WEST WINDSOR, N.J. — New Jersey-based developer Woodmont Properties has begun leasing Woodmont Way, a 443-unit multifamily community in West Windsor, located just outside of Trenton. The property offers one, two- and three-bedroom units that are all equipped with private balconies or patios. Amenities include a fitness and yoga studio, game room, golf simulator, theater room and a heated pool, as well as pickleball and bocce courts. The pet-friendly community also features a bark park and an indoor pet spa. The first move-ins are scheduled to begin this summer.

CHICAGO — Discover has unveiled plans to open a customer care center in Chicago’s Chatham neighborhood. The property is a former big-box retail center and Discover will work with DL3 Realty to redevelop it. Target Corp. sold the vacant site to DL3. Once fully operational, the center will provide nearly 1,000 full-time jobs to the area. Most of the positions will be for customer care representatives. The 100,000-square-foot project will feature more than 500 car parking spots. Completion is slated for the end of this year. The Riverwoods, Ill.-based credit card company has called the Chicago area home for more than 30 years and employs more than 18,000 people. Discover opened a satellite office downtown three years ago.
Murphy Development Starts Construction of Two Spec Industrial Buildings in San Diego’s Otay Mesa

SAN DIEGO — San Diego-based Murphy Development Co. has commenced construction of two speculative industrial assets – Buildings A and C – at Brown Field Technology Park, a 52-acre corporate industrial and office park in San Diego’s Otay Mesa area. Completion of the two buildings is slated for the third quarter of this year. The 105,150-square-foot Building A and the 123,913-square-foot Building C will both feature 32-foot clear heights, 4,000 amps of 277/480 power, manufacturing sewer and water capacity, ESFR sprinklers, concrete truck courts, wide column spacing and high dock door ratios designed for distribution users. The buildings can accommodate a variety of user requirements ranging from 50,000 square feet to 229,063 square feet. Andy Irwin, Ryan Spradling and Greg Lewis of JLL are overseeing leasing of the two buildings.
ATLANTA — Landmark Properties and AECOM-Canyon Partners have partnered to co-develop The Metropolitan at Atlanta, a 32-story, 835-bed student housing development located a quarter-mile from Georgia State University (GSU) in downtown Atlanta. Construction at The Metropolitan will begin later this month and is scheduled for completion by August 2023. Located at Luckie Street and Ted Turner Drive, the 265-unit project will span 325,000 square feet, including approximately 5,700 square feet of retail space. The mixed-use development will be located near Five Points MARTA station, Centennial Olympic Park, Mercedes-Benz Stadium and State Farm Arena. The Metropolitan will be Landmark’s fourth development in the Atlanta area since 2018. The Metropolitan will offer one- to five-bedroom units. Community amenities will include a clubhouse, outdoor pool, concierge service, 24-hour fitness center, golf simulator and café study lounge. Units will feature granite countertops and stainless steel appliances, as well as high-speed internet and cable. AECOM-Canyon Partners, a joint venture partnership between AECOM Capital and Canyon Partners LLC, is bringing design, construction management and engineering expertise to the project. VIRGINIA BEACH, VA. — Pembroke Realty Group and Beth Sholom Village will build a seven-story senior living community in Virginia Beach known as the Senior Living Project at Pembroke. Kahler Slater Architects designed the community with CJMW Architecture in charge of programming. The community is scheduled to open in 2023. The Senior Living Project at Pembroke will have 124 independent living residences, 20 assisted living apartments and 12 memory support units. Community amenities will include entertaining spaces, a rooftop terrace, indoor pool, fitness room and Wi-Fi throughout. The property will also feature a pet-friendly environment, beautician services, health and wellness classes, chef-prepared meals with flexible dining options and professional housekeeping services. The senior living community will be located at the corner of Jeanne Street and Constitution Drive. Beth Sholom Village first opened in 1980 and has grown from a 120-bed skilled nursing facility to a campus that includes The Terrace Assisted Living. The growth continued with various services, including rehabilitation, transportation, skilled home health and hospice care.
HOUSTON — Design-build firm ARCO/Murray has completed Calhoun Avenue Storage, a 997-unit self-storage facility in Houston that will be operated by Pennsylvania-based REIT CubeSmart. Miami-based private equity firm FivePoint Capital Management developed the property, which rises four stories, spans 126,000 square feet and features a 1,000-square-foot sales office. Construction began in July 2020.
GLENDALE HEIGHTS, ILL. — ML Realty Partners will develop Army Trail Trade Center, a two-building industrial project located along Army Trail Road in Glendale Heights, a western suburb of Chicago. The developer expects to break ground this summer on the buildings, which will total 292,500 square feet. In addition to a clear height of 32 feet, the project will feature ample car parking and 72 exterior docks. Completion of the 21-acre development is slated for spring 2022.
BELMONT, MASS. — A partnership between two development firms, Pennsylvania-based Toll Brothers Inc. (NYSE: TOL) and Boston-based Davis Cos., has opened The Bradford, a 112-unit apartment building in the western Boston suburb of Belmont. The property offers studio, one- and two-bedroom floor plans with keyless entry systems, quartz countertops, stainless steel appliances and individual washers and dryers. Balconies are also available in select units. Amenities include a private courtyard with grilling stations, a roof deck and a resident lounge. Rents start at $2,000 per month for a studio unit, according to Apartments.com.
USA Properties Fund Starts Construction of $80M Affordable Seniors Housing Community in Los Angeles

LOS ANGELES — USA Properties Fund Inc. has started construction of Vintage at Woodman, a 239-unit affordable seniors housing community in the Panorama City neighborhood of Los Angeles. Units will be restricted to residents at least 55 years old that meet a range of income limits, via the California Housing Finance Agency’s Mixed-Income Program. Vintage at Woodman is the first USA Properties project to use the Mixed-Income Program. With the Mixed-Income Program, renters earning 50 percent to 80 percent of the area median income — about $45,000 to $72,000 for a two-person household leasing a one-bedroom apartment — could qualify for Vintage at Woodman. “Vintage at Woodman is an example of the type of development that is key to addressing the housing crisis facing Los Angeles County and the entire state,” says Tia Boatman Patterson, executive director of the California Housing Finance Agency (CalFHA). CalHFA issued tax-exempt bonds and provided subsidy funds through its Mixed-Income Program for the project. “The mix of incomes in this project allows local residents to improve their financial and housing situations while staying at home in their community,” adds Patterson. SAN ANTONIO — Houston-based developer Midway and private equity firm GrayStreet Partners have unveiled plans for Lone Star District, a mixed-use project in San Antonio that will be a redevelopment of the former Lone Star Brewery site. The site borders the San Antonio River and is located roughly 1.5 miles from the downtown area. Plans for Phase I of the 32-acre development call for 250 multifamily units, 100,000 square feet of office space and 50,00 square feet of retail, restaurant and entertainment space. Project partners include master-plan architects Lake|Flato and OJB Landscape Architecture, as well as civil engineer WGI Engineers. Phase I is expected to be complete in 2025.
