Quinlan-Self-Storage-Fair-Lawn-New-Jersey

FAIR LAWN, N.J. — Quinlan Development Group LLC has broken ground on a 1,084-unit self-storage facility in Fair Lawn, located across the Hudson River from The Bronx. Upon completion, which is slated for summer 2022, the $17 million facility will have a gross square footage of approximately 123,000 square feet. Bank OZK provided construction financing for the project, which is the fourth self-storage facility that Quinlan has developed from the ground up since 2018.

MELROSE PARK, ILL. — Krusinski Construction Co. has completed Chariot Logistics Center in Melrose Park, a western suburb of Chicago. The developer was Ridgeline Property Group. The three-building, 623,000-square-foot project is situated on the site of the former Maywood Park Racetrack, a horse racing venue that closed in 2015. All three buildings were leased to an e-commerce tenant prior to completion. Building 1 totals 236,000 square feet, Building 2 spans 252,000 square feet and Building 3 totals 135,000 square feet. Each building has a clear height of 32 feet. Demolition and site work took approximately six months. Krusinski also built new infrastructure elements, including roads, detention ponds, water mains, stormwater systems and utility lines. The project team included Harris Architects, Progressive AE and Kimley Horn.

Village at Hays Preserve

HUNTSVILLE, ALA. — Daniel Corp. has broken ground on a new $60 million luxury apartment development in east Huntsville known as Village at Hays Preserve. The project team includes Birmingham-based general contractor Doster Construction Co. and architectural firm Nelson Architects. The 336-unit Village at Hays Preserve will be a seven-building complex located on 22 acres along U.S. Highway 431. Community amenities will include a clubhouse, saltwater pool and an onsite nature trail within Hays Nature Preserve. Construction is expected to complete in early 2023 with first units becoming available in 2022. Doster Construction is also working on another development in downtown Huntsville known as Constellation, a mixed-use property. The company is working with developer Heartland Real Estate Partners LLC on that project.

Brick-and-Mortar-District-Kyle

KYLE, TEXAS — A public-private partnership between Austin-based Momark Development, the City of Kyle and Cardinal MF LLC has broken ground on Phase I of The Brick and Mortar District, a 138-acre mixed-use project in Kyle, located south of Austin. The site is located within the 2,200-acre Plum Creek master-planned community. The 21-acre Phase I will comprise a 300-unit apartment building with 7,000 square feet of ground-floor retail, restaurant and coworking space, as well as two parks totaling 6.6 acres that will be connected by a walking trail with art installations. Amenities at the apartment community will include two pools and a fitness center. The first units are expected to be available for occupancy in March 2022. At full buildout, The Brick and Mortar District will consist of approximately 2,500 residential units, 150,000 square feet of retail space, 250,000 square feet of office space and 35 acres of parkland and trails.

MINNEAPOLIS — Kraus-Anderson has broken ground on Moment, an $80 million apartment tower in downtown Minneapolis. The developer, Sherman Associates, acquired the site from Thrivent Financial, whose headquarters recently opened nearby. Designed by ESG Architects, the 222-unit project will also include 15,300 square feet of commercial space. The second floor of the 10-story building will be home to Firefighters for Healings and its Transitional Healing Center for injured firefighters and burn victims. The center will provide 12 suites for families awaiting a patient in the hospital or discharged patients. Amenities will include a pool, sauna, sports simulator, work-from-home space and rooftop lounge. Two solar gardens will offset the building’s energy usage. Completion is slated for fall 2022. “We were inspired by the people likely to live there, the healthcare workers at the neighboring Hennepin Healthcare Center,” says Valerie Doleman, senior vice president with Sherman. “We designed an environment that encourages people to celebrate moments of joy, find moments of peace, moments of pause and share moments with each other. We wanted to encourage people to live in the moment.”

