IVINS CITY, UTAH — D.A. Davidson’s Special District Group has successfully priced and closed $106 million of limited tax general obligation bonds for the 278-acre Black Desert Public Infrastructure District (PID). The proceeds will fund Black Desert Resort at Entrada, a commercial and residential resort in Ivins City. Black Desert Resort at Entrada will offer 148 hotel rooms; 299 hotel condominium units; a 200-acre, 19-hole golf course; miles of nearby trails; a wellness spa; and 46,160 square feet of retail and restaurant space. The property will also feature 32 single-family estates, 783 condominium units and approximately 214,000 square feet of commercial space, with the amenities of the resort center available for full-time residents. The first phase of development is expected to create 500 new jobs and future long-term employment opportunities. Construction on the first phase commenced in 2020 and full buildout of the commercial and residential resort is slated for 2027. The development is being undertaken by Enlaw LLC, a Delaware limited liability company that is primarily owned by Reef Capital Partners.

Bridge Industrial Acquires Land Site for 2.5 MSF Bridge Point Tacoma Industrial Development

TACOMA, WASH. — Bridge Industrial has purchased a 160-acre land assemblage for the development of Bridge Point Tacoma 2MM, a 2.5 million-square-foot industrial project. Texas-based BNSF Railway Co. sold the 19 land parcels for $158 million. The site has been vacant and in disrepair for several years, and Bridge has committed to maintaining the remediations performed prior to its acquisition and any future required remediation for its proposed development. Located at 5802 S. Burlington Way, Bridge Point Tacoma 2MM will span four buildings and feature approximately 20 acres of trailer storage space. The buildings will offer 40-foot clear heights and expansive truck courts, with tenant spaces ranging from 100,000 square feet to 1.5 million square feet. Bridge plans to break ground on the campus in August 2022, with completion slated for summer 2023. UPPER MARLBORO, MD. — Capital Lighting and Supply LLC and development partner Trammell Crow Co. have broken ground on a 362,880-square-foot, Class A office and warehouse build-to-suit facility in Upper Marlboro. Construction is slated for completion in the fourth quarter of 2022. Located at 8711 Westphalia Road, the new facility will feature over 40,000 square feet of office space with a training center, corporate offices and a will-call for local pickup. The warehouse component of the building includes 30-plus-foot bays for storage and features a distribution center automation technology. The facility will be located adjacent to the Capital Lighting and Supply’s current location and is meant to accommodate the firm’s 240 employees. Capital Lighting and Supply received conditional loans from both the Maryland Department of Commerce and Prince George’s County to support the project. MGMA Architects is serving as the architect, while Glen Arm Construction Co. is the general contractor.
ST. LOUIS — McCarthy Building Cos. Inc. has been selected to lead the design-build team overseeing the construction of a new 16-story inpatient tower at Barnes-Jewish Hospital in St. Louis. The project is part of BJC HealthCare’s campus renewal plan, a long-term vision to transform the Washington University Medical Campus through new construction and renovations with a focus on improving the patient and family experience at Barnes-Jewish Hospital and St. Louis Children’s Hospital. In addition to McCarthy, team members include architectural firm CannonDesign, consulting engineer BR+A, structural engineer Thornton Tomasetti, civil engineer Castle Contracting and landscape designer DTLS. The 660,000-square-foot tower will feature private rooms for heart and vascular patients, state-of-the-art imaging and the latest in surgical preparation and recovery. Plans call for 224 private inpatient rooms, 56 private intensive care unit rooms, two rooftop gardens and a family lounge with a business center, kitchenette, quiet rooms and laundry facilities. Additionally, an expansive surgical preparation and recovery program will occupy two floors. A modern imaging center will also occupy two floors. CHICAGO — A groundbreaking ceremony took place yesterday, Sept. 28, for the Obama Presidential Center (OPC) in Chicago’s Jackson Park, which is located on the city’s South Side. “We chose this location for a few pretty good reasons,” said Obama during the ceremony. “It’s close to where Michelle grew up and where I started my political career. It’s surrounded by vibrant neighborhoods and a community where we can help make a difference.” The center will support thousands of jobs during and after construction. It is expected to bring as many as 750,000 visitors to the area each year, according to Obama. In addition to the center, plans call for the creation of a community recreation center and another branch of the Chicago Public Library. Construction costs are estimated at nearly $500 million, according to the OPC website. The Obama Foundation will bear 100 percent of the costs to construct and maintain the grounds and structures within the OPC site, turning over ownership to the city upon completion. Atlantic Residential was the developer for the 259-unit luxury apartment project, which spans three buildings on a 10-acre site. Amenities include a community room, fitness center, pool, grilling area and playground. The development includes detached parking garages and surface parking lots. HKM provided architectural services.
Core Spaces Receives Construction Financing for 577-Bed Student Housing Community Near the University of Southern California

LOS ANGELES — Core Spaces has received construction financing for Hub on Campus II, a 577-bed student housing development located near the University of Southern California (USC) in Los Angeles. TSB Capital Advisors secured the loan through Square Mile Capital and PacWest Bank on behalf of the borrower. Details of the financing were undisclosed. The project is scheduled for completion by fall 2023.
BOSTON — Shawmut Design & Construction has completed the $115 million expansion of the Henry M. Goldman School of Dental Medicine at Boston University. The building was originally constructed in 1970. The three-year, four-phase project increased the building’s size by about 48,000 square feet and expanded clinical spaces by 70 percent to improve students’ educational experience and enhance patient care. Shawmut also added a learning simulation center, predoctoral patient treatment center and more collaborative workspaces for students as part of the project.
PLANTATION, FLA. — South Florida-based development firm, Merrimac Ventures has broken ground on Merrimac Plantation, a multifamily development in Plantation. Located at 1711 N. University Drive, Merrimac Plantation will total 293,945 square feet with 306 apartments across two six-story midrise buildings. Construction is slated for completion in 2023. The apartment units will range from one- to three-bedroom layouts, featuring stainless-steel appliances, quartz countertops and smart locks and thermostats. Community amenities will include a double-height lobby; club room; pool; covered terrace; barbecue grilling stations; two exterior courtyards; fitness center; co-working and business center with private offices and conference rooms; resident lounge; dog park and dog spa; electric vehicle charging stations; and Wi-Fi connectivity throughout the property. CHINO, CALIF. — Alere Property Group has broken ground on the construction of two industrial warehouse facilities in Chino. The two developments will bring more than 626,000 square feet of speculative industrial space to the area. Located at the northeast corner of Bickmore and Euclid avenues, the eight-building Euclid Industrial Park will offer 360,000 square feet of space in buildings ranging from 13,050 square feet to 206,118 square feet. Completion is slated for August 2022. Ken Andersen, Eric Fikse and Richard John of Daum Commercial represented Alere in the 18.6-acre land acquisition for the project. The Daum team will also oversee leasing of the development. Chino Commerce Park, situated on 13 acres at the northwest corner of East End Avenue and County Road, will consist of four buildings offering a total of 266,348 square feet. The park will include a 210,747-square-foot building with 36-foot clear heights and three smaller buildings ranging from 15,104 square feet to 25,177 square feet with 26-foot clear heights. Tim Pimental, Chris Tolles, Eric Larson and Robin Dodson of Cushman & Wakefield represented Alere in the land acquisition for the development and will oversee leasing of the project, which is slated for completion in May 2022.
