Viridian-Phase-II-Arlington

ARLINGTON, TEXAS — Dallas-based StreetLights Residential has broken ground on Phase II of Viridian, a project in Arlington that will add 343 luxury apartments to the local supply. Units will feature one-, two- and three-bedroom floor plans ranging in size from 588 to 1,674 square feet. The development will also feature 32 townhomes averaging 1,902 square feet. Residences will be furnished with granite countertops, tile backsplashes, custom flooring and cabinetry, smart home features and individual washers and dryers. Communal amenities will include a pool, lounge with coworking space, fitness center, an outdoor exercise and event lawn, pet park, golf simulator and a clubroom with a TV. StreetLights Creative Studio is the architect of record for the project, and SLR Construction LLC is the general contractor. Completion is slated for spring 2023. Viridian is a 2,000-acre mixed-use development with residential, retail and entertainment uses, along with multiple lakes and open green spaces.

BelleVista-Place-Bellevue-WA

BELLEVUE, WASH. — PMF Investments has completed the disposition of BelleVista Place, a mixed-use, master-planned development site located at 100 112th Ave. NE in Bellevue. An undisclosed buyer acquired the 4.9-acre site for $152.2 million. Designed by CollinsWoerman, the project will feature residential, office and retail space, as well as subterranean parking. According to the City of Bellevue’s first-quarter 2020 Downtown Bellevue Major Projects List, the development team is seeking approval for a two-phase project with a 17-story office tower and five-story residential building in the initial phase and a 17-story office tower and 15-story office building in the second phase. In total, the proposed project would bring approximately 138 residential units, 987,140 square feet of office space and 1,051 parking spaces. With substantial work already completed on the design and city entitlements, the Class A project is slated to begin delivery in 2024. Kevin Shannon, Ken White, Tim O’Keefe, Nick Kucha and Rob Hannan of Newmark represented the seller in the transaction.

PHILADELPHIA — GMH Capital Partners LP, in partnership with Wexford Science & Technology LLC, is nearing completion of ANOVA at uCity Square, a 461-unit multifamily project in Philadelphia’s University City area. The property will include 14,000 square feet of retail space and a 157-space parking garage. Units will feature one-, two- and three-bedroom floor plans with stainless steel appliances, quartz countertops and individual washers and dryers. Amenities will include a pool, indoor and outdoor lounges, fitness center with yoga and spin studios, coworking spaces, a complimentary coffee bar and beer taps, golf simulator and a dog washing station. Construction began in March 2020 and is scheduled for completion in August.

FORT WORTH, TEXAS — Locally based developer M2G Ventures has completed North Quarter 35, a 645,000-square-foot industrial project in Fort Worth. The Class A, cross-dock facility is located along Interstate 35 within the TexasAlliance Mobility Innovation Zone on the city’s north side. GSR Andrade designed the project, and FCL Builders served as the general contractor.

Urban-District-183-Euless-Texas

EULESS, TEXAS — Locally based developer Urban Logistics Realty will build Urban District 183, a three-building, 367,000-square-foot industrial project that will be located in the metroplex city of Euless. The project will be situated on the 22-acre site of the former Cooper’s Driving Range at the corner of Pipeline Road and Industrial Boulevard. Stream Realty Partners has been tapped to lease the development, which will consist of a 100,000-square-foot rear-load building, a 191,000-square-foot front-load building and a 75,000-square-foot side-load building. Construction is scheduled to begin in May and to wrap up in the second quarter of next year.

SOUTH COUNTY AND WARRENTON, MO. — IMPACT Strategies has completed two new cannabis dispensary buildouts for Proper Brands in Missouri. Both projects involved the repositioning of existing retail buildings located in South County and Warrenton. Both store locations feature specialized security measures and vaults. The interiors feature black and white design with light wood accents and midcentury modern furniture. IMPACT worked with Eddy Design Group and Case Engineering. Proper Brands is a medical marijuana company in the state of Missouri.

LEXINGTON, MASS. — Locally based developer Greatland Realty Partners has broken ground on Revolution Labs, a 180,000-square-foot life sciences project in Lexington, a northwestern suburb of Boston. Revolution Labs will feature purpose-built laboratory infrastructure, full-service onsite amenities and multi-functional outdoor spaces. SGA is the project architect, and Callahan Construction Managers is the general contractor. JLL is handling leasing for the property. The development team expects the property to be available for occupancy by the third quarter of 2022.

FERNLEY, NEV. — Newport Beach, Calif.-based Mark IV Capital has broken ground on Victory Logistics District, a 4,300-acre, master-planned industrial district in Fernley. Mark IV Capital acquired the land in July 2019 and has since designed the multi-phased development, including infrastructure, rail facilities and industrial buildings ranging in size from 170,000 square feet to 1.5 million square feet. Slated for completion in the first quarter of 2022, Building A will offer 815,000 square feet of cross-dock industrial space designed by HPA Architects. The building will feature 40-foot clear heights, 160 dock positions measuring 9-foot by 10-foot, four 12-foot by 14-foot drive-in doors, 451 auto parking spaces, 371 trailer parking spaces, three access points (two off of Duffy Road and one off of Nevada Pacific Parkway) and 11.4 acres of additional land available for expanded parking.

ELGIN, ILL. — GoldCoast Logistics Group (GCLG) has broken ground on its new $15 million headquarters at 1425 Madeline Lane in Elgin, about 35 miles northwest of Chicago. The 61,888-square-foot facility will include a 38,000-square-foot warehouse and 23,000 square feet of office space. PANCOR Construction & Development LLC is the developer, architect and general contractor. NAI Hiffman assisted GCLG in its site selection. Spurred by the rise of e-commerce, GCLG was founded in 2010 and has grown from two employees in Wood Dale to 700 employees in Elgin, Florida and Arizona. The company’s truck fleet has more than quadrupled over the past three years. The new headquarters will feature a rooftop deck, two-story atrium, four break rooms, workout areas and a half-sized basketball court. There will be 26 dormitory rooms for truck drivers who need overnight accommodations. The warehouse will feature a clear height of 30 feet and parking for 40 trucks and cars. Construction is slated for completion in December.

The community features 122 senior living apartments in the 106,000-square-foot-building.
