NAPERVILLE, ILL. — Lincoln Property Co. and Calamos Real Estate have selected McShane Construction Co. to build a 285-unit luxury apartment project at CityGate Centre in Naperville, a western suburb of Chicago. Known as Lincoln at CityGate, the four-story project will include a 430-space parking garage and a shell for a 37,893-square-foot rooftop event center. Residents will have access to amenities such as a lounge, library, fitness and yoga rooms, bike lounge, storage, dog spa and pool area. Completion is slated for February 2023. CallisonRTKL is the architect. CityGate Centre is home to a hotel, office space and bars and restaurants.

CARTERET, N.J. — Crow Holdings Industrial will develop a 1.2 million-square-foot speculative industrial facility on a 126-acre site in the Northern New Jersey community of Carteret. The development will consist of three buildings ranging in size from 335,000 to 480,000 square feet that will feature 40-foot clear heights, 174 dock doors, 140 trailer parking spaces and six drive-in ramps. Crow Holdings acquired the site from Rahway Arch Properties and plans to begin construction this summer. Cushman & Wakefield has been tapped to lease the project.
NEW ORLEANS — Lineage Logistics, an industrial REIT specializing in cold storage real estate, will build a $42 million expansion of its Jourdan Road cold storage facility at Port of New Orleans (Port NOLA). The State of Louisiana is providing $10 million in capital outlay funds, while Port NOLA is providing $2 million in funds. Michigan-based Lineage Logistics is investing the remaining $30 million in capital for the cold storage project, and also is expected to utilize Louisiana’s Quality Jobs Program. The cold storage complex is located along the Inner Harbor Navigation Canal. The development plans are for the complex to grow from 160,000 square feet to 304,000 square feet. Lineage Logistics plans to retain 188 existing jobs with the new project, while creating an estimated 50 new direct maritime and warehousing jobs. Louisiana Economic Development estimates the project will result in an additional 56 new indirect jobs, for a total of more than 100 new permanent jobs in the region. In 2020, Lineage Logistics’ facilities in New Orleans partnered with Port NOLA to export 380,000 tons of poultry to global markets. SCHERTZ, TEXAS — Phelan-Bennett Development and its equity partner, Dallas-based Rosewood Property Co., have broken ground on Four Oaks Distribution Center, a 170,000-square-foot speculative industrial project in the northeastern San Antonio suburb of Schertz. The rear-load facility will be situated on a 9.5-acre site near Tri-County Industrial Park. Building features will include 30-foot clear heights, 32 dock doors and 147-foot truck court depths. Construction is expected to be complete in the fourth quarter. Calvin J. Coatsworth Architects is designing the facility, and R.C. Page Construction is serving as general contractor. JLL will handle leasing. Completion is tentatively slated for the fourth quarter.
MAYWOOD, ILL. — Interfaith Housing Development Corp. has opened Fifth Avenue Apartments in Maywood, a western suburb of Chicago. The 72-unit affordable housing project is situated at 800 S. 5th Ave., a site purchased from the Village of Maywood in 2019. A 5,500-square-foot retail space on the ground floor is slated for grocery store use. Of the apartment units, 19 are set aside for special needs populations, eight for homeless veterans and 11 for residents from the Illinois State Referral Network. The building’s first occupants are being selected based on their ability to meet the federal income criteria for affordable housing programs. Maintaining its affordability status for a minimum of 40 years, the five-story development will provide housing for households at or below 60 percent of the area median income. HED was the project architect and McShane Construction Co. was the general contractor. Additional project team members include SITE Design for landscape architecture and Ericksson Engineering for civil engineering. Interfaith Management Services will serve as property manager. Financial partners for the project included Illinois Housing Development Authority, the Cook County Department of Planning and Development, the Richman Group Affordable Housing Corp. and Bank of America. WORCESTER, MASS. — Regional developer Trinity Financial has completed Worcester Courthouse Lofts, a 118-unit multifamily project in Central Massachusetts that is a redevelopment of the historic Worcester Courthouse. The building was originally constructed in the 1840s. Valued at $60 million, the project was partially financed with federal and state historic tax credit equity and features studio, one-, two- and three-bedroom units. Amenities include a fitness center, pet spa, lounge and a game room. MassHousing provided the majority of the construction debt. Tocci Building Corp. served as the general contractor for the project, and Bohler served as the civil engineer.
NORTH LAS VEGAS, NEV. — VanTrust Real Estate has purchased a 350-acre land site north of the Interstate 15 and Speedway Boulevard interchange in North Las Vegas. VanTrust plans to develop 4.5 million square feet of distribution facilities on the site, which is between the new City of North Las Vegas water line and the Union Pacific Rail line. Construction of utility and roadway improvements is slated to begin in the third quarter of 2021, with building construction following shortly thereafter. This land purchase comes on the heels of the VanTrust’s acquisition of 16 acres for the development of a 246,000-square-foot speculative industrial distribution building at the northwest corner of Tropical Parkway and Nicco Way in North Las Vegas. The building is slated for completion in March 2022 and will be VanTrust’s 11th building developed in North Las Vegas in the past five years.
AUSTIN, TEXAS — StreetLights Residential has broken ground on a 377-unit multifamily community in the Lakeline neighborhood of northwest Austin. The project represents the Dallas-based firm’s third phase of its larger Presidio project. Units will come in one-, two- and three-bedroom formats and range in size from 676 to 1,763 square feet. Residences will be furnished with custom cabinetry, granite countertops and tile backsplashes. Amenities will include a pool, yoga lawn, coworking spaces, coffee bar, fitness center, pet wash and spa and lounge with space for personal projects or art classes. The first two phases of the Presidio development, The Elizabeth and The Michael, opened in 2019 and 2016, respectively. StreetLights Creative Studio is the architect of record for the project and is handling all interior design in-house. SLR Construction LLC is the general contractor. A tentative completion date for the third phase was not released.
PLACERVILLE, CALIF. — The Neenan Company has broken ground for El Dorado Community Health Center (EDCHC), a medical clinic at 4212 Missouri Flat Road in Placerville that will serve residents throughout El Dorado County. Designed by Neenan, the 30,600-square-foot facility will feature 40 primary care exam rooms, 10 behavioral health exam and substance abuse treatment rooms, seven dental exam rooms and four optical exam rooms, as well as space to provide telehealth treatment. Slated for completion in spring 2022, the new facility will replace EDCHC’s current Placerville and Diamond Springs clinics. EDCHC will own and operate the completed facility and the organization received financing for the project, as well as a Health Resources and Services Administration grant to mitigate future weather-related issues.
CHICAGO — James McHugh Construction Co. and Brown & Momen Inc. have broken ground on 508 Pershing at Oakwood Shores, a 53-unit mixed-income development in Chicago’s Bronzeville neighborhood. As part of a public-private partnership led by The Community Builders, the residential and retail building marks the latest phase of the larger Oakwood Shores project, which will span more than 100 acres. Located at 508 E. Pershing Road, the four-story building will include 50 one-bedroom units and three two-bedroom units. There will be 7,000 square feet of amenity space and management offices as well as 3,500 square feet of street-level retail space. Completion of the $17.1 million project is slated for February 2022. Nia Architects and Antunovich Associates are the architects. Of the 53 units, 36 will be low-income housing tax credit units for households earning up to 80 percent of the area median income. The remaining 17 units will be market rate. National Affordable Housing Trust provided project funding in partnership with investor UnitedHealth Group. The project is situated on land formerly occupied by the Chicago Housing Authority’s Ida B. Wells, Madden Park and Clarence Darrow Homes.
