Hines, Columbia Development Begin Construction on Fenton in Raleigh-Durham

CARY, N.C. — Hines and Columbia Development have broken ground on Fenton, a 69-acre mixed-use project in Cary that is expected to be complete in spring 2022. In addition to the groundbreaking, the developers also announced that Arhaus has preleased 17,974 square feet at Fenton. The retail portion is now 73 percent preleased and includes other retailers such as Wegmans, CMX CineBistro, Sephora, Free People and Bailey’s Fine Jewelry. Fenton is located at the intersection of Interstate 40 and Cary Towne Boulevard, three miles from downtown Cary and eight miles southwest of downtown Raleigh. At full buildout, the property will include approximately 345,000 square feet of retail and entertainment space, 170,000 square feet of office space, The Canopy at Fenton and a 175-room boutique hotel.

Invesco Completes Phase I Redevelopment of Former LA Times Facility in Orange County

COSTA MESA, CALIF. — Invesco Real Estate, along with Steelwave and 5_Ronin, has completed the base build for Phase I of The Press in Costa Mesa. The development team is transforming the former Los Angeles Times newsroom, printing press and distribution facility into a mixed-use creative work campus and social hall. Upon completion in fourth-quarter 2020, the project will offer 380,856 square feet of modern creative office space and 50,909 square feet of retail space. Situated on 24 acres at 1375 Sunflower Ave., the property features a 1.5-acre park and improved outdoor space, as well as accessibility to John Wayne Airport and the residential markets of Newport Beach and Irvine. Jay Nugent and George Thomson of Newmark are handling office leasing for the project. Retail Insite’s Chris Hodgman and The Lab’s Jason House are serving as leasing agents for the retail portion of the asset.

Jackson-Shaw Completes 279,632 SF Parc 59 Industrial Project in Metro Houston

HUMBLE, TEXAS — Developer Jackson-Shaw has completed Parc 59, a 279,632-square-foot industrial project located in the northern Houston suburb of Humble. Designed by Powers Brown Architecture and built by Cadence McShane Construction Co., Parc 59 consists of an 83,436-square-foot building with 28-foot clear heights and a 196,196-square-foot building with 32-foot clear heights. The buildings also feature 130-foot truck courts, ESFR sprinkler systems and a combined 437 car parking spaces. Gulf Atlantic Packaging Corp. (GAPCO) recently signed a lease to occupy 43,539 square feet at the larger of the two buildings.

Core5 to Develop 437,000 SF Spec Industrial Building in Columbus, Ohio

COLUMBUS, OHIO — Core5 Industrial Partners has received construction financing to move forward with the development of C5 Southgate, a 437,000-square-foot, speculative industrial building in Columbus. The property will be situated on a 30-acre site near I-70. Patterson Real Estate Advisory Group arranged an undisclosed amount of construction financing through ServisFirst Bank in Atlanta. Core5 has developed more than 12 million square feet of industrial space since 2015.

C.W. Driver Completes $36M Orange Coast College Kinesiology, Aquatics Pavilion in Costa Mesa, California

COSTA MESA, CALIF. — C.W. Driver Cos. has completed the construction of the Kinesiology and Aquatics Pavilion at Orange Coast College (OCC) in Costa Mesa. The three-building, 88,000-square-foot athletics center features expanded and modernized space for a variety of OCC programs, including physical education, athletics, sports medicine and kinesiology studies. Built in two phases, the initial stage included new construction of a 58,000-square-foot, multi-building complex, while Phase II included the renovation of a 30,000-square-foot structure that housed men’s and women’s locker rooms and existing pool areas. The project included the addition of a 65-meter competition pool with double bulkheads, 25-meter instructional pool and 450-person capacity bleachers. The three buildings are interconnected by an overhead structure that provides shade. Additionally, the new pavilion features division offices, athletic training, equipment management, locker rooms/showers and support spaces for aquatic programs. The pavilion is also home to the school’s adapted kinesiology program, which encourages individuals with disabilities and/or chronic illness to study and apply general fitness and movement principles throughout their lifelong participation in physical activity, exercise and sport. Michelin to Invest $100M in Upstate South Carolina Over Next Seven Years

GREENVILLE, S.C. — Michelin North America will invest $100 million in equipment and manufacturing over the next seven years in Greenville. Michelin North America has been headquartered in Greenville since 1985. The France-based tire company employs 9,700 workers in South Carolina, with more than 4,300 of those jobs in Greenville County. As part of the investment agreement with the County, Michelin will continue to pay a set fee rather than taxes for an additional five years. Since opening its first manufacturing facilities in Greenville in 1975, Michelin has invested more than $1 billion in Greenville County, according to County officials.

Titan Development Breaks Ground on 330,000 SF Industrial Project in Metro Austin

GEORGETOWN, TEXAS — Titan Development has broken ground on Phase I of NorthPark 35, a project in the northern Austin suburb of Georgetown that will add 330,000 square feet of industrial space across two buildings to the local supply. The project includes the extension of Aviation Drive to intersect with State Highway 130 and Interstate 35. Titan Development, which has offices in Albuquerque and San Antonio, expects to complete Phase I of the 146-acre project in the spring of 2021. One building will be partially occupied by Georgetown-based Texas Speed & Performance, while the remaining space will be marketed to future users.

Cawley Partners to Develop Three Office Buildings at Grandscape in Metro Dallas

THE COLONY, TEXAS — Dallas-based Cawley Partners will develop three office buildings totaling more than 1.5 million square feet at Grandscape, a 433-acre mixed-use destination located in the northern Dallas suburb of The Colony. Hoefer Wysocki is handling design of the new buildings, all of which will rise 17 stories and feature 500,000 square feet of Class A space. A construction timeline is still being established as the development team looks for a lead tenant for the project. Nebraska Furniture Mart is the lead developer of Grandscape and anchors the development’s retail component along with sporting goods store Scheels.

Johnson Development to Build 129,450 SF Spec Industrial Project in Arlington

ARLINGTON, TEXAS — South Carolina-based Johnson Development Associates Inc. will build Forum Commerce Center, a 129,450-square-foot speculative industrial project that will be located in the Great Southwest submarket in Arlington. Building features will include a cross-dock configuration, 32-foot clear heights, 24 dock doors, 84 car parking spaces (expandable) and nine trailer parking stalls. Cushman & Wakefield is handling leasing of the project, which is expected to be complete in the second quarter of 2021.

Endurance, Cabot Break Ground on 289,042 SF Spec Industrial Project in Burlington, New Jersey

BURLINGTON, N.J. — A partnership between an affiliate of Endurance Real Estate Group and Boston-based Cabot Properties has broken ground on a 289,042-square-foot speculative industrial project in Burlington, about 20 miles northwest of Philadelphia. The 56.6-acre site at 2609 Rancocas Road will house two warehouses that are expected to be complete in the fourth quarter of 2021. Building I will feature 217,986 square feet, 36-foot clear heights, 180 car parking spaces and 28 trailer parking spaces. Building II will total 71,056 square feet and will offer 32-foot clear heights and 69 car parking spaces. John Plower, Nate Demetsky and Ryan Cottone represented the development team in the acquisition of the land. Newmark represented the seller of the land.
