CINCINNATI — Deloitte, one of the Big Four global accounting firms, has signed a 30,000-square-foot anchor lease at Foundry, a mixed-use development underway in downtown Cincinnati. The developer and landlord is Cincinnati Center City Development Corp. (3CDC), a 501(c)(3) nonprofit developer that was created in 2003 by a City of Cincinnati task force. “We hope this is the first of many exciting announcements to come over the next few months, as we work to fill this essential building in our urban core with more world-class organizations like Deloitte,” says Katie Westbrook, development manager of 3CDC. Deloitte will occupy office space on the second floor of the $51 million project, which is a redevelopment of a former Macy’s-anchored building called Fountain Place. The building also housed Tiffany & Co., Palomino Restaurant and Booksellers on Fountain Square before they all closed their doors. Travis Likes and Scott Yards of CBRE represented 3CDC in the lease deal. Construction on Deloitte’s new space will begin immediately and is expected to be complete in late 2021 or early 2022. SAN DIEGO — PCCP has provided a $76 million senior loan to an affiliate of Sares Regis Group for the purchase and renovation of LIT Cortez Hill (formerly known as AVA Cortez Hill), a multifamily property in downtown San Diego. AvalonBay sold the property for an undisclosed price. Located at 1399 Ninth Ave., the 15-story building features 299 apartments and 1,670 square feet of ground-floor retail space. The unit mix is 97 studios, 117 one-bedroom and 85 two-bedroom units, all with private patios or balconies and ranging from 570 square feet to 1,059 square feet. The property features 30,000 square feet of outdoor amenity space with full-size basketball and tennis courts, resort-style pool and spa, fitness center, resident lounge, 13 laundry rooms and a ground-floor market.

Enclave-in-Frisco

FRISCO, TEXAS — Locally based firm CloudLoft Management Inc. will develop The Enclave in Frisco, a 120,000-square-foot office complex that will be located at the northwest quadrant of the North Dallas and Sam Rayburn tollways. The complex will consists of nine low-rise buildings with multiple outdoor workspaces. In addition, the campus will feature basketball and pickleball courts, jogging and walking paths, grill areas and outdoor meeting spaces. Corgan is designing the project, and Dowdey, Anderson & Associates is the civil engineer. A construction timeline was not disclosed. Dallas-based Fults Commercial Real Estate has been tapped as the leasing agent.

MAPLE GROVE, MINN. — Davis will develop Maple Grove Specialty Center, a 44,000-square-foot medical office building in Maple Grove, a northwest suburb of the Twin Cities. Construction of the two-story project is scheduled to begin in late July. MNGI Digestive Health has signed a lease to occupy the entire 22,000-square-foot second floor. Davis will own the building and provide property management and leasing services. Completion is slated for August 2022. The project team includes Plymouth-based Timco Construction Inc. and Minneapolis-based Synergy Architecture Studio. Davis is a national healthcare real estate firm.

Buda-Midway

BUDA, TEXAS — Minneapolis-based developer United Properties has broken ground on Phase I of Buda Midway, a project that will add 474,000 square feet of industrial space to the local supply. The site is located at the junction of Interstate 35 and State Highway 45 on the southern outskirts of Austin. Phase I will comprise three buildings — two rear-load facilities each totaling 115,090 square feet and one cross-dock facility totaling 244,285 square feet — on 35.9 acres. Completion of Phase I is slated for early 2022. Project partners include Aquila Commercial, Kimley-Horn Design and Engineering Consultants, Powers Brown Architecture, RC Page Construction and Hitchcock Design Group. Phase II of Buda Midway will include up to three buildings totaling 326,000 square feet. Once finished, the buildings will provide 30- to 36-foot clear heights, ample trailer parking and 200-plus automobile parking spots.

SEATTLE — Pastakia & Associates has purchased a development site located at 1405 Dexter Ave. North in Seattle’s South Lake Union area for $10.2 million. The buyer has finalized entitlements and permitting for an eight-story apartment project on the site. The community will feature 160 units and a 62-stall parking structure. Dylan Simon, Jerrid Anderson and Matt Laird of The Simon and Anderson Team, a multifamily investment team based in Kidder Mathews’ Seattle headquarters, represented the undisclosed seller in the transaction.

CINCINNATI — Grandin Properties has renovated The Strietmann Center in Cincinnati’s Over the Rhine district. Located at 231 W. 12th St., the building includes 77,434 square feet of Class A office space and 13,848 square feet of retail and restaurant space. Originally built in 1899, the property is now LEED Gold certified and includes the first solar panels installed in Cincinnati’s urban core. Tenants can now enjoy a rooftop terrace, bike storage, showers and access to a newly renovated YMCA adjacent to the property. Michelle Klingenbert of JLL is leading leasing efforts for the office portion.

TEJON RANCH, CALIF. — Majestic Realty Co., in its fourth joint-venture partnership agreement with Tejon Ranch Co., has broken ground on a Class A speculative industrial building located at 5151 Wheeler Ridge Road at Tejon Ranch Commerce Center located at the junction of Interstate 5 and Highway 99 in Tejon Ranch. Designed for single- or multi-tenant use, the 629,274-square-foot building will feature 36-foot clear heights, a minimum seven-inch floor slab, 136 dock-high doors, 185-foot cross-dock truck courts and an ESFR sprinkler system. Occupancy is slated for mid-2022. Mike McCrary of JLL represented the developers for the project. Tejon Ranch Commerce Center is a 1,450-acre master-planned commercial/industrial development in Kern County, Calif.

Ace Hardware

JEFFERSON, GA. — Trammell Crow Co. and its joint venture partner Clarion Partners LLC have released plans for a new distribution center for Ace Hardware Corp. as part of the Jefferson Mill Business Park in Atlanta’s I-85 Northeast submarket. Ace Hardware, a retailer of convenience hardware products based in Oak Brook, Ill., will lease a 1.1 million-square-foot building when construction is complete in the second quarter of 2022. Located at 1231 Hog Mountain Road in Jefferson, the build-to-suit facility will include 28,000 square feet of office space, 400 car parking spaces and 300 trailer parking spaces. The building will be expandable by an additional 460,000 square feet, and the property will serve as one of Ace Hardware’s retail support centers. David Lind of CBRE represented Ace Hardware in the lease negotiations. Ben Logue and Price Weaver of Colliers International represented the landlords.

DALLAS — Quiet 3PF, a third-party logistics firm based in Massachusetts, has opened a 550,000-square-foot fulfillment center at 10750 Denton Drive in northwest Dallas. The move added about 400 jobs to the local economy. Greenfield Partners LLC, which acquired Quiet 3PF along with Related Fund Management in 2018, developed the facility.
