GLENDALE, ARIZ. — MLILY, a global mattress manufacturer, has signed a lease to occupy 1.3 million square feet at Glendale 303 (G303) in Glendale. The lease fills a just-completed, 569,520-square-foot industrial building and initiates an expansion of G303 to fulfill the tenant’s larger, single-building lease requirement. Hines, with funds managed by Oaktree Capital Management, developed the Class A industrial facility. At full buildout, G303 will be the largest single-building Hines development to date in the United States. The newly completed building features 40-foot clear heights, 60-foot speed bays, abundant dock-high loading doors and highly functional footprints, as well as the ability to accommodate more than 550 cars. Additionally, the project features a basketball court amenity for employees. Construction on the G303 building expansion will begin during fourth-quarter 2021 and reach completion by fourth-quarter 2022. Graycor Construction Co. is serving as the project’s general contractor. Bill Honsaker and John Lydon of JLL’s Phoenix office represented Hines, while Payson MacWilliam and Yang Chen of Colliers International represented the tenant in the lease transaction.

GROVELAND, FLA. — National supermarket chain Kroger and online grocer Ocado have opened Kroger Ocado Customer Fulfillment Center in Groveland, about 30 miles from Orlando. The high-tech facility spans 338,000 square feet and broke ground in January 2019. The four-story property includes a distribution center, office space, two-story break room and a mezzanine floor. Ryan Cos. is the developer of the asset, which is set to support the packaging and shipment of groceries for home deliveries this summer. The property is unique in that it’s not a store-support facility as Kroger does not currently operate any grocery stores in the region. Ryan Cos., which served as the lead architect, engineer, developer and construction team, has completed 40 automated warehouses exceeding 33 million square feet in 20 states for national brands such as Target, SuperValu and Nestle Purina. The firm also oversaw the Kroger-Ocado fulfillment center that opened near Cincinnati, as well as a Kroger-Ocado facility in suburban Atlanta that will open later this year.
CLEVELAND — National Real Estate Advisors LLC and White Oak Realty Partners have broken ground on a 23-story luxury apartment tower in Cleveland’s University Circle neighborhood. Known as Artisan Circle Square, the property is being developed in partnership with Midwest Development Partners. Amenities at the 298-unit project will include a fitness center, events room, media room, dog run, rooftop pool deck, grilling stations and coworking spaces. Chicago-based FitzGerald designed the project. Completion is slated for 2022.
CAMBRIDGE, MASS. — Developers DivcoWest and LCOR have topped off Park 151, a 468-unit apartment community located within Cambridge Crossing, a 43-acre mixed-use development located at the convergence of Boston, Cambridge and Somerville. Approximately 12 percent (56 units) of the residences will be earmarked as affordable housing, and the building will also house 18,000 square feet of retail space. Amenities will include a pool, terrace with cooking stations, lounge areas and a fitness center. Project partners include architect CBT and general contractor John Moriarty & Associates. Park 151 represents the first of multiple phases of residential development within Cambridge Crossing. Completion is slated for the third quarter of 2022.
PHILADELPHIA — A partnership between New York City-based developer The Plymouth Group and private investment firm Centerbridge Partners LP has broken ground on Budd Bioworks, a 450,000-square-foot life sciences project in Philadelphia. The property will be located at the site of the former plant of The Budd Co., a defunct manufacturer of automotive parts, in Philadelphia’s “Cellicon Valley” area. Budd Bioworks represents Phase I of a larger, 2.4 million-square-foot life sciences development. The development team also plans to incorporate residential, restaurant and retail uses in subsequent phases of the repositioning of the larger Budd Co. campus. Colliers International has been tapped to lease the life sciences component of the project.
AUSTIN, TEXAS — General contractor McCarthy Building Cos. has broken ground on the 365,000-square-foot Texas Children’s Hospital in Austin. The 52-bed facility will provide a range of services for women and children, including neonatal intensive care, pediatric intensive care, postpartum care, diagnostic imaging, acute care and urgent care. The hospital will also have an adjacent, 170,000-square-foot outpatient building that will house specialty care providers and a 1,200-space parking garage. Page is the project architect. Construction is scheduled to be complete in the first quarter of 2024.
Hubbard Street Group, Cresset Real Estate Partners Break Ground on 26-Story Multifamily Building in Phoenix

PHOENIX — Hubbard Street Group and Cresset Real Estate Partners, as capital partner, have broken ground on Skye on 6th, an apartment property located on the southeast corner of Sixth and Garfield streets in Phoenix. Slated for completion in summer 2023, the 26-story Skye on 6th will feature 309 apartments in a mix of studio, one- and two-bedroom units, as well as penthouses on the top residential floor. Community amenities include a pool deck with cabanas, fitness center, yoga studio, steam room and sauna, a co-working area, an outdoor terrace, a dog run, party room, chef’s grade kitchen for entertainers, package storage room, bicycle storage, indoor parking and storage lockers. The project will also feature approximately 6,500 square feet of ground-floor retail space. The project team includes Shepley Bulfinch as architect and Clayco as general contractor.
AUSTIN, TEXAS — General contractor Arch-Con Corp. has broken ground on a 17-story Fairfield Inn & Suites hotel that will be located at 76 East Ave. in downtown Austin’s Rainey Street District. Developed by RGB Hospitality and designed by MCS Architects LLC, the property will feature 126 rooms, as well as a lobby, dining area, lounge and pantry market. The hotel’s top three floors will house a rooftop terrace, fitness center, pool, spa, multi-purpose room and a presidential suite. Completion is scheduled for late 2022.
WEST NEW YORK, N.J. — On Aug. 2, locally based developer National Realty Investment Advisors (NRIA) will break ground on The Grand, the first of two 156-unit multifamily buildings that will be constructed at 508 51st St. in West New York, located across the Hudson River from Manhattan. NRIA will break ground on a later date on The Grand’s sister tower, The Metro, which will be located on 52nd Street. The Grand and The Metro will both rise 14 stories and feature fitness centers and rooftop entertainment areas. Residents will also have access to a business center and a grab-and-go convenience mart. Construction of both buildings is scheduled to be complete by summer 2023. The development will also include a 495-space parking garage in which 60 percent of the spaces will be available for public use.
BOISE, IDAHO — Standard Communities has completed the ground-up development of a 173-unit market-rate apartment building in Boise. Standard partnered with River Caddis Development, as co-owners and co-developers, to construct Jules on 3rd Apartments. The Opus Group served as design-build partner for the project. Located at 415 S. Third St., Jules On 3rd Apartments features a rooftop pool and sundeck; a fitness and wellness room; Sky Lounge Club Room; outdoor kitchen and barbecue grills; outdoor fireplaces; a conference room; a dog park and spa; covered parking spots for resident and public use; and storage for 192 bicycles. The property offers a mix of studio, one- and two-bedroom units in a variety of layouts with vaulted ceilings, high-end finishes, quartz countertops, stainless steel appliances, private patios and balconies, built-in shelving, smart home technology door locks and thermostats, and full-size washers and dryers.
