SCOTTSDALE, ARIZ. — The Related Group has selected McShane Construction Co. to build The Manor Scottsdale, an apartment community located on 6.5 acres in Scottsdale. Totaling 286 units, the property will feature three-, four- and five-story wood-frame buildings with units in studio, one-, two- and three-bedroom layouts. Thirty-two units will be penthouse apartments and 19 units will offer mountain views. Additionally, 24 of the units will be kosher apartments. Community amenities will include a poker/card room, arcade, fitness center, spinning/yoga room, golf simulator, salt sauna, wellness room, grotto room, lounge, pool, spa, barbecue areas, tot lot and open-air courtyards. CHICAGO — Magellan Development Group LLC has rebranded its 101-story project, previously known as Vista Tower, into The St. Regis Chicago. Magellan has partnered with St. Regis Hotels & Resorts and The Alinea Group. The project features both hospitality and condominium space. The 191-room hotel will feature several dining options, including a fine dining restaurant, a restaurant and lounge overlooking the Chicago River and a sky bar with outdoor terrace. Amenities include an indoor pool, spa, fitness room, ballroom and meeting rooms. The condominiums will be named The Residences at The St. Regis Chicago. Residents of the 393 condominiums will have access to a resident-only amenity floor. Located on the 47th floor, this space will feature a sky terrace with outdoor pool, lounge, demonstration kitchen, fitness center, conference center, golf lounge and children’s activity room. Designed by Jeanne Gang of Studio Gang, the 101-story tower is the third-tallest building in Chicago. Residents will begin to take occupancy in December with full completion slated for the third quarter of 2021. Condos are priced from $1 million to $18.5 million.
KALAMAZOO, MICH. — A new Hilton Garden Inn hotel has opened in downtown Kalamazoo. The hotel will operate at a reduced capacity of 54 rooms, with the remaining 60 rooms expected to open in February. The dual-branded development adjoins a 106-room Home2 Suites by Hilton hotel that is slated to open in May. PlazaCorp and Dora Hotel Co. partnered on the project, which is a restoration of the historic Mason Temple building. Designed by Spier & Rohns and dating back to 1915, the property is listed on the National Register of Historic Places. Amenities at the hotel include an indoor pool, onsite restaurant, outdoor courtyard, fitness center, lounge, business center and 2,100 square feet of banquet space.
SIOUX CITY, IOWA — The Sioux City Council unanimously approved a development and minimum assessment agreement with Omaha-based Clarity Development for the redevelopment of the historic Badgerow Building in downtown Sioux City. Hunden Strategic Partners, a global real estate development advisory practice headquartered in Chicago, managed the developer solicitation and selection process on behalf of the city. Clarity plans to purchase the building from the city for $1 million and redevelop it under the name Badgerow Developer LLC. The $23 million project will transform the office building into a mixed-use property with a restaurant, cocktail lounge, Class A office space on the first two floors, 71 market-rate apartments on floors three through 11, and a health club on the top floor. Completion is slated for December 2022. The developer has committed to a minimum assessed building value of $10.9 million following the project’s completion. In return, the city will provide a grant equal to 100 percent of new incremental property taxes for 10 years and an amount equal to 75 percent of new incremental taxes for an additional five years. Hyde, Mortenson Expand HighPoint Business Park by 274 Acres, Break Ground on Spec Building in Aurora

AURORA, COLO. — Hyde Development and Mortenson Properties have acquired 145 acres north of the existing 125-acre site of HighPoint Industrial and Logistics Business Park in Aurora, with plans to expand the project onto the new land. Details of the acquisitions were not released. The companies announced the development of HighPoint Logistics Park, a 2.2 million-square-foot industrial park near Denver International Airport, in February. Additionally, next month, the development team will add 129 acres to the project and break ground on the park’s first structure — Build 1, a 541,840-square-foot, Class A speculative building. Slated for completion in third-quarter 2021, Building 1 will features 36-foot clear heights, 50-foot by 54-foot column spacing, an ESFR sprinkler system, 92 dock-high and four drive-in doors, 68 trailer parking spaces and 273 parking spaces. With the recent and upcoming additions, HighPoint Park will eventually span 400 acres and offer up to 15 buildings totaling more than 5 million square feet at full build-out. While the full-site plan for HighPoint is still flexible, the initial plans include retail development through the middle of the park, along East 64th Avenue, providing walkable retail options for tenants and visitors. Tiger Properties Breaks Ground on 380-Bed Student Housing Community Near Clemson University

CLEMSON, S.C. — Tiger Properties has broken ground on Cambridge Creek Clemson, a 380-bed student housing community located two miles from the Clemson University campus in South Carolina. The property will offer two- and three-bedroom units. Communal amenities will include a 5,000-square-foot clubhouse with a fitness center, study lounge, computer lab and game room. Outdoor amenities will include a pool, open-air pavilion, grilling stations and green space. The project is scheduled to deliver in August 2021.
COLUMBUS, OHIO — First Hospitality has opened a 122-room Residence Inn by Marriott hotel in Columbus. Located at 4294 International Gateway, the hotel is the first extended-stay property at John Glenn Columbus International Airport. The pet-friendly hotel features studios and one-bedroom suites. A complimentary shuttle operates within a five-mile radius from the hotel and includes access to the shopping destination Easton Town Center. Other amenities include an indoor pool, fitness center, grocery service and full-service bar. Smoot Construction centered the hotel’s design around its location with an aviation theme, which includes historical photos form the Ohio History Connection. The property also features First Hospitality’s Cleanliness First Plan, a safety and sanitation guide that expands on recommendations from the Centers for Disease Control and Prevention, the World Health Organization and the American Hotel & Lodging Association.
HIALEAH GARDENS, FLA. — Miller Construction has broken ground on Midpoint Miami Logistics Park, a 312,592-square-foot industrial property in Hialeah Gardens. The 18-acre site will include the 147,974-square-foot Building 1 and the 164,618-square-foot Building 2. Miller expects to immediately break ground on Building 1 and then plans to start Building 2 four weeks later. The Fort Lauderdale, Fla.-based general contractor expects to complete the park in summer 2021. The assets will feature 32-foot clear heights, a shared 180-foot truck court and a total of 124 dock doors. Foundry Commercial is the developer and owner of Midpoint Miami Logistics Park. RLC Architects is the designer, and Avison Young is handling leasing efforts. The engineering team includes Miami-based firms Puga & Associates International, DDA Engineers and Langan Engineering.
CHICAGO — Ryan Cos. has completed the development of Pullman Crossings, a 62-acre industrial project within the larger Pullman Park in Chicago’s Pullman neighborhood. Ryan served as master developer in collaboration with Chicago Neighborhood Initiatives. With the recent completion of a 145,000-square-foot, build-to-suit distribution center for Amazon, Ryan has developed three industrial facilities totaling 685,000 square feet at Pullman Crossings since 2017. Located at the intersection of I-94 and 103rd Street, Pullman Crossings is part of an area that was originally home to factories that served as manufacturing sites for Pullman rail cars beginning in the late 1800s. Current tenants besides Amazon include Whole Foods Market and SC Johnson.
WILMETTE, ILL. — Optima Inc. has received final approval from the village of Wilmette for the development of a 109-unit luxury apartment building. The developer plans to break ground in late 2021 at the site, which is currently occupied by a bank. Designed by Hovey, the project will also include more than 8,000 square feet of commercial space on the first floor. Residents will have access to various amenities, including a rooftop sky deck and pool. Completion is scheduled for 2023.
