in the western Houston suburb of Katy. Units come in one-, two- and three-bedroom floor plans, range in size from 480 to 2,087 square feet and feature tile backsplashes, stainless steel appliances and custom granite countertops. Amenities include a pool, spa, fitness center, business center, catering kitchen, coffee bar and lounge areas. Rents start at approximately $1,200 per month for a one-bedroom unit.

SIMI VALLEY, CALIF. — Stream Realty Partners and QuadReal Property Group, in a joint venture, have broken ground on Tapo Canyon Commerce Center, a five-building industrial complex in Simi Valley. Located at 1800 Tapo Canyon Drive, the property will feature 344,056 square feet of Class A industrial space. Tapo Canyon Commerce Center will offer buildings ranging from 25,786 square feet to 135,579 square feet with leasing options from 19,239 square feet to the entire 344,056-square-foot campus. The buildings will feature 28-foot to 36-foot clear heights, window-lined office space, above-regional-standard dock-high loading, five different access points and immediate 118 freeway access. The project team includes HPA Architects, Kimley-Horn and KRPS as general contractor. John DeGrinis, Patrick DuRoss and Jeff Abraham of Newmark are handling leasing for the property.
CARY AND CHARLOTTE, N.C. — Raleigh-based HHHunt Corp. has broken ground on two apartment communities: Abberly Commons in Charlotte and Abberly Alston in Cary. The two communities total 617 apartments. Located at 10601 Harrisburg Road in Charlotte, Abberly Commons will include 287 apartments. Slated for completion by the winter of 2023, the property is expected to cost over $56 million to develop. The other property, Abberly Alston, will include 330 apartment homes with 41 built-to-rent townhomes located at 2124 Alston Ave. in Cary, a suburb of Raleigh. The project is expected to cost over $84 million to build and is slated for completion by winter 2023. Both communities will include one-, two- and three-bedroom apartment homes that offer granite countertops, stainless steel appliances and wood-style flooring. ADT is a partner on the project so all units will feature an assortment of smart home technology including smart hubs, smart thermostats, monitored security alarms and smart locks. MINNEAPOLIS — Kraus-Anderson has broken ground on North Loop Green, a mixed-use development in the North Loop neighborhood of Minneapolis. Hines, along with partners AFL-CIO Building Investment Trust and Marquee Development, are the developers. Plans call for 350,000 square feet of office space, 350 residential units, 100 hospitality units and 17,000 square feet of retail and restaurant space. A key feature of the project will be The Green, a one-acre green space that will host community events. The project architect, ESG Architects, plans to move its office to the development. Completion is slated for spring 2024. Brent Robertson of JLL will lead leasing efforts for the office component.
HOUSTON — Locally based owner-operator American Liberty Hospitality has opened a dual-branded hotel at 6840 Almeda Road on the Michael E. DeBakey Veterans Affairs Medical Center campus in Houston. The combined Hilton Garden Inn and Home2 Suites by Hilton total 300 rooms and include a pool, fitness center, business center, dog run and 3,600 square feet of shared meeting and event space. Project partners included Houston-based design firm MCS Architects, general contractor Arch-Con Corp. and construction lenders Amegy Bank and United Missouri Bank.
