Dallas-Midpoint-Crossing

DALLAS — Atlanta-based Robinson Weeks Partners will develop Dallas Midpoint Crossing, a 550,000-square-foot industrial project that will be located on a 26.6-acre site about 30 miles from Dallas-Fort Worth International Airport. The facility will offer proximity to Interstates 20 and 45, as well as the Union Pacific Railroad Intermodal Terminal. Building features will include 36-foot clear heights, 282 auto parking spaces and 130 trailer parking spaces. Construction is scheduled to begin in May and to wrap up in the second quarter of 2022. JLL will market the project for lease.

CHICAGO — Lendlease and Magellan Development Group have begun pre-leasing at Cascade, a 37-story, 503-unit luxury apartment tower in Chicago’s Lakeshore East neighborhood. First move-ins are expected this summer, coinciding with the opening of the adjacent Cascade Park, a publicly accessible green space that will connect the property to the lakefront and Chicago Riverwalk. Floor plans will range from 509 to 1,332 square feet. Monthly rents for studios will start at $1,650, $2,050 for one-bedrooms, $3,300 for two-bedrooms and $5,750 for three-bedrooms. Cascade will offer more than 45,000 square feet of indoor and outdoor amenity space across three levels. The building’s 32nd floor features a terrace overlooking Navy Pier and Lake Michigan. The design team includes bKL Architecture for the tower and Claude Cormier + Associés for the park. Cascade residents who plan to transition into homeownership can take advantage of a program that enables them to sign a contract for a condo at Cirrus, the adjacent 47-story, 350-unit condominium tower. Half of the rent paid (up to 2.5 percent of the purchase price) can be recouped as a credit at closing.

Arbor-Terrace-Marlton-New-Jersey

EVESHAM TOWNSHIP, N.J. — Capitol Seniors Housing has broken ground on Arbor Terrace Marlton, a project in Evesham Township near Philadelphia that will consist of 60 assisted living apartments and 27 memory care units. The 76,500-square-foot community will be located near several major medical facilities and will offer amenities such as a private dining area, theater, bistro, hair salon, lounges and outdoor amenity spaces with artwork and a pond. Meyer Senior Living Studio is designing the project, and IMC Construction is the general contractor. The opening is scheduled for early 2022.

Holden-of-Pearl-Portland-OR

PORTLAND, ORE. — Alliance Residential has started construction on Holden of Pearl, a 16-story seniors housing community in the Pearl District of downtown Portland. The 237-unit community will offer apartments for rent that cater to residents seeking both independent and assisted living, while also reserving a separate, private community for memory care residents. The asset includes 28,000 square feet of indoor amenity space. Milestone Retirement Communities will operate the property upon completion.

WATERTOWN, MASS. — A joint venture between two locally based firms, The Davis Cos. and Boston Development Group, will develop a 450,000-square-foot life sciences campus at 66 Galen St. in the western Boston suburb of Watertown. Phase I of the project, construction of which is set to begin in May, will consist of a 224,106-square-foot research and lab building. Amenities will include a fitness center, bike room and an onsite café and retail space. Elkus Manfredi is the architect for the project. About 40 percent of the site’s total acreage will be dedicated to parks and green spaces.

The Range

HUNTSVILLE, ALA. — The Beach Co. has broken ground on The Foundry, a mixed-use apartment community, and The Range, a commercial office building, in Huntsville. Construction on The Foundry is scheduled for completion in spring 2023, and The Range is scheduled to be completed in winter 2022. The Foundry will comprise four residential buildings offering 328 multifamily residences with studio, one- and two-bedroom floor plans and three townhome buildings encompassing 14 units. The multifamily units will range from 608 to 1,176 square feet, and the three-bedroom townhomes average 2,468 square feet. Residences at The Foundry will feature stainless appliances, designer fixtures, tile showers and backsplashes, granite counters and ceilings ranging from nine to 14 feet. Residential amenities will include a pool deck, dog park, club and fitness rooms, private parking and a bike storage room and bike shop. The Foundry will also offer approximately 9,900 square feet of commercial space throughout its campus, including a one-story, 5,500-square-foot building designated to feature multiple retail or restaurant concepts sharing a common patio space along Governors Drive. SCOTTSDALE, ARIZ. — A partnership between Trammell Crow Co. and PGIM Real Estate has completed Axis Raintree, a speculative office property in Scottsdale. Located at 8605 E. Raintree Drive, Axis Raintree offers 175,112 square feet of Class A office space across three stories and structured parking. Designed by RSP Architects and constructed by Willmeng Construction, the building is situated on five acres and features 5,000 square feet of outdoor, Wi-Fi-enabled amenity space; a 1,500-square-foot tenant lounge; and a 40-person training room. Additionally, the building features touchless entries, an air testing and monitoring system and MERV-13 filters, which meets new CDC guidelines. Axis Raintree is also in the process of achieving WELL v2 Core Certfication and a WELL Health-Safety rating. ST. PETER, MINN. — Kraus-Anderson has begun the $60 million expansion of the Lund Center at Gustavus Adolphus College in St. Peter, about 70 miles southwest of Minneapolis. Designed by BWBR Architects, the 72,000-square-foot project includes new and improved spaces for wellness and academic programs in health and exercise and athletic training. Academic programs within Lund Center prepare students for careers in healthcare, education, coaching, athletic training and strength and conditioning. Phase I, which is expected to cost $21.6 million and be completed in spring 2022, will expand wellness facilities and include an expanded weight room as well as cardio and group fitness spaces. A new academic wing will house improved classrooms and faculty offices. A third-floor student lounge and recruitment area will be added for student and faculty use. Phase II calls for the construction of a new human performance lab, a 53,000-square-foot field house, a 118-seat lecture hall and locker rooms.

Beacon Logistics Center

PINEVILLE, N.C. — Charlotte-based Beacon Partners has broken ground on a 525,030-square-foot speculative logistics building at Carolina Logistics Park near the Westinghouse Boulevard and Nations Ford Road interchange in Pineville. The mass grading and road infrastructure for the 288-acre park is underway and will be complete by the end of the year. The Carolina Logistics Park building will be able to accommodate several tenants and is designed to appeal to the large-building demand. The site is approximately 14 miles south of Charlotte and is in close proximity to Interstates 85, 485 and 77. Located at 11925 Carolina Logistics Drive, the new building will feature 40-foot clear heights, 190-foot concrete truck courts with trailer parking, floor slabs and 139 trailer stalls. The building is slated for completion early in 2022. When finished, Carolina Logistics Park will accommodate up to 3.5 million square feet of new Class A distribution and manufacturing space. The project team includes general contractor The Conlan Co., architect Merriman Schmitt Architects and civil engineer Orsborn Engineering Group. Wells Fargo provided construction financing.

WAYLAND, MASS. — Multifamily developer Wood Partners has broken ground on Alta at River’s Edge, a 218-unit apartment project in the western Boston suburb of Wayland. The property will offer one-, two- and three-bedroom units with stainless steel appliances, smart thermostats and private balconies. Amenities will include a clubroom, game lounge, fitness center, indoor golf simulator, a pool, fire pits and outdoor grilling stations. The opening is scheduled for summer 2022.
