CHANDLER, ARIZ. — McCarthy Building Cos. and Devenney Group Architects, together serving as the design-build team, have completed Tower D, a patient-care tower at Dignity Health Chandler Regional Medical Center in Chandler. The new facility is scheduled to open to patients in early August. Tower D will serve as the hospital’s main entrance and add 96 patient-care beds, bringing Chandler Regional’s total bed count to 429. The first floor houses the new main hospital entrance and lobby, patient admitting, cardiac rehabilitation, ambulatory therapy unit, gift shop and chapel. The second floor features a surgery registration area, pre-operation and post-anesthesia care units, and 24 thoracic patient rooms. The third and four floors house 36 intensive care rooms and 36 standard patient units, respectively. The fifth floor is shell space for future patient-care beds, while the basement houses the pharmacy, materials management department and a loading dock. Additionally, the construction project included a new parking structure with additional surface parking to accommodate more than 1,100 vehicles, along with renovations to existing space that will allow for eight new surgical suites and an expansion of outpatient services and operational departments. KANNAPOLIS, N.C. — Trammell Crow Co. (TCC) has plans to develop Metro63, a new 755,928-square-foot, speculative industrial facility near Charlotte. Construction is expected to begin this month, with delivery slated for August 2022. Located at 5700 Royce St. in Kannapolis, Metro63 is situated on a 94-acre site. The property will feature 40-foot clear heights, an 8-inch reinforced floor slab, 580-foot building depth with 65-foot speed bays, ESFR fire protection, 172 trailer drops, 490 auto parking spaces and 10 acres of auxiliary parking for trailer or car parking. Metro63 is located less than half a mile from Interstate 85, 25 miles northeast of Uptown Charlotte and about 32.7 miles from the Charlotte Douglas International Airport. Samet Corp. is the general contractor on the project. Atlanta-based Cadence Bank is providing an undisclosed amount of construction financing. Sink Kimmell of Selwyn Property Group represented the undisclosed land sellers, and Henry Lobb of Avison Young represented TCC. Lobb and Tom Tropeano, also with Avison Young, are handling leasing for the project.
SAN ANTONIO — Locally based firm Koontz Corp. will develop a 300-unit apartment project that will be located at the site of a former Regal Fiesta 16 movie theater at 12631 Vance Jackson Road in San Antonio. The 267,000-square-foot property, which will be situated on 10.3 acres, will feature one- and two-bedroom residences and amenities such as two pools and a dog park. Koontz Corp. will serve as developer and general contractor, and other project partners will include Garcia + Associates Architects and Pape-Dawson Engineers. Construction is expected to begin in early 2022 and to be complete some time in 2024. The property is currently being referred to as Fiesta Trails Apartment Community, but the developer plans to release a formal name and branding at a later date.
MILLSTONE, N.J. — Crow Holdings will develop Millstone 8 Logistics Center, a 1.2 million-square-foot industrial project that will be located in Millstone, an eastern suburb of Trenton. The project will consist of a 1 million-square-foot building and a 220,000-square-foot building that will be developed on a 140-acre parcel. The first building will feature a clear height of 40 feet, 274 trailer parking stalls and 172 loading doors, while the second building will offer a clear height of 36 feet, 37 dedicated trailer parking stalls and 50 loading doors. Construction is expected to be complete in the second quarter of 2022. Crow Holdings is developing the property in partnership with The Carlyle Group and 2020 Acquisitions. JLL will handle leasing.
