HUDSON, WIS. — Mayer Road Ventures LLC has begun development of The Massey, an 85-unit luxury apartment complex in Hudson near the Twin Cities. The $15 million project is slated to open in fall 2021. Amenities will include a coffee and wine bar, dog park, communal workspace and fitness center. The project’s name comes from Louis Massey, the founder of Hudson. The Massey will be the first luxury apartment property in Hudson, according to the developer.

AUSTIN, TEXAS — Accesso, a full-service investment manager, owner and operator, will expand a 129-acre site in Austin’s Parmer District that houses a 911,574-square-foot office complex with a variety of new uses. Plans for the expansion currently call for the development of 1,800 multifamily units, a 340-room hotel, 80,000 square feet of retail space and an additional 800,000 square feet of office space. The campus is located at 7700 Parmer Lane, adjacent to Apple’s future $1 billion campus, and currently houses a range of technology uses. Amenities include a 540-seat food hall, an onsite daycare and preschool, fitness center, running trails and outdoor volleyball and basketball courts. Accesso has received zoning approval for the project. Marc Bellet, Accesso’s national director of development, says the firm hopes to begin planning portions of the office, retail and multifamily components in the next 12 months and to begin preleasing office space in the first quarter of 2021. AQUILA Commercial is leasing the office portion of the project.

NASHVILLE, TENN. — Austin-based Endeavor Real Estate Group and Dallas-based Granite Properties have finished construction on 1222 Demonbreun at Gulch Union, a 20-story, 330,000-square-foot office building in Nashville’s Gulch district. The property also features 6,000 square feet of ground-level retail space. The building is now open to tenants. Amenities include a fitness center, training room, sky lounge, catering kitchen and a parking garage. Cushman & Wakefield is handling leasing at the site, which has announced tenants including Revance Therapeutics Inc., RSM Accounting, staffing agency Insight Global, tax and advisory firm Dixon Hughes Goodman and Cahaba Wealth Advisors. Dallas-based HKS Inc. designed the building to meet LEED Silver certification. The building also includes the use of MERV 13 air filters and distribution system, which helps eliminate airborne viruses and toxins.

DALLAS — San Antonio-based Kairoi Residential, in partnership with National Real Estate Advisors (NREA), is underway on construction of a 146-unit multifamily project at 2620 Maple St. in Uptown Dallas. The 12-story building will include 14 penthouse-level suites and will aim to capture the atmosphere of a boutique hotel with its various amenities. Completion is scheduled for September 2022.

CLEVELAND — GBX Group LLC, in partnership with Ethos Capital Partners LLC, have completed the revitalization of 2125 Superior Avenue in Cleveland’s Superior Arts District. The modernized residential and retail property is now known as 2125 Superior Living. Originally built in 1914 as the home of The Prince-Wolf Co. garment factory, the property now includes 57 units. The 40,000-square-foot development features amenities such as a courtyard and dog park. Street-level retail space will be home to Green Goat, a bar and café by local restauranteur Bobby George. Residents will begin moving in this month with Green Goat slated to open in early 2021.

MIAMI — Royal Palm Cos. (RPC) will develop Legacy Hotel & Residences, a 50-story mixed-use building featuring 256 hotel rooms and 274 apartment units, within Miami Worldcenter. The master developer of Miami Worldcenter, Miami World Center Associates, sold the 1.5-acre plot to RPC for $33.9 million. RPC plans to break ground on the tower in early 2021. The asset will feature a business lounge, pool, a one-acre pool deck and a 100,000-square-foot wellness center. A timeline for completion was not disclosed. Robert Given, Troy Ballard and James Quinn of Cushman & Wakefield represented the seller in the land transaction. Miami Worldcenter is a $4 billion, 27-acre mixed-use development that has been delivering in phases. Assets that are currently open include RPC’s 60-story Paramount Miami Worldcenter condo tower, which opened across the street from Legacy Hotel & Residences in November 2019; and Caoba, a 444-room apartment tower. Projects currently underway and planned include a 348-room CitizenM hotel, ZOM Living’s 434-unit Bezel apartments, Hines’ 500,000-square-foot office building and MDM Group’s 1,700-room Marriott Marquis and adjacent 600,000-square-foot expo center.

MISSOURI CITY, TEXAS — Trammell Crow Co. has broken ground on Phase V of Park 8Ninety, a project that will add 676,860 square feet of Class A industrial space across three buildings in Missouri City, a southwestern suburb of Houston. Trammell Crow is co-developing the fifth and final phase of the 129-acre project with Canada-based Artis REIT. Designed by Powers Brown Architecture, the Phase V buildings will offer 28- to 36-foot clear heights, ESFR sprinkler systems and ample car and trailer parking. Burton Construction is the general contractor for the project, and Boyd Commercial is the leasing agent. Completion is slated for the third quarter of 2021.

SOMERVILLE, N.J. — AvalonBay Communities (NYSE: AVB), a Virginia-based multifamily REIT, will develop a 374-unit apartment community in Somerville, about 40 miles west of New York City. The community will be situated on 15 acres and will be part of Somerville Station, a transit-served, mixed-use development in the downtown area. Units will feature studio, one-, two- and three-bedroom floor plans. Amenities will include a pool, fitness center, courtyards with grilling stations, coworking space and a pet park. Somerset Development, the master developer of Somerville Station, sold the land on which the property will be built. Construction is underway and expected to be complete in the third quarter of 2023.

DETROIT — NorthPoint Development and Michigan-based LoPatin & Co. have unveiled plans to redevelop the 44.8-acre former Cadillac stamping plant in Detroit. The project scope includes the demolition of an abandoned factory and the construction of a new 684,000-square-foot, Class A industrial building that will be geared toward automotive suppliers, advanced manufacturing and logistics users. The project is expected to generate a total private investment of $47.9 million and create 450 full-time jobs. The city and Michigan Strategic Fund are reimbursing $3.3 million for brownfield remediation work. The property has a history of manufacturing uses dating back to the early 1900s and requires extensive cleanup of the soil and asbestos removal in addition to high demolition costs, according to NorthPoint.

HOUSTON — Blossom Holding Group is nearing completion of The Blossom Hotel, a 267-room hospitality property that will be located at 7118 Bertner Ave. near the Texas Medical Center in Houston. The 16-story hotel will feature a fitness center, lobby library, outdoor pool, karaoke room and multiple meeting and event spaces. Construction began in August 2018 and is expected to be complete during the first quarter of 2021.
