RALEIGH, N.C. — A joint venture between Trammell Crow Co., High Street Residential, AECOM-Canyon Partners and HM Partners has broken ground on 400H, a 365,000-square-foot mixed-use development in Raleigh. Vancouver-based QuadReal Property Group provided an undisclosed amount of financing for the development. The 20-story tower, designed by Gensler, will include 150,000 square feet of Class A office space, 242 residential units and 16,000 square feet of ground-floor retail space. Construction is scheduled for completion by the fall of 2023. Located at 400 Hillsborough St., 400H is situated close to Union Station, the Morgan Street Food Hall and a Publix grocery store. The project’s Hillsborough Street location also provides the east-west connection to North Carolina State University and the state capital’s government complex. 400H will have residential units on floors 10 through 20. Community amenities will include a pool and SkyHub amenity on the ninth floor with indoor and outdoor space. Offices will include 14- to 20-foot floor-to-floor heights, full-height glass windows and parking ratios of 4-to-1,000. Cyfair-Town-Center-Cypress

CYPRESS, TEXAS — Illinois-based shopping center REIT InvenTrust Properties will redevelop Cyfair Town Center, a 433,667-square-foot shopping center in the Houston suburb of Cypress. Kroger, J.C. Penney and Cinemark Theatres are the anchor tenants. InvenTrust’s improvements to the center will include new paint, LED lighting along the storefront exteriors, improved storefront awnings, upgraded signage and enhanced landscaping throughout the property. In addition, InvenTrust will incorporate more public seating and gathering spaces into the design of the center. The first phase of the renovation will begin this month, with completion scheduled for the fourth quarter. The second phase will begin in January 2022 with completion anticipated in late summer 2022.

Alexander Commerce Park

DURHAM, N.C. — Trinity Capital plans to develop Alexander Commerce Park, a Class A, 441,000-square-foot industrial park featuring three buildings in Durham. Frampton Construction Co. LLC expects to complete the project by early 2022. Located on T.W. Alexander Drive in Durham’s Research Triangle Park, the campus will include two 126,000-square-foot buildings and one 189,000-square-foot building that are constructed with concrete tilt walls and structural steel. The facilities will be equipped with ESFR fire protection and thermoplastic polyolefin roofs. The Upper Deck Co., a Carlsbad, Calif.-based worldwide sports and entertainment company, has signed a lease to fully occupy one of the 126,000-square-foot buildings. The remaining two buildings are available for lease and are intended for light industrial, advanced manufacturing, pharma and/or distribution tenants. DMA Architecture is the architect of Alexander Commerce Park, and Kimley-Horn and Associates is the civil engineer. CBRE is handling leasing for the campus.

Corner-63-Seattle-WA

SEATTLE — High Street Residential, the residential subsidiary of Trammell Crow Co., has broken ground on Corner 63, an apartment community located at 6300 Ninth Ave. in Seattle. The project is the company’s first residential development in the city and is being built in a joint venture with a MetLife Investment Management client. Slated for completion in spring 2023, Corner 63 will feature 139 apartments, co-working space, a fitness center, club room, bike repair facility, pet spa and secure subterranean parking. Outdoor amenities will include a ground-floor courtyard connected to the lobby and club room, a dog walk and an expansive rooftop deck with barbecue grills and a firepit. B+H Architects is designing the project and Chinn Construction is serving as general contractor. Avenue5 will serve as property manager.

