FORT LAUDERDALE, FLA. — The Florida Panthers, the NHL club based in South Florida, plans to redevelop the War Memorial Auditorium in Fort Lauderdale into a new practice facility and entertainment center. The 144,000-square-foot project is slated for completion in summer 2022. Originally announced in April 2019, the Panthers privately financed $65 million for the War Memorial Auditorium revitalization, which was created through a public-private partnership with the City of Fort Lauderdale. The Florida Panthers plan to restore the facility through an adaptive reuse of its existing structure. The revitalized Florida Panthers Fort Lauderdale War Memorial Auditorium will feature two regulation-sized indoor ice rinks (including one available for public use), a practice facility and a ballroom-style concert and performance venue that can accommodate up to 3,800 people. The Panthers practice rink, which will primarily be used for community ice programming, will also feature stadium seating for up to 1,000 fans during practices and training camps. CHICAGO — Summit Design + Build LLC has completed construction of a 148-room SpringHill Suites hotel in Chicago’s Chinatown neighborhood. Summit constructed the four-story, 80,000-square-foot property on top of an existing two-story parking garage and retail center. The project includes a first-floor lobby, reception, gym, breakfast room and meeting room. SpringHill Suites is under the Marriott International umbrella. The project team included T2 Mechanical and Vari Architects.
PATERSON, N.J. — BAW Development has broken ground on the redevelopment of Hinchliffe Stadium, an athletic venue in the Northern New Jersey city of Paterson that was originally built in 1932 as the home field of the New York Black Yankees of the Negro Leagues. Once the redevelopment is complete, the site will house a 7,800-seat venue with an upgraded field and seating areas, as well as a 75-unit affordable seniors housing complex, a 12,000-square-foot restaurant and event space, a 5,200-square-foot preschool and a 314-space parking garage. The ballpark, which fell into disrepair in the late 1990s and has been largely unused since then, is most often associated with Paterson native Larry Doby, the first player to break the American League color barrier in 1947. BAW Development is the lead developer and majority owner. RPM Development Group is BAW’s development partner. Construction is being funded, in part, through local, state and national funding via historic tax credits, low-income housing tax credits, new market tax credits and a bond issued by the Passaic County Improvement Authority. Goldman Sachs also recently provided $60 million in construction financing.
IRVINE, CALIF. — Irvine Company has opened Innovation Office Park, an open-air office village in the Irvine Spectrum business district. Offering more than 1.1 million square feet of creative and flexible workspace on 73 acres, the property features 28 loft-style buildings naturally connected by a center pedestrian path line. The property features expansive indoor and outdoor space; an indoor/outdoor café with rotating cuisine and walk-up artisan coffee bar; an event-ready pavilion; a private fitness center with spin/yoga studio; and tech-enabled conference and event space. Located at the confluence of interstates 5 and 133, Innovation Office Park’s first eight buildings, totaling 300,000 square feet, are now available for lease. The workplace community offers buildings ranging from 20,000 square feet to 40,000 square feet with suites as small as 2,000 square feet. Companies are able to customize spaces through branded super-graphics on the building exterior and select from a curated menu of private patio furniture and tailored interiors. The buildings also feature oversized roll-up doors, private patios, operable windows for fresh air, MERV-13 air filtration for healthier air circulation and Viracon glass and skylights for maximum energy-efficient daylighting. ORLANDO, FLA. — Universal Parks & Resorts has selected Wendover Housing Partners to design, build and manage an affordable housing community planned in Orlando. The project will be situated near the International Drive corridor, an area identified as high priority by Orange County’s Housing for All Task Force. Universal Creative, a division within Universal Parks & Resorts, will work with Wendover Housing on the overall plan for the new community. A Universal selection committee chose Wendover Housing from five finalists whittled down from 17 developers that submitted initial proposals. Wendover Housing, based in nearby Altamonte Springs, Fla., will help with creating Universal’s vision for affordable housing on the 20-acre site. The community will include 1,000 apartments, as well as 16,000 square feet of retail space. The development will have at least 75 percent of its apartments be dedicated to affordable housing. Construction is expected to begin in late 2022. Ownership of the site has been transferred from Universal to a not-for-profit established by the company called Housing for Tomorrow whose role is to oversee the initiative. PHILADELPHIA — New Jersey-based Saxum Real Estate Cos. will develop Fishtown Kensington Village, a 297-unit apartment community in the Fishtown neighborhood of Philadelphia. The property will feature loft, studio, one- and two-bedroom units with stainless steel appliances, tile backsplashes and quartz countertops. Amenities will include a coworking café, two clubrooms, an industrial kitchen, lounge, two rooftop terraces and a fitness center. Thomas Didio, Michael Klein and Ryan Ade of JLL arranged a three-year, floating-rate construction loan in the amount of $46.5 million for the project through Valley Bank. Completion is slated for summer 2022.
