SALEM, N.H. — Tuscan Brands has debuted a 165-room, Marriott-branded hotel at Tuscan Village, its 170-acre flagship shopping, dining and entertainment destination located north of Boston in Salem, New Hampshire. The Artisan at Tuscan Village features an outdoor pool, fitness facility, business center, sundries market and 12,000 square feet of meeting and event space. Guests of the boutique hotel, which is part of the Marriott International Tribute Portfolio family of brands, also have access to an adjacent full-service restaurant, as well as a rooftop bar and café located off the lobby.

NEWARK, N.J. — Locally based firm Russo Development has begun leasing Vermella Broad Street, a 296-unit apartment community located at 355 Broad St. in downtown Newark. The property consists of two five-story buildings that house studio, one- and two-bedroom units. Residences are furnished with stainless steel appliances and quartz countertops, and select units offer private balconies. Vermella Broad Street also features 40,000 square feet of indoor and outdoor amenity space. Rents start at roughly $1,900 per month for a studio apartment.
HOUSTON — HVAC systems provider Daikin Comfort Technologies has leased 500,840 square feet of industrial space at The Great 290 Distribution Center, a newly built facility located near the intersection of The Grand Parkway and I-290 in northwest Houston. Designed by Powers Brown Architecture, The Great 290 Distribution Center occupies 41 acres within a 64-acre site, allowing tenants additional space for outdoor trailer parking or materials storage. Nathan Wynne and Jason Dillee of CBRE represented the landlord, locally based developer Pagewood, in the lease negotiations. Seth Koschak, Tyler Maner and Heath Donica of Stream Realty Partners represented the tenant, which will occupy the entirety of the building.
BOSTON — Boston Global Investors, in partnership with Cogsville Capital Group and Bastion Cos., has topped out 10 World Trade, a 17-story, 555,250-square-foot life sciences and office building in Boston’s Seaport District. The development team is targeting LEED Gold certification for the building and will also introduce other eco-friendly and wellness-based features, such as VIEW Smart Windows and a rooftop solar field. Other project partners include Suffolk Construction and H.J. Russell & Co. Construction began in March 2022 and is expected to be complete in late 2024.
FORT LEE, N.J. — Regional developer UNLMTD Real Estate is underway on construction of FIAT House, a 300-unit multifamily project in the Northern New Jersey community of Fort Lee. The site is located at the foot of the George Washington Bridge. Units will come in studio, one- and two-bedroom formats, and the property will house more than 30,000 square feet of amenity and social gathering spaces. The first units are expected to be available for occupancy in early 2024. The developer is constructing the project in partnership with Italian automaker FIAT, and residents will have access to a car-sharing program of FIAT electric vehicles.
NEW YORK CITY — A partnership between The Georgetown Co. and Beacon Capital Partners will develop a 185,000-square-foot life sciences facility at 707 Eleventh Ave. on Manhattan’s Far West Side. Designed by Elkus Manfredi Architects, the seven-story facility will house lab, research and office space, as well as private terraces, conference facilities and a lobby with a café and wine bar. Additional eco-friendly and wellness features will include bike storage and locker rooms, LEED Gold certification and rooftop solar panels. Completion is slated for 2026. JLL will market the facility for lease.
SAGINAW, TEXAS — Dallas-based Alpine Start Development has broken ground on Range West Saginaw, a 261-unit multifamily project that will be situated on an 11-acre site on the northern outskirts of Fort Worth. The development will house one-, two- and three-bedroom units that will range in size from 637 to 1,349 square feet. Amenities will include a pool, pickleball courts, fitness center, dog park and outdoor grilling stations. The first units are expected to be available for occupancy in late 2024.
SAN ANTONIO — Austin-based developer Urban Moment is nearing completion of YardHomes Juniper Pointe, a 248-unit multifamily project in San Antonio. The development will feature one-, two- and three-bedroom floor plans, with each unit having 250 square feet of private outdoor space. Amenities will include a pool, fitness center, outdoor grilling and dining stations and an outdoor event lawn, as well as multiple pocket parks throughout. A grand opening ceremony will be held in November, with the first move-ins scheduled to begin shortly thereafter.
NEW YORK CITY — The Durst Organization has topped out 20 and 30 Halletts Point, a 647-unit multifamily project in the Astoria neighborhood of Queens. The complex consists of a 27-story building and a 32-story building that are part of the larger Halletts Point mixed-use development, which will eventually total more than 2,000 residential units. Residences will come in studio, one- and two-bedroom formats. Amenities will include a fitness center, rooftop terraces, resident lounges and a children’s play area, as well as ground-floor retail space and onsite parking. Urban Atelier Group is the general contractor for 20 and 30 Halletts Point, which are slated for 2025 deliveries.
RYE, N.Y. — The New York Blood Center will open a 187,000-square-foot office and life sciences facility in Rye, a northern suburb of New York City. The 14.8-acre site at 601 Midland Ave. formerly housed an office and data center facility for cosmetics giant Avon, that has now been vacant for about four years. The Westchester County Local Development Corp. has approved a $52 million, tax-exempt bond for the redevelopment, which will include new HVAC, electrical systems, windows and roofing. The façade and landscaping will also be upgraded, and new clinical and research laboratories will be added. The $108 million project is estimated to take 12 to 18 months to complete.