MIAMI — Developers 13th Floor Investments and Adler Group have opened leasing for CORE Link at Douglas, a new 312-unit residential tower underway in Miami. Slated to open in August at 3060 SW 37th Ave., CORE will become the first tower to open at Link at Douglas, a seven-acre mixed-use development located adjacent to Miami’s Metrorail and The Underline linear park. Global investment manager Barings is a partner on the project. Located along US-1 and Douglas Road, CORE is situated between Coral Gables and Coconut Grove. The property is less than two miles away from the University of Miami. The 22-story residential building will feature studios, one- and two-bedroom apartments. Leasing rates will start at $1,690 for studios, $2,090 for one-bedrooms and $2,790 for two-bedrooms. Community amenities will include a rooftop pool deck, poolside grilling and private cabanas, as well as a fitness center with a yoga studio, business center and media room. A social lounge will come complete with billiards, shuffleboard, ping pong and a furnished seating area centered around a fireplace. Other amenities will include secured package room, bike storage and Wi-Fi in all common areas. MESQUITE, TEXAS — The City Council of Mesquite, located east of Dallas, has passed a resolution to approve terms and conditions for the development of a $60 million industrial project that will be known as Mesquite 635. A partnership between Phoenix-based investment and development firm Creation Equity and a fund advised by Crow Holdings Capital is developing the 555,000-square-foot project. Mesquite 635 will be situated about 11 miles east of Dallas at the southeast corner of Interstate 35 and U.S. Highway 80 and will consist of two rear-load buildings and one front-load building. LGE Design Group and its affiliate, LGE Design Build, are respectively serving as the architect and general contractor for the project. Construction is expected to begin in the fourth quarter and to be complete by late 2022/early 2023.

Scott-Road-Commerce-Center-Menifee-CA

MENIFEE, CALIF. — Newport Beach, Calif.-based Jupiter Holdings has released plans for Scott Road Commerce Center, an industrial center located at 33380 Zeiders Road in Menifee. Totaling 702,147 square feet on 40.5 acres, Scott Road Commerce Center will include one existing, fully leased industrial building and four to-be-constructed buildings. The first phase of construction includes buildings one and two, with an estimated groundbreaking on building two in August 2021 for completion in mid-2022. The second phase will include buildings three, four and five with a tentative groundbreaking in early 2022 and completion slated for year-end 2022. The completed complex will offer buildings ranging from 73,000 square feet to 230,000 square feet. Tucker Hohenstein, Steve Bellitti and Joey Jones of Colliers International, in partnership with Gordon Mize of Lee & Associates, will handle marketing efforts for the development.

CHICAGO — Detroit-based City Club Apartments has opened Phase II of the MDA building in downtown Chicago’s Loop District. Phase II is a seven-story building with 81 units. The project is the first of two new developments opening in the next 18 months that are part of City Club’s “apartment hotel” strategy, whereby residents are able to choose between short- and long-term leases. Amenities include a rooftop sky park with a pool, outdoor theater, grill station and lounge seating. The second floor houses an entertainment and conference room that connects to Phase I via a sixth-floor skybridge. Residents have access to amenities at both buildings, including the onsite restaurant Elephant & Castle, a fitness center, Zen garden, bicycle room, bark park and business center. The 23-story Phase I features 190 units. That building dates back to 1927 and was redeveloped into apartments in 2006. Monthly rents start around $1,500 for studios.

Beam-on-Farmer-Tempe-AZ

TEMPE, ARIZ. — Mortenson, in partnership with PGIM Real Estate and Urban Development Partners, has broken ground on The Beam on Farmer, a Class A office building located in downtown Tempe. The five-story, 184,000-square-foot building will feature exposed cross-laminated timber (CLT) construction as the primary structural system. The CLT process utilizes young trees and combines layers of natural timber for an eco-friendly building approach. CLT creates zero waste and will capture 3.5 tons of carbon dioxide with scrap material from CLT production used to create other products or biofuel. Located at 401 S. Farmer Ave., The Beam on Farmer will feature a mix of solid timber, concrete, steel and glass in its design. Interiors will feature 13-foot exposed wood ceilings, 40,000-square-foot open floorplates and an under-floor air distribution (UFAD) system providing high-quality airflow and energy efficiency. Additionally, the project will be served by an adjacent parking garage with a 4/1,000 parking ratio. RSP Architects is serving as architect for the project, which is slated for completion in May 2022. Ryan Timpani and Mark Gustin of JLL are handling leasing for the project.
