AUSTIN, TEXAS — A joint venture between San Francisco-based Legacy Partners and Bridge Investment Group has acquired 35.2 acres in northeast Austin for the development of Camber Ranch on Parmer, a 483-unit apartment community. Designed by Dallas-based Humphreys & Partners Architects, the property will be located at the corner of Parmer and Yager lanes and will consist of 22 two- and three-story buildings. Units will range in size from 438 to 1,500 square feet and will feature granite and quartz countertops, stainless steel appliances and LED lighting. Amenities will include multiple pools, a fitness center with a yoga/spin studio, outdoor kitchen with grilling stations, snookball court, dog park and a bike repair shop. Move-ins are expected to begin in late 2022.

MICHIGAN CITY, IND. — Mohr Capital, a Dallas-based privately held real estate investment firm, has completed development of a 200,000-square-foot industrial build-to-suit for GAF Materials Corp. in Michigan City. The property, which sits on 45 acres at 130 Tri Quad Drive, features office, warehouse and concrete storage capacity. GAF, a subsidiary of Standard Industries, is a roofing and waterproofing manufacturer. Larson Danielson served as general contractor. Bank of Texas provided construction financing.
ST. LOUIS — HDA Architects, a Green Street company, has completed the design of a 184-unit multifamily development in downtown St. Louis. The proposed project would be built at 1801 Washington Ave. and include 7,300 square feet of ground-floor retail space as well as a 220-stall parking garage. Plans call for a mix of studios and one-bedroom units. Project costs are estimated at $32 million and construction is expected to begin in the second or third quarter of 2021. King Realty is the developer.
FONTANA, CALIF. — Goodman has started construction of Goodman Logistics Center Fontana III, a logistics facility located in Fontana. Slated to open in summer 2021, the property will provide infrastructure to meet the demand for logistics space with access to large consumer markets. Totaling 1.1 million square feet, Goodman designed the campus to accommodate tenant requirements from 212,420 square feet to 453,020 square feet. The site provides access to 18 million consumers within a same-day drive time, with a combined consumer purchasing power of $215 billion annually, according to the developer. Goodman recently completed and leased two additional logistics centers located adjacent to the Fontana III property. Amazon and eFulfill, an e-commerce furniture supplier, are the tenants of those assets.
DALLAS — Idaho-based Cold Summit Development will build a $60 million cold storage facility at 2800 Cedardale Road in South Dallas. The 343,000-square-foot facility will be situated on 29 acres and will feature 50-foot clear heights. Site work and construction are anticipated to start immediately with completion slated for September 2021. Cold Summit Dallas will be just the 12th cold storage facility built in the metroplex in the last 20 years, according to the developer.
TOLLESON, ARIZ. — The Phoenix Business Unit of Trammell Crow Co., along with capital partner Clarion Partners, has started construction of Cowden Logistics Center in Tolleson. Situated on 16 acres at 420 S. 104th Ave., the industrial project will bring 285,131 square feet of logistics space to Phoenix’s Southwest Valley submarket. The facility will feature 36-foot clear heights, 237 car parking stalls, 41 trailer parking stalls, five points of ingress and egress, R-38 insulation and an ESFR sprinkler system. The project team includes Butler Design Group as architect and Wespac Construction as general contractor. Phil Haenel, Mike Haenel and Andy Markham of Cushman & Wakefield are handling leasing for the project.
LEDGEWOOD, N.J. — New Jersey-based Woodmont Properties has completed the lease-up of Woodmont Parc at Roxbury, a 230-unit apartment community in Ledgewood, about 45 miles west of New York City. Units feature quartz countertops, stainless steel appliances and private balconies/patios. Amenities include a heated pool, fitness center, resident lounge, game room and a theater room. Leasing began in July 2019, and the property has now reached 100 percent occupancy.
PINEVILLE, N.C. — Nance Cos. and MPV Properties will develop Berkshire Business Centers No. 26, a 30,250-square-foot industrial facility within Pineville Distribution Park in Pineville. The developers are building the asset to accommodate a single tenant. The property will feature 24-foot clear heights, multiple drive-in and dock-high doors and office space. The building will be situated at 10121 Pineville Distribution St., 13 miles south of downtown Charlotte and 15 miles southeast of Charlotte Douglas International Airport. Timmons Group is the engineer and Merriman Schmitt designed the building, which is being developed on a speculative basis. Bailey Patrick Jr. and Billy Thomas of MPV are handling the leasing efforts. The developers expect to deliver the asset in fall 2021. This will mark the third building to be delivered within the distribution park, following Beacon Development’s 525,000-square-foot facility for Campbell Snacks in 2019, and Nance and MPV’s 67,000-square-foot center earlier this summer.
CenterCal Properties Selects General Contractor for Phase II of Mountain View Village Project in Utah

RIVERTON, UTAH — Developer CenterCal Properties has selected Okland Construction to build the second phase of Mountain View Village Phase II, an 85-acre lifestyle development in Riverton. The second phase will include five pocket parks with unique amenities; show fountains; a covered market hall-style pavilion with a collection of eateries and common indoor and outdoor seating; a 14-screen Cinemark movie theater complex; and retail, restaurant and commercial spaces. The first phase includes a Harmons Grocery Store and Fuel Shop and more than 35 retailers, businesses and dining options. Okland Construction will begin work immediately on the second phase. Upon built-out, Mountain View Village will be a community gathering place, commercial hub and residential community.
LONG GROVE, ILL. — Weiss Properties has unveiled plans for a multi-million-dollar redevelopment of the former headquarters for CF Industries in Long Grove, a northern suburb of Chicago. Located at 1 Salem Lake Drive, the property has recently been renamed The Reserve at Salem Lake. Weiss acquired the 37-acre campus earlier this year. It includes a two-story, 150,000-square-foot building as well as a three-level, 185-car parking garage and an additional parking area with 235 spaces. Weiss has begun gutting the vast majority of the interior space of the property, which has been vacant for more than 10 years. Upon completion of the redevelopment, first-floor tenants will have dedicated outdoor spaces and second-floor tenants will have wrap-around balconies. Amenities will include a fitness center, auditorium, meeting spaces, indoor and outdoor gathering areas, food service and walking trails. Rawly Lantz, Justin Harris and David Conroy of Cawley Chicago are marketing the property for lease. A timeline for completion was not disclosed. The seller of the campus was a Texas-based homebuilder that acquired the site in 2011 with plans for residential development that never came to fruition.