ATLANTA — North American Properties (NAP) and Hoar Construction have completed the redevelopment of Colony Square, a mixed-use development located at the intersection of 14th and Peachtree streets in the Midtown neighborhood of Atlanta. The project comprised four phases and the total development cost was $400 million. Over the past four years, the developers have completed a 200,000-square-foot renovation of two existing buildings, the ground-up construction of a new building featuring a movie theater and food hall and two new Class A office buildings with street-level retail. General contractor Hoar broke ground on Phase I of the multi-phase project in October 2017. The firm demolished 240,000 square feet of existing enclosed mall space. Hoar topped out on Buildings 200 and 300 in August 2019, and finalized upgrades to Building 400, which received lobby enhancements and exterior retail additions in 2018. In total, Colony Square offers 940,000 square feet of Class A office space and 160,000 square feet of retail, restaurant and entertainment space. HOUSTON — Locally based developer Levcor will redevelop Post Oak Plaza, an 503,000-square-foot shopping and dining destination in Houston’s Uptown neighborhood. Architecture firm BRR is leading the design of the project, which will be carried out in phases throughout 2022. The development team will upgrade storefronts to allow more natural light, introduce communal outdoor gathering spaces, widen pathways that connect buildings and install new landscaping features. Businesses will remain open throughout the redevelopment project. Current tenants at Post Oak Plaza include Bill Walker Clothier, Eye Elegance, FedEx, Home Source, Madison Lily, Pinto Ranch, Post Oak Nail Lounge, Sensia, Toys to Love and UPS. SHOP Cos. has been tapped to lease the property following completion of the project.
BOSTON — The HYM Investment Group, a locally based developer, has topped off One Congress, a 1 million-square-foot office project in downtown Boston. The 600-foot tower is part of the Bulfinch Crossing redevelopment, which is owned by Carr Properties and National Real Estate Advisors LLC. One Congress will house the future headquarters of financial services firm State Street Corp., which has committed to 510,000 square feet as the anchor tenant. Amenities will include a 30,000-square-foot outdoor garden on the 11th floor and more than 30,000 square feet of fitness and wellness-based amenity space, as well as multiple food and beverage offerings. Pelli Clarke Pelli and CBT Architects handled design of the building. Gachot Studio is serving as the interior design firm, and John Moriarty & Associates is the construction manager. Construction began in June 2019 and is expected to be complete in January 2023.
WILMETTE, ILL. — Valenti Builders has broken ground on a new performing arts center at Loyola Academy, a private Jesuit college preparatory school in Wilmette, about 14 miles north of downtown Chicago. Designed by Chicago-based Krueck Sexton Partners, the $25.7 million project will span 29,000 square feet. An outdoor plaza will function as an open-air performance stage as well as a gathering space for the school community. Inside, a lobby and gallery space will lead to the Lemputte Family Theater, a 565-seat theater with a balcony, orchestra pit, fly tower and lighting and production technologies. Adjacent to the theater is an offstage rehearsal and staging area, a scene shop, green room, makeup and dressing rooms and student lounge. The student chapter of Loyola’s American Institute of Architecture played an active role in the planning and design process of the center. The all-electric building will further reduce carbon emissions as the Chicagoland grid continues its transition to all-renewable fuel sources by 2035, according to a news release. High-efficiency building systems will be installed in anticipation of a future rooftop-mounted photovoltaic array that accommodates the building’s entire energy load. FAYETTEVILLE, GA. — Roam, a coworking operator, will open a new location in September inside the Two-Ten office building within Town at Trillith in Fayetteville. The mixed-use project is located adjacent to Trilith Studios, a 1,000-acre movie studio formerly known as Pinewood Atlanta Studios that has produced movies such as Avengers: Endgame and Ant-Man. The Town at Trilith space will be Roam’s seventh and newest location, and it will include offices and desks for rent, as well as meeting spaces designed to accommodate varying group sizes. HUTTO, TEXAS — Titan Development has launched Phase II of Titan Innovation Business Park, located in the northern Austin suburb of Hutto, with the acquisition of 100 acres that will ultimately be developed into six buildings. Titan has negotiated a 52,500-square-foot build-to-suit lease with Kval Inc., a manufacturer of door machinery, as the inaugural tenant of Phase II. Construction of Kval’s facility, which is expected to bring about 80 new jobs to the area, is scheduled to begin in August and to last about a year. This is the fifth project funded by Titan Development’s Real Estate Fund II, which focuses on investments in the industrial and multifamily spaces.
