Bedford-Labs

BEDFORD, MASS. — A partnership between Redgate, Optimum Asset Management and AEW Capital Management has delivered Bedford Labs, a 288,000-square-foot life sciences project located about 20 miles northwest of Boston. The partnership delivered the project fully preleased to biotechnology firm Sarepta Therapeutics, and with the building shell and core completed, the development team is now underway on the interior build-out. Bedford Labs sits on a 52-acre site and includes a 28,000-square-foot amenity space.

Weiser-Business-Park-Cypress

CYPRESS, TEXAS — A partnership between Trammell Crow Co. and Clarion Partners has completed a 521,600-square-foot industrial project in the northwestern Houston suburb of Cypress. The building is the fourth structure within Weiser Business Park and was delivered as part of the second phase of development. Building 4 features 36-foot clear heights and is more than 50 percent leased to Western Post, a provider of warehouse management services and logistics solutions. Phase I of Weiser Business Park added 557,490 square feet of space across three buildings that is now 61 percent leased. Seeberger Architecture designed the project, with construction handled by A&F General Contractors. Lee & Associates is the leasing agent.

The-Sylvan-The-Woodlands

THE WOODLANDS, TEXAS — Marquette Cos., an Illinois-based developer, has broken ground on The Sylvan, a 300-unit residential project located about 30 miles north of Houston in The Woodlands. The Sylvan will consist of 188 single-family rentals and townhouses and 112 apartments. Single-family homes will feature three- and four-bedroom floor plans, range in size from 1,495 to 1,805 square feet and include private yards and garages. Ranging from 1,456 to 1,581 square feet, townhomes will have two- and three-bedroom floor plans with attached garages and private outdoor space. Apartments will come in one-, two- and three-bedroom formats and range from 650 to 1,574 square feet. Amenities will include a clubhouse, pool, fitness center and walking paths. Completion is slated for August 2025.

159-Boerum-St.-Brooklyn

NEW YORK CITY — Locally based developer Slate Property Group has topped out a 162-unit multifamily project at 159 Boerum St. in Brooklyn’s East Williamsburg area. Designed by Aufgang Architects, the building will include 49 affordable apartments as well a parking garage, fitness center and a rooftop deck. Slate is developing the property in partnership with Avenue Realty Capital and SD Builders & Construction. Delivery is scheduled for summer 2025.

The-Flynn-at-Live-Oak

DALLAS — A joint venture between Conor Commercial Real Estate, Globe Corp. and Origin Investments will develop The Flynn at Live Oak, a 327-unit multifamily project in Dallas. The five-story building will feature studio, one- and two-bedroom floor plans and amenities such as a pool, coworking spaces, a mini-mart, two courtyards and a dog park. The first apartments are slated for a spring 2025 delivery. JLL arranged construction financing for the project through Wintrust Bank. Merriman Anderson Architects designed the project, and Cadence McShane Construction is serving as the general contractor. Greystar will manage the property.

Preserve-at-Mustang-Creek-Round-Rock

ROUND ROCK, TEXAS — Minneapolis-based LS Black Development has broken ground on Preserve at Mustang Creek, an $88 million affordable housing project in the northern Austin suburb of Round Rock. Designed by Merriman Anderson Architects, Preserve at Mustang Creek will total 252 units that will be reserved for households earning 30 to 60 percent of the area median income (AMI). Units will come in one-, two-, three- and four- bedroom floor plans, and amenities will include a pool, playground, clubroom and outdoor grilling and dining stations. Construction is scheduled for a fall 2025 completion.

Uniti-Montrose-Houston

HOUSTON — Dallas-based Civitas Capital Group has topped out UNITi Montrose, a 238-unit multifamily and coliving project in Houston. The site spans a full acre, and the building rises six stories atop a three-story parking garage. Floor plans consist of 190 studio, one- and two-bedroom units as well as 48 private suites that house a total of 161 private rooms. Amenities will include a pool, coworking space and a courtyard, as well as 4,000 square feet of ground-floor retail space. Meeks + Partners designed the project, and Arch-Con Corp. is serving as the general contractor. Completion is slated for next summer.

National-Black-Theatre-&-Ray-Harlem

NEW YORK CITY — LMXD, an affiliate of New York City-based L&M Development Partners, has topped out the National Black Theatre & Ray Harlem, a 21-story residential and civic project. Designed by Frida Escobedo Architects and Handel Architects, the development will house 222 mixed-income apartments, commercial space along 125th Street and a multi-purpose living room that will be open to the community. In addition, the site will feature a 27,000-square-foot home for National Black Theatre. This space will house offices, classrooms, a 250-seat performance space, a 99-seat flexible studio theater and a set-building shop to support workforce development in theatrical trades. The building is scheduled to open in late 2024, with the theater coming on line in early 2026.

Cadence-Creek-at-Towne-Lake-Cypress

CYPRESS, TEXAS — Caldwell Communities has opened Cadence Creek at Towne Lake, a 250-unit active adult complex in Cypress, a northwestern suburb of Houston. The community features one- and two-bedroom apartments that range in size from 760 to 1,230 square feet and cottages that range in size from 900 to 1,200 square feet. Amenities include a pool, fitness center, library, theater room, arts and crafts room, gaming area and a dog park. Rents start at $1,500 per month for a one-bedroom unit.

The-Metropolitan-Springfield-New-Jersey

SPRINGFIELD, N.J. — Locally based developer Garden Communities has begun leasing The Metropolitan, a 270-unit multifamily property located in the Northern New Jersey community of Springfield. The property consists of 223 one- and two-bedroom apartments, 47 two- and three-bedroom townhomes and 5,000 square feet of retail space. Amenities include a pool, fitness center, coffee bar, community room, coworking spaces and an outdoor kitchen with grilling and dining stations. Leasing for the townhomes is underway, with rents starting at $6,945 per month. Leasing of the apartments will commence early next year.