Seniors housing

ALEXANDRIA, VA. — Trammell Crow Co. (TCC) plans to develop a 383,000-square-foot mixed-use development in Alexandria. Located at 765 John Carlyle St., the Class A project will include a 268,000-square-foot seniors housing property and a 115,000-square-foot medical office building. The buildings will be constructed above a common podium offering a mix of retail uses and a 440-space parking garage. Construction is slated to begin in the third quarter of 2022 and will be completed by the end of 2024. The 18-story seniors housing building will include approximately 215 residences that will offer independent living, assisted living and memory care options. The medical office building will rise 10 stories and include 12,000 square feet of ground-floor retail space. The project will be located about 9.5 miles from downtown Washington, D.C., and 4.4 miles from Ronald Reagan Washington National Airport. JM Zell Partners and CBRE Global Investors will be co-developers on the project. The majority investor, TCC will team up with Senior Resource Group, a luxury senior living operator and developer, on the senior living component of the project. RARITAN, N.J. — New Jersey-based Accurate Builders & Developers has completed Crossings at Raritan Station, a 256-unit apartment complex in Raritan, located in the northern-central part of the Garden State. Designed by Devereaux and Associates, the transit-oriented property features studio, one- and two-bedroom units with quartz countertops, stainless steel appliances, tile backsplashes and modern espresso cabinets. Private balconies are also available in select residences. Amenities include a coffee bar, fitness center, tennis court, basketball court, dog park, meditation garden, outdoor grilling areas and Amazon package lockers. Monthly rental rates start at $1,892 for a studio unit. Leasing of the initial 113-unit phase began in May.

Wegmans

HANOVER COUNTY, VA. — Wegmans Food Markets Inc., an upscale supermarket chain based in Rochester, N.Y., has purchased nearly 221 acres in Hanover County for $4 million. The grocer plans to build a $175 million distribution facility on the site, which is located along Sliding Hill and Ashcake roads and is accessible by Interstate 95. The 1 million-square-foot center will support Wegmans’ Mid-Atlantic stores and will include 30,000 square feet of office space. Wegmans has a total of 106 stores across seven states, including 13 stores in Virginia. J.R. Burdette and Donny Self with Coldwell Banker Commercial Elite represented Wegmans in the land transaction. The seller was Air Park Associates LP, according to Richmond Biz Sense. The news outlet also reported that the facility will support 700 new jobs.

AC-Hotel-by-Marriott-Waco

WACO, TEXAS — Developer SRH Hospitality Holdings LLC and SkyWalker Property Partners will develop a 182-room hotel in Waco that will be operated under the AC Hotels by Marriott brand. The five-story building will be located within a Qualified Opportunity Zone in the downtown area. Amenities will include a 16,900-square-foot conference center with breakout rooms and an adjoining 4,000-square-foot poolside terrace, as well as a 7,700-square-foot ballroom. Rogers O’Brien Construction Co. is the general contractor for the project, construction of which is scheduled to begin this month and to be complete in June 2023. Other project partners include NORR (architect of record), Design Force Corp. and Wild Muse Interiors (interior designers) and Happy State Bank and Petros PACE Finance (construction lenders).

COUNTRY CLUB HILLS, ILL. — CRG, the real estate development and investment arm of Chicago-based Clayco, has broken ground on The Cubes at Country Club Hills. The 1 million-square-foot speculative industrial project is located at the intersection of I-57 and I-80 in Country Club Hills, about 25 miles south of Chicago. Completion of the 70-acre project is slated for the second quarter of 2022. The development is CRG’s first industrial project in the Chicago area and the first under the firm’s new fund, U.S. Logistics Fund II. CRG’s integrated partner and architecture firm Lamar Johnson Collaborative designed The Cubes at Country Club Hills, and Clayco is serving as the general contractor. Larry Goldwasser, Colin Green and Ryan Klink of Cushman & Wakefield will market the project for lease. The property will feature a clear height of 40 feet, 239 trailer parking stalls, 128 exterior docks and 212 car parking spaces. The Cubes is CRG’s national industrial brand. There are roughly 18 million square feet of Cubes projects across the country, more than 10 million square feet of which has already been delivered.

KANSAS CITY, KAN. — Milhaus has begun development of a $52 million apartment community within the Homefield sports and entertainment district in Kansas City. Located at 9400 State Ave., the project will include 274 units and 508 parking spaces. Amenities will include a dog park, event space with conference rooms and coworking spaces, resident lounges, a pool and fitness center. Residents will have convenient access to nearby retail and commercial spaces within the overall Homefield development. Davidson Architecture + Engineering is serving as architect. A timeline for completion was not disclosed.
