BARTLETT, ILL. — Conor Commercial Real Estate is underway on the development of Brewster Creek Commerce Center in Bartlett, about 35 miles northwest of Chicago. The speculative industrial project will span 436,500 square feet. Conor expects to serve e-commerce and logistics companies in need of large-scale distribution space. The building will feature a clear height of 36 feet, 54 truck docks, four drive-in doors, ESFR sprinklers, parking for 125 trailers and parking for 340 cars. Completion is slated for the second quarter. McShane Construction Co., V3 Cos. and Harris Architects Inc. make up the project team. The project is part of a larger 670-acre business park that is home to tenants such as McKesson, ITW, Greco & Sons, Rana, Creative Werks and Cheese Merchants of America.

Carpenter's Shelter

ALEXANDRIA, VA. — Alexandria Housing Development Corp. (AHDC) has partnered with local homeless shelter Carpenter’s Shelter for The Bloom at Braddock and Carpenter’s Shelter, a hybrid affordable housing community and homeless shelter in Alexandria. The project is a redevelopment of the former 17,000-square-foot Carpenter’s Shelter, which provides support and accommodations to people who are experiencing homelessness. The Bloom at Braddock has 97 low-income tax credit housing (LIHTC) units. Carpenter’s Shelter partnered with architectural firm Cooper Carry’s Alexandria office to complete the project. The redevelopment of Carpenter’s Shelter transformed the shelter, previously housed in a two-story building originally designed for the Department of Motor Vehicles, into a new, 163,000-square-foot building that supports both organizations’ missions under the same roof. The hybrid design features the build-to-suit homeless shelter and an apartment community that features a community room, multiple outdoor spaces and a 1,600-square-foot community produce garden. The two housing facilities share several amenities, including a level of underground parking and a playground. Carpenter’s Shelter has a new entrance to welcome residents seeking temporary housing for an average shelter stay of two to four months. BLAIR, NEB. — Clayco is serving as design-builder for Dollar General’s new distribution center in Blair, about 25 miles north of Omaha. Clayco recently broke ground on the $85 million property, which will span 800,000 square feet on 85 acres. Designed by Lamar Johnson Collaborative, the building will handle both dry and fresh items for the discount retailer. The facility will also include 180,000 square feet of cold storage space. Once fully operational in 2022, the development will create an estimated 400 new jobs in the surrounding community. The project is expected to add approximately $106 million annually to a 10-county area as well as provide $300,000 in job training funds. This project marks the sixth distribution center that Clayco will build for Dollar General. In August, Dollar General unveiled plans for the expansion of its cold storage footprint nationwide.

HOUSTON — A partnership between locally based investment firm Hicks Ventures and New York City-based Taconic Capital has completed the $6 million renovation of 1177 West Loop South, a 341,947-square-foot office building in Houston. The program upgraded the 18-story building’s lobby, conference facilities, common areas, café, fitness center and outdoor patios. Transwestern provides leasing services for the property. Hicks Ventures purchased the building in the spring of 2019 and started the renovation in early 2020.

OAKLAND, CALIF. — Signature Development Group has received $130 million in construction financing for the development of Brooklyn Basin – Parcel G, an unnamed apartment and retail property located on 2.7 acres within the master-planned Brooklyn Basin community in Oakland. The project is entitled for 371 apartments and 31,000 square feet of retail space. Designed by California-based TCA Architects, the residential property will offer a fitness center, clubhouse, outdoor courtyard and roof deck with views of San Francisco Bay. Ramsey Daya and Chris Moritz of Newmark’s Debt & Structured Finance arranged the financing behalf of Signature Development. Bank OZK provided the construction loan. “Even with the pandemic-driven challenges posed to the multifamily market, Parcel G’s exceptional location and unique offering for tenants presented a compelling opportunity for lenders,” says Moritz. “This, combined with the strength and experience of the sponsor, resulted in significant interest from the debt markets.” Brooklyn Basin is a 63-acre master-planned development located along Oakland’s waterfront. Block 40

