CHICAGO — ARCO/Murray and GMA Construction Group have broken ground on a $31 million sports campus in Chicago’s North Austin community. Project partners include By the Hand Club for Kids, Grace and Peace Revive Center, Intentional Sports, the Chicago Fire Foundation and Jason and Vedrana Heyward. The facility will offer education, leadership development and sports training for Chicago youths, including soccer and baseball programming from the Chicago Fire FC and the Jason Heyward Baseball Academy. The project will include 150,000 square feet of indoor space, outdoor turf fields and an indoor turf arena. The campus will offer after-school programming for more than 400 youths. Completion is slated for fall 2022. The State of Illinois provided a $1.5 million capital grant, which will assist with brownfield redevelopment of the former Glidden paint factory. The campus will be developed in partnership with Chicago Neighborhood Initiatives. By the Hand Club for Kids, which is an after-school program, will operate its sixth Chicago-area club at the campus. HALTOM CITY, TEXAS — Phoenix-based developer Creation has completed 820 Exchange, a 1 million-square-foot industrial project in the northern Fort Worth suburb of Haltom City. The site is located between Beach Street and Haltom Road, just south of Interstate 820, and houses four buildings that range in size from approximately 139,000 to 426,000 square feet. Building features include 30- to 36-foot clear heights, 180- to 210-foot truck court depths and a total of 140 trailer parking spaces across all four structures. LGE Design Build served as both the project architect and general contractor.
VALLEY PARK, MO. — Mia Rose Holdings and entrepreneur Jim Cook are developing 44 West Luxury Living, a 204-unit apartment complex in Valley Park, about 20 miles southwest of St. Louis. Construction is scheduled to begin in October with completion slated for fall 2022. There will be 60 two-bedroom units and 144 one-bedroom units spread across five buildings. Amenities will include a dog park, walking path, pool, pickleball court, outdoor lounge and picnic area. Additionally, a 3,800-square-foot clubhouse will be home to a conference center, package concierge, coffee bar and fitness center. HALTOM CITY, TEXAS — Locally based developer JPI has received construction financing for Jefferson Fossil Creek, a 386-unit multifamily project that will be located north of Fort Worth in Haltom City. Units will feature stainless steel appliances, granite countertops and walk-in closets. Amenities will include a pool with cabanas, demonstration kitchen, coffee bar and an outdoor CrossFit area. Construction is scheduled to begin in September, and the first units are expected to be available for occupancy by early 2023. The name of the lender and other details of the financing were not disclosed.
MIDDLETON, WIS. — Lee & Associates has brokered the sale of a one-acre site at 2644 Branch St. in Middleton, just northwest of Madison. The sales price and seller were undisclosed. John Walsh of Lee & Associates represented the buyer, Branch Street Properties LLC. The buyer plans to build a luxury apartment building rising three stories with 36 units.
CLOSTER, N.J. — Reuten Associates and Metropolis Property Group have unveiled plans for a new 195-unit seniors housing community that will be located in the Northern New Jersey community of Closter. The property will be situated within Reuten Corporate Park and will offer independent living, assisted living and memory care in studio, one- and two-bedroom floor plans. Amenities will include private outdoor social spaces, an outdoor dining courtyard, multiple indoor dining areas, a café, pool, a spa/salon and fitness center, cinema, game room, community gardens, fire pits and walking trails. A tentative groundbreaking date was not disclosed, but construction is expected to last 14 to 16 months.
CHICAGO — Chicago-based real estate development firm Sterling Bay has broken ground on 345 N Morgan, a 200,000-square-foot office and retail building in Chicago’s Fulton Market. Sterling Bay acquired the development site in 2014 and originally intended to break ground in March 2020, but the project was halted due to COVID-19. Designed by Eckenhoff Saunders Architects, the building will feature private outdoor terraces, a 5,000-square-foot roof deck, bar and lounge, fitness center, coworking library and high-tech conference spaces. The construction timeline is 13 months, enabling tenants to move in as early as September 2022. Skender and JLL Construction are building the project. Sterling Bay secured roughly $100 million in combined construction loans from senior lender Bank OZK and mezzanine lender PCCP.
KELLER, TEXAS — Locally based developer Realty Capital Management and South Carolina-based Greystar are underway on construction of Keller Center Stage, a 38-acre mixed-use project on the northern outskirts of Fort Worth. The initial phase will consist of The Lyric at Keller Center Stage, a multifamily community with Class A amenities that is being developed by Greystar, as well as 24,000 square feet of commercial space and a community event lawn. The latter two elements are expected to be complete by the third quarter of next year, while the apartment community is slated for full completion in the third quarter of 2023. At full buildout, Keller Center Stage will comprise 475 multifamily units, 57 single-family homes and 60,000 square feet of office, retail and restaurant space.
BROOKLYN PARK, MINN. — Taco Bell is building a restaurant with a new drive-thru concept in Brooklyn Park, a suburb of Minneapolis. Construction is underway on the 3,000-square-foot, two-story restaurant. Completion is scheduled for summer 2022. Known as Defy, the new restaurant concept was developed in partnership with Minneapolis-based Vertical Works Inc., a design company that works with quick-serve restaurants, retailers and healthcare tenants. In 2020, Border Foods, one of the largest privately held Taco Bell franchisees in America, enlisted Vertical Works to create a new restaurant design. With Defy, Taco Bell and Border Foods will partner on their 230th restaurant and 82nd new restaurant build. The concept reimagines the traditional drive-thru experience with four lanes, three of which are dedicated to mobile or delivery order pickups. This way, customers who order via the Taco Bell app or third-party delivery services can skip the line. The drive-thru lanes are situated below the restaurant kitchen. Additionally, digital check-in screens enable mobile order customers to scan in their order via a unique QR code. Food is delivered in a contactless manner via a proprietary lift system. SURPRISE, ARIZ. — Baker Development Corp. (BDC) has acquired an 81-acre land site for the development of Cactus 303, an industrial park in Surprise. BDC purchased the land, located on the northeast corner of Cactus Road and Loop 303, for $20 million. The $150 million project will feature approximately 1 million square feet of industrial space spread across seven Class A buildings. The project will also feature a retail component along the Cactus Road frontage, with retail pads ranging from 0.75 acres to 16 acres. The industrial buildings will range from 82,000 square feet to 378,000 square feet with all buildings offering flexible single- or multi-tenant configurations; 32-foot to 40-foot clear heights; dock-high and grade-level doors; up to 200-foot truck courts; and extensive, expandable auto and trailer parking. The site can also accommodate build-to-suit users of up to 600,000 square feet. Construction is scheduled to begin in early 2022, with the first phase slated for completion by year-end 2022.
