MESQUITE, TEXAS — Developer Dalfen Industrial has broken ground on Phase I of Mesquite Airport Logistics Center, a 2 million-square-foot project that will be located on the eastern outskirts of Dallas. The property will feature proximity to Mesquite Metro Airport, as well as a FedEx Ground facility, a UPS Customer Center facility and the Union Pacific Intermodal railroad. Phase I of the project will consist of two buildings with 36-foot clear heights and a combined 200 dock doors and 130 trailer parking stalls. Building A will be available for a maximum of 379,620 square feet, with Building B topping out at 626,718 square feet. Completion is slated for the second quarter of 2022.

RICHMOND HEIGHTS, OHIO — DealPoint Merrill has acquired the remaining portion of the former Richmond Town Square regional mall in Richmond Heights, a suburb just east of Cleveland. The purchase price was undisclosed. Built in 1966, the mall was once the largest enclosed shopping center in the state with over 90 stores. It closed this year. DealPoint previously owned 33 acres of the mall site and now owns a total of 69 acres. This acquisition clears the way for the development of Belle Oaks Marketplace, a $200 million mixed-use project to be built on the site of the former mall. The 160,000-square-foot self-storage building operated by Life Storage and owned by DealPoint will remain open. Construction is scheduled to begin in the first quarter of 2022. Upon completion, Belle Oaks Marketplace will encompass 40,000 square feet of restaurants, an outdoor entertainment venue, 791 apartment units and 315,000 square feet of grocery and retail space.
COON RAPIDS, MINN. — Kraus-Anderson has completed a $5.8 million renovation of Allina Health’s Mercy Hospital in Coon Rapids, a northern suburb of Minneapolis. Designed by Leo A Daly Architects, the 25,000-square-foot project involved the renovation of the third-floor Mercy Specialty Center to accommodate an oncology clinic as well as pharmacy and lab space. The property is located at 11850 Blackfoot Street NW. Construction of the multi-phase project began in September 2020.
SEATTLE — Vulcan has purchased a fully entitled, 1.4-acre development site at 1600 132nd Ave. NE in Seattle’s Bel-Red corridor. Summerhill Apartments Communities sold the plot for an undisclosed price. The buyer plans to develop a 270,000-square-foot multifamily property on the site. The property is entitled with permits for an eight-story, 249-unit residential building. Construction could start early as fourth-quarter 2021, for completion in fourth-quarter 2023. DALLAS — OHT Partners LLC, an Austin-based multifamily development firm formerly known as Oden Hughes, has broken ground on Lenox Lake Highlands, a 403-unit apartment community that will be located in the Lake Highlands area of Dallas. The property will be situated within the Lake Highlands Town Center mixed-use development and will offer one-, two- and three-bedroom units ranging in size from 600 to 1,640 square feet. Amenities will include a 1,300-square-foot collaborative work studio, three pools, a 24-hour fitness center and a dog run with a washing station. Dallas-based GFF is the project architect, and Pacheco Koch is the civil engineer. Ink and Oro is handling interior design, with landscape architecture by Bud Creative. The opening is slated for mid-2022.
NEW YORK CITY — Locally based landlord George Comfort & Sons has completed the renovation of 135 W. 50th St., a 925,000-square-foot office tower in Midtown Manhattan. Global architecture firm Gensler designed the project, which included the reimagining of the lobby and entrance, as well as the creation of a new tenant amenity center. This 20,000-square-foot space features collaborative workspaces, executive conference rooms, a game room, lounges and a bar area. George Comfort & Sons also installed wellness features such as touchless entry at main entrances, facial recognition software at security turnstiles, an upgraded air filtration system and touchless fixtures in all common area bathrooms.
HSA Commercial Begins Development of Three Spec Warehouses Totaling 855,748 SF in Indiana, Wisconsin
PLAINFIELD, IND. AND CUDAHY AND BRISTOL, WIS. — HSA Commercial Real Estate has begun development of three warehouses totaling 855,748 square feet in metro Indianapolis and southeast Wisconsin. All of the developments are being built on a speculative basis. The first building is Gateway Industrial VI within the Gateway Business Park in Plainfield, a western suburb of Indianapolis. The 278,148-square-foot warehouse is the sixth building that HSA has developed in the 55-acre industrial park since 2004. Scheduled for completion in late 2021, it will feature a clear height of 32 feet, 28 truck docks and 621 parking spaces. The second project will span 130,600 square feet at 4850 S. Pennsylvania Ave. in Cudahy, a southern suburb of Milwaukee. The building, which replaces a vacant structure, is slated for delivery in June 2022. It will feature a clear height of 32 feet, 13 truck docks and 102 parking spaces. Lastly, HSA is developing its third warehouse within Bristol Highlands Commerce Center in Bristol, about 40 miles south of Milwaukee. CARY, N.C. — Williams Sonoma, Pottery Barn, Athleta and Von Kekel Aveda Lifestyle Salon Spa will join the first phase of Fenton, a 69-acre, $1 billion mixed-use project under construction in the Raleigh suburb of Cary. In Phase I, co-developers Hines and Columbia Development will deliver approximately 345,000 square feet of shops, restaurants and entertainment space; 200,000 square feet of office space; a 175-room boutique hotel; and a 357-unit apartment community that will begin preleasing in early 2022. Williams Sonoma will occupy 5,504 square feet, Pottery Barn will occupy 13,910 square feet, Athleta will occupy 3,825 square feet and locally based Von Kekel Aveda Lifestyle Salon Spa will open its third Triangle-area location at Fenton. All four retailers expect to open their stores in April 2022. MASON, MICH. — Granger Construction has broken ground on a new $70 million justice complex in Mason, about 15 miles south of Lansing. BKV Group designed the 169,472-square-foot project, which will be situated at the intersection of Buhl and Cedar streets. Plans call for a new Ingham County sheriff’s office, correctional facility and district court facilities. The project is being built adjacent to the existing justice complex, which will remain in operation throughout construction. Completion is slated for early 2023. Michigan-based consultants on the project include Fleis & VandenBrink, which is providing site civil engineering, surveying and landscape architecture, and Matrix Consulting Engineers, which provided the building engineering concepts.
AUSTIN, TEXAS — A partnership between Trammell Crow Co. and MSD Capital, which manages the investments of tech magnate Michael Dell, has topped out a 35-story office project at 601 W. 2nd St. in downtown Austin. According to the development team, at 590 feet, the 814,081-square-foot building will be the tallest office building in Austin upon completion in May 2022. Pelli Clarke Pelli and STG Design served as the architects for the project, construction of which began in January 2019. DPR Construction is the general contractor.