HOLLYWOOD, FLA. — Trez Capital has provided a $70 million construction loan for Block 40, a high-rise multifamily project located at 1818 Hollywood Blvd. in downtown Hollywood. The community will be situated along the city’s famous Young Circle. The borrower, an entity doing business as Block 40 LLC, has begun construction. Block 40 is a 19-story project with 273 apartment units and 20,779 square feet of ground-floor retail space. The apartments will have Class A finishes, including stainless appliances, stone counters, designer cabinets, modern plumbing and light fixtures, breakfast bars, washer and dryers and patios. Community amenities will include a rooftop pool and deck, fitness center, clubroom with kitchen, concierge, valet parking, Wifi in common areas and 24 hour security. The tenants in the retail space are undecided at this time. Trez Capital provides short-term debt and equity financing usually between six months and 36 months in term, ranging from $5 million to more than $100 million in loan value. The firm has offices in Vancouver, Toronto, Montreal, Dallas, New York and Palm Beach, Fla.

BROOKLYN PARK, MINN. — Minneapolis-based Davis has been selected by Allina Health and Surgical Care Affiliates to develop and own the venture’s first ambulatory surgery center in Brooklyn Park, a northwest suburb of the Twin Cities. Davis expects to break ground in late April or early May on the two-story, 40,000-square-foot project. Allina and Surgical Care Affiliates will lease 18,000 square feet on the second floor. The project team includes Plymouth, Minn.-based Timco Construction Inc. and Minneapolis-based Synergy Architecture Studio. Completion is slated for the end of first-quarter 2022.

Fredericksburg, VA. Outpatient Clinic

FREDERICKSBURG, VA. — Carnegie Management and Development Corp. have purchased a 48.8-acre parcel in Fredericksburg from SH-Thompson LP and JDH LLC for $8.5 million. The development teams plans to construct one of the largest Veterans Affairs (VA) facility in the United States. The property is located at 5317 Jefferson Davis Highway in southern Spotsylvania County. The new 450,000-square-foot outpatient clinic will feature 2,600 parking spaces and create more than 550 jobs. The VA will fully occupy the four-story property. Construction will begin this year and is estimated to be finished in late 2023. Grove Central

MIAMI — Terra and Grass River Property Co. have broken ground on a new mixed-use project in Miami called Grove Central. Located at 2780 SW 27th Court, the transit-oriented development will include a new 23-story residential tower comprising 402 market-rate, workforce and co-living units; a 1,250-space public parking garage; and approximately 170,000 square feet of retail space anchored by Target. Terra and Grass River expect to complete Grove Central in 2023. As part of a Miami-Dade County initiative to improve mass transit offerings, the project will include a new bus terminal for Miami-Dade Transit. Terra and Grass River Property entered into a 90-year ground lease with the County, which enables the partnership to build, manage and lease the property. The developers are building Grove Central in line with the City of Miami’s sustainability, efficiency and green building requirements with Gold Level certification under the National Green Building Standard (NGBS) program. Sustainability features include water-resilient plantings that will be used to absorb storm water, as well as a large cistern that will capture roof runoff or reuse. SANTA CRUZ, CALIF. — Anton DevCo has started construction of Anton Pacific, a 205-unit multifamily property located at the corner of Pacific Avenue and Laurel Street in downtown Santa Cruz. The development will feature 48 studio, 98 one-bedroom and 59 two-bedroom layouts, a rooftop deck, spa, fitness center and fire pits. The rooftop deck will offer fireside seating, dining areas and barbecue grills, as well as a 1,300-square-foot indoor lounge with kitchen and bar. The property will also feature 11,000 square feet of ground-floor retail space with two-story-high ceilings and outdoor patio areas to accommodate sidewalk dining. Anton Building Co. is serving as general contractor for the project, which is slated for completion in 2023.
