Hazel-at-the-Galleria-Dallas

DALLAS — Orlando-based ZOM Living will develop Hazel by the Galleria, a 398-unit apartment community that will be located on 3.5 acres at the corner of Noel Road and Interstate 635 in the Galleria area of Dallas. Amenities at Hazel by the Galleria will include a 3,000-square-foot coworking space with lounges, private offices and a coffee bar, a fitness center with saunas and a relaxation lounge, an outdoor pool with surrounding grilling stations and fire pits, an entertainment lounge with bar areas, pet spa and a package room. LRK is the project architect, and CBG Building Co. is the general contractor. Construction is scheduled to begin this month and to be complete in the second quarter of 2023.

Hotel West + Main

CONSHOHOCKEN, PA. — Keystone Property Group has begun development of Hotel West +Main, a 127-room hotel in the northern Philadelphia suburb of Conshohocken that will be operated under the Tapestry Collection by Hilton brand. Keystone has partnered with Concord Hospitality Enterprises to develop and operate the boutique hotel, which is part of the 520,000-square-foot SORA West mixed-use development. The hotel is expected to open in the second half of 2022.

ATLANTA — Middle Street Partners and equity partner Pacific Coast Capital Partners (PCCP) have broken ground on a 323-unit apartment community in Atlanta’s Grant Park district. Middle Street expects to finish the property in 2023, with the first residences available in November 2022. Brock Hudgins Architects is spearheading design, and J.M. Wilkerson Construction Co. is the general contractor. Middle Street Partners, a Charleston-based real estate investment and development company, paid $6.9 million for the land. The property is located on the Atlanta BeltLine’s expanding Southside Trail at 1015 Boulevard SE. The six-story apartment community will feature a combination of studio, one- and two- bedroom units with an average of 729 square feet. The property will also have 5,000 square feet of direct BeltLine frontage retail and commercial space, as well as an underground parking garage. In line with the City of Atlanta’s Inclusionary Zoning policy, 15 percent of the homes will be available at 80 percent area median income (AMI). The unnamed property’s units will feature designer cabinetry and lighting, quartz countertops, stainless steel and gas appliances, island sinks and top-control dishwashers, along with dedicated office spaces designed with new work-from-home policies in mind. Bouldin-Creek-Austin

AUSTIN, TEXAS — Seattle-based developer Unico Properties has completed Bouldin Creek, a 165,000-square-foot office building located at the northeast corner of South Lamar Boulevard and West Oltorf Street in South Austin. Designed by Michael Hsu Office of Architecture, the five-story building features 50,000-square-foot floor plates to support flexible workplace configurations, as well as floor-to-ceiling windows and terraces for outdoor workspaces and amenities. Indoor amenities include a fitness center, bike storage and electric car charging stations. Lastly, Proud Mary, an Australian coffee roaster and café, has signed a lease to occupy 2,500 square feet of ground-floor retail space with the opening expected later this year. Unico co-developed the property with Manifold Real Estate and OakPoint Real Estate, with White Construction Co. serving as the general contractor.

BOSTON — DivcoWest has topped off a 480,000-square-foot life sciences building at 250 Water St. within Cambridge Crossing, a 43-acre mixed-use development that is located at the intersection of the cities of Boston, Cambridge and Somerville. Global biopharmaceutical firm Bristol Myers Squibb has preleased 360,000 square feet at the building, which is expected to be complete in the first quarter of 2022. Other life sciences users at Cambridge Crossing include Sanofi and Cerevel Therapeutics.

MINNEAPOLIS — Kraus-Anderson has completed construction of 240 Park, a 17-story apartment building located at 240 Park Ave. in Minneapolis. Garden Communities MN, the residential arm of MV Ventures, was the developer for the project that offers views of the downtown Minneapolis skyline, Mississippi River and U.S. Bank Stadium. Designed by BKV Group, the building features 204 units and more than 4,500 square feet of retail space on the first floor. Amenities include a clubroom, fitness and yoga studio, pool and spa, golf simulator, pet spa and dog run. MV Ventures will manage lease-up via its in-house team. Residents can now earn two months of free rent if they move in by May 1. Monthly rents start at $1,575.

Emerald-Bay-Apts-Tacoma-WA

TACOMA, WASH. — Parkview Financial has provided a $9.4 million construction loan to Emerald Bay Apartments LLC for the development of a multifamily property in Tacoma. Construction is under way at the project, with completion slated for early 2022. Located at 1624 E 32nd St., Emerald Bay Apartments will feature 82 units in a mix of 53 studios and 29 one-bedroom units. The units feature plank vinyl and treated concrete floors, exposed wood truss ceilings and stone surfaces. On-site amenities include a fitness center, rooftop terrace, community room, event space, dog wash and grass area, and a bike storage and repair room.

AUSTIN, TEXAS — Locally based student housing developer Aspen Heights Partners will redevelop the site of the former Health-South rehabilitation facility in downtown Austin into a mixed-use destination. Current plans for the site, which is located at the corner of 12th and Red River streets, call for a 36-story residential tower that will consist of 160 condos and 348 apartments, a 15-story office building, more than 25,000 square feet of retail space and a half-acre park. More than 25 percent of the multifamily units will be designated as affordable housing, and the project will also feature a rooftop café and 6,000 square feet of outdoor event space. A construction timeline is still being finalized. The groundbreaking is slated for 2023, with completion scheduled for 2026.

Hyatt-House-Beaverton-OR

BEAVERTON, ORE. — A joint venture between Dallas-based NewcrestImage and Portland-based Centerbury Hotel Group has opened Hyatt House Portland/Beaverton. The hotel is located at 12820 SW Crescent St. in Beaverton, approximately seven miles west of downtown Portland. Situated in the downtown area, the property features 125 guest rooms, including 13 apartment-style suites with fully equipped kitchens and separate living spaces. Additional hotel amenities include two indoor lounges, an outdoor patio and barbecue area, 635-square-foot meeting room, 24-hour gym and mini-market. The Hyatt House in Beaverton marks the first joint venture for the companies. NewcrestImage currently owns and operates 30 hotels nationwide, and Canterbury Hotel Group has a portfolio of 10 hotels in the Pacific Northwest.

ARLINGTON, TEXAS — Provident Realty Advisors is underway on construction of Debbie Lane Flats, a 331-unit multifamily project that will be situated on 17 acres in Arlington. Amenities will include a fitness center, pool and a dog park. Construction officially began in June 2020 and is expected to be complete in the first quarter of 2022. Trez Capital recently provided $8.7 million in financing for the project.
