PFLUGERVILLE, TEXAS — A joint venture between High Street Residential and a fund managed by CBRE Investment Management has begun construction on The Merle at Howard, a 444-unit apartment community that will be located in the northern Austin suburb of Pflugerville. The garden-style property, which represents Phase I of a larger development, will consist of 15 apartment buildings and five townhome buildings on a 17-acre site. Amenities will include a pool, fitness center, pet park, coworking space and a golf simulator lounge. Delivery is scheduled for fall 2025. Project partners include Meeks + Partners (architect), HR Green (civil engineer) and Provident General Contractors. The larger development will ultimately comprise about 1,400 units across 60 acres that will be constructed over three phases. As part of the project, the joint venture will also construct a six-acre public park with pickleball courts, basketball courts, playgrounds and walking trails.

SLEEPY HOLLOW, N.Y. — A partnership between Biddle Real Estate Ventures and PCD Development has provided updates on Edge-on-Hudson, a 70-acre mixed-use project in Sleepy Hollow, about 30 miles north of New York City. The latest and second phase of the waterfront development will include a 100-unit condo building that will be known as The Daymark, a 90-unit townhome complex by Sun Homes and a new 30,000-square-foot retail space that is preleased to DeCicco & Sons Market. The development team is also working on plans for a medical office building as well as additional parkland and open green space. The first phase of Edge-on-Hudson delivered a mix of condos, townhomes and apartments, the overwhelming majority of which have now been sold or leased.
GARLAND, TEXAS — Dallas-based Anthem Development has broken ground on Lofts iThirty, a 340-unit multifamily project in Garland, a northeastern suburb of Dallas. The community will consist of five four-story buildings with two pools, two fitness centers, a pet park, coffee bar, game room and outdoor kitchens. Construction is set to be complete in 2025. Los Angeles-based Nova Capital arranged $63 million in construction financing through Bank OZK for the project. Nova Capital also secured an undisclosed, institutional investment firm as the joint venture equity partner.
DALLAS — Locally based general contractor KWA Construction has topped out Lyle, a 334-unit multifamily project located in North Dallas. Dallas-based GFF Architects designed the project, and a joint venture between Equity Residential and Toll Brothers is the developer. Lyle will offer studio, one-, two- and three-bedroom floor plans and amenities such as a pool, fitness center, coworking spaces, a pet spa, game room and Zen courtyards, as well as a 475-space parking garage. Completion is slated for November 2024.
HOUSTON — A joint venture between Stream Realty Partners and Principal Asset Management has completed Portside Logistics Center, a 1 million-square-foot speculative industrial project located near Port Houston in Baytown. Portside Logistics Center consists of an expandable 760,000-square-foot, cross-dock building and a flexible 260,000-square-foot, front-load building. The structures offer 40- and 36-foot heights, respectively, as well as office space and fully fenced truck courts. Stream is also the leasing agent for the property.
ARLINGTON, TEXAS — Dallas-based Bridgeview Multifamily will develop a 250-unit project on a 6.3-acre site at 800 W. Bardin Road in Arlington. The development, which has tentatively been dubbed Mercantile Lofts, will consist of a four-story building with three-story wings. Units will come in one- and two-bedroom floor plans and average 796 square feet, and amenities will include a pool, courtyard and a single-level parking garage. Construction is expected to begin next summer.
LEANDER, TEXAS — Baltimore-based St. John Properties will develop a 120,000-square-foot office project in the northern Austin suburb of Leander. The four-story building will be situated within the 116-acre Northline mixed-use development and will include 15,500 square feet of retail and restaurant space. Beck Design is the project architect, and Kimley-Horn is the civil engineer. Delivery is slated for the first half of 2025.
DENTON, TEXAS — Dallas-based Bridgeview Multifamily will develop a 360-unit project in the North Texas city of Denton. The site at 3755 McKinney St. spans 22 acres and is adjacent to the 288-unit Denton Forest Crossing apartment community. The development will consist of 15 three-story buildings that will house one- and two-bedroom units with an average size of 875 square feet. Amenities will include a pool, clubhouse, dog park and outdoor grilling and dining stations. Construction on the unnamed project is expected to begin next summer.
VOORHEES TOWNSHIP, N.J. — Basis Industrial, a Florida-based owner-operator, will develop an 855-unit self-storage facility in Voorhees Township, located just outside of Philadelphia in Southern New Jersey. The facility will span 113,000 gross square feet and feature climate-controlled space. Construction is scheduled to begin later this month and to be complete in fall 2024. WSFS Bank provided $12.1 million in construction financing for the project. Berkadia arranged the loan on behalf of Basis Industrial. Public Storage will operate the facility.
THE WOODLANDS, TEXAS — The Howard Hughes Corp. (NYSE: HHH) has broken ground on 1 Riva Row, a 268-unit multifamily project that will be located about 30 miles north of Houston in The Woodlands. The development will feature a 13-story tower and four-story residential living building with two-story townhomes on the ground level, as well as traditional studio, one-, two- and three-bedroom floor plans. Amenities will include a pool with cabanas, outdoor grilling and dining areas, a 24/7 fitness center, sports lounge and a rooftop terrace. Residents will also have access to roughly two miles of walking and jogging trails along The Woodlands Waterway. Completion is slated for late 2025.
