Palladium-Crestway-San-Antonio

SAN ANTONIO — Palladium USA, in partnership with the San Antonio Housing Trust Public Facility Corp. (PFC), has broken ground on Palladium Crestway, a $65 million affordable housing project in San Antonio. Income restrictions for the community were not disclosed. Palladium Crestway will be a three-story building with 271 units on a 10-acre site. Residences will come in one-, two- and three-bedroom floor plans. Amenities will include a pool, fitness center, conference center, sports court, dog park, computer lounge, children’s playroom and clubroom with a mini-kitchen. Preleasing will begin next summer, and full completion is slated for next winter. The San Antonio Housing Trust PFC issued $31 million in tax-exempt bonds that were purchased by Cedar Rapids Bank & Trust. PNC Bank provided a $27 million equity investment. Kim Parker of Dynamic Commercial Real Estate represented Palladium USA in the purchase of the land. Cross Architects designed the Palladium Crestway, and Brownstone Construction is serving as the project’s general contractor.

Merit-Apartments-Lewisville

LEWISVILLE, TEXAS — San Francisco-based Legacy Partners and Pondmoon Capital Holdings USA have opened Merit, a 296-unit apartment community in the northern Dallas suburb of Lewisville. The development features one-, two- and three-bedroom units that range in size from 630 to 1,500 square feet and are furnished with granite countertops, stainless steel appliances, work-from-home spaces and private balconies/patios. Amenities include a pool, fitness center, dog park, coworking space, outdoor gaming area and a 24-hour convenience mart. Project partners included JHP Architecture and Provident General Contractors.

West-Loop-Business-Park

WHITE SETTLEMENT, TEXAS — Locally based developer Street Realty will build West Loop Business Park, a 140,000-square-foot industrial project in White Settlement, a western suburb of Fort Worth. West Loop Business Park will comprise 14 shallow-bay buildings on a 12-acre site. Each building will span 9,900 square feet and can be subdivided for multiple tenants or marketed to a single tenant. Construction is scheduled to begin before the end of the year and wrap up in the third quarter of 2024. FirstBank Southwest provided construction financing for the deal.

Sullivan-Square-Charlestown

CHARLESTOWN, MASS. — Locally based developer RISE has received approval from the Boston Planning & Development Agency for a 750,000-square-foot mixed-use project that will be located in the Charlestown area on the city’s north side. Designed by CBT Architects, the project is known as 40 Roland Street and is part of the larger redevelopment of Sullivan Square. Full plans call for 126 residential units, 20 percent of which will be earmarked as affordable housing, as well as 605,300 square feet of office and life sciences space, 31,685 square feet of retail and restaurant space and 70,799 square feet of open green space. These uses will be housed across three buildings and five parcels. The development team, which also expects the project to add about 2,000 permanent jobs to the local economy, will make infrastructural improvements to roadways and landscaping as part of the project.

Granite-Park-Six-Plano

PLANO, TEXAS — Granite Properties, in partnership with publicly traded REIT Highwoods Properties (NYSE: HIW), has completed a 422,109-square-foot office building located within the 90-acre Granite Park development in Plano. Designed by BOKA Powell with interiors by HKS Architects, Granite Park Six rises 19 stories and offers amenities such as a fitness center, tenant lounge, golf simulator, café and a lecture hall. The building also houses an array of health and wellness features such as dispatch elevators, touchless entry points and restroom fixtures and advanced HVAC systems that promote clean air technology. Austin Commercial served as the general contractor for the project, construction of which began in December 2021 and topped out last fall.

MALDEN, MASS. — Manhattan-based DH Property Holdings has completed a 94,095-square-foot industrial facility in Malden, a northern suburb of Boston. DH Property developed the facility, which features a clear height of 32 feet and parking for 197 vehicles, in a joint venture with Pugh Management. Construction began in summer 2022. Brian Pinch, Tony Coskren, Ed Jarosz, Rick Schuhwerk, Matt Pullen, Samantha Hallowell and Jim Tribble of Newmark brokered the sale of the five-acre site on which the project will be built. Newmark has also been named the leasing agent.

DALLAS — General contractor and construction management firm Swinerton has topped out Bridge Labs at Pegasus Park, a 135,000-square-foot life sciences project in northwest Dallas. The project represents the latest phase of the 23-acre Pegasus Park development. A partnership between Montgomery Street Partners, J. Small Investments and Lyda Hill Philanthropies owns Pegasus Park, the master plan of which also includes an 18-story tower with 538,000 square feet of office space and a brewery/restaurant. Full delivery is slated for the second quarter of 2024. Jim Curtin and Andrew Gray of JLL, along with Jason Piering of Hamilton Realty Finance, arranged financing for the redevelopment that included a five-year construction loan from Interbank and C-Pace financing through Nuveen Green Capital.

DALLAS — Rubenstein Partners is underway on the redevelopment of the 27-acre former PepsiCo office campus in Plano. The Philadelphia-based developer is currently renovating the 250,000-square-foot building at 5600 Technology Drive, which the company purchased in 2022. Capital improvements include a new lobby and entryway, along with a new tenant lounge, coffee bar and fitness center. Exterior improvements include a new façade with enhanced landscaping, as well as the addition of outdoor seating areas and pickleball courts. Dallas-based GFF is overseeing the design of the project, which is expected to be complete by the end of the year.

JERSEY CITY, N.J. — Developer Milton Fantin has begun leasing Overlook Flats, a 297-unit apartment complex in the Journal Square area of Jersey City. Designed by Michels & Waldron with interiors by Builders Design, the 16-story building houses studio, one-, two- and three-bedroom units. Residences are furnished with stainless steel appliances, designer cabinetry and quartz countertops. Outdoor amenities include a rooftop deck with a pool, kitchen, lounge area, picnic areas, bocce ball court and a pet play area. Inside, residents have access to coworking spaces, a children’s playroom, fitness center, golf simulator and a package room. Rents start at $2,600 per month for a studio apartment.

NEW YORK CITY — Locally based firm Douglaston Development has completed a 188-unit affordable seniors housing project in The Bronx. The 12-story building is adjacent to the New York Botanical Garden (NYBG) and represents Phase I of a larger development. Phase II will consist of 277 affordable seniors housing residences and 8,000 square feet of retail space. Units are reserved for households earning 50 percent or less of the area median income. Douglaston developed the project through a 99-year ground lease with NYBG. Stephen B. Jacobs Group designed the project, and Levine Builders served as the general contractor and construction manager.