CEDAR RAPIDS, IOWA — Garling Construction is scheduled to break ground next month on the first building at Edgewood Logistics Park, a 145-acre industrial business park in southwest Cedar Rapids. The first building will span 200,000 square feet and will be built on a speculative basis. It will feature a clear height of 36 feet and more than 50 truck docks. Situated at the northeast corner of Edgewood Road and 76th Avenue, Edgewood Logistics Park will house approximately 1.5 million square feet of industrial buildings upon completion for a total value of more than $125 million. The development group undertaking the project is privately held and locally owned. GLD Commercial is the leasing agent.
HUNTINGTON BEACH, CALIF. — DJM has submitted plans to Huntington Beach’s Planning Commission for a mixed-use residential development at the Bella Terra shopping center in Huntington Beach. Planned on the current Burlington Coat Factory site, the new development would include demolishing the 210,000-square-foot structure and an additional surrounding 30,000 square feet of retail space. DJM plans to replace the demolished structures with a low-rise building boasting 25,000 square feet of ground-floor retail space beneath five stories of residential space, with 15 percent of the 300 units designated as affordable housing. The project will include structured parking for residents that supplements Bella Terra’s existing parking structure. Since acquiring Bella Terra, formerly the Huntington Beach Mall, in 2005, DJM has transformed the shopping center into a community hub by curating a mix of retail, dining and entertainment spaces. In 2019, DJM reimagined the property’s center courtyard to include a stage, grassy lawn and beer and wine garden in an open-air setting.
DURHAM, N.C. — Duke Health has opened a newly built center at Duke Regional Hospital in Durham that services behavioral therapy patients. The new center plans to combine the behavioral health services that had been offered separately at Duke University and Duke Regional hospitals. The facility, known as Duke Behavioral Health Center North Durham, cost $102.4 million to build. The Duke Behavioral Health Center North Durham project also includes an expansion of the hospital’s emergency department, which has been moving into the new space on a rolling basis as construction is completed. The new behavioral health services at the facility include 42 private inpatient rooms with two courtyards; 18 private treatment spaces in the emergency department with a courtyard; 30 outpatient clinic rooms; and electroconvulsive therapy. The new addition increases capacity from 36 to 49 treatment rooms. Construction started inside in the hospital in March 2018. The public entrance that had recently been near Cancer Services opened yesterday at its permanent location off Crutchfield Street, adjacent to the main hospital building.
WEST PALM BEACH, FLA. — Balfour Beatty has broken ground on Icon Marina Village, a two-tower, 24-story residential development in West Palm Beach. Related Group is the developer of the project, which will be located close to the Intracoastal Waterway, Atlantic Ocean, Palm Beach Island and downtown West Palm Beach. Balfour Beatty and Related Group plan to deliver Icon Marina Village in 2023. Designed by Miami-based Arquitectonica, Icon Marina Village will feature two high-rise towers that will accommodate 399 residential units, offering one-, two- and three-bedroom units. The development will include a rooftop with adjoining garage, semi-private beach club with day dock and sand beach, a heated European-edge swimming pool, business lounge, fire pit and outdoor kitchen, a spa with a sauna and more. Each apartment will feature stainless steel appliances, quartz countertops, backsplashes, Italian cabinetry and Wi-Fi. Each waterfront unit comes with floor-to-ceiling windows, high ceilings and balconies. At least two of the penthouse units will also feature their own private rooftop pools. Icon Marina Village represents the first phase of a 19 plus-acre integrated master development in partnership with Rybovich at the site of its Superyacht Marina.
