NEW YORK CITY — SL Green Realty Corp. (NYSE: SLG) has topped out its 34-story mixed-use project at 185 Broadway in Lower Manhattan. Located across from Fulton Transit Center, the building will consist of 17,000 square feet of ground-floor retail space, 26,000 square feet of office space and 217,000 square feet of residential space across 209 units. FX Collaborative designed the residential component of the project, which will offer one, two- and three-bedroom floor plans and will include 63 units of affordable housing.

Ryan Cos. Breaks Ground on 248-Unit Clarendale Arcadia Seniors Housing Project in Phoenix

PHOENIX — Ryan Cos. has broken ground on Clarendale Arcadia, an independent living, assisted living and memory care community in Phoenix. The project is a joint venture between Harrison Street, LCS and Ryan. The partnership entered into a long-term ground lease with the landowner, LAKO. Located on six acres, the 347,346-square-foot community will feature 140 independent living apartments, 68 assisted living apartments and 40 memory care apartments. Independent living residences will range from 696 square feet to 1,692 square feet, and assisted living residences will range from 439 square feet to 1,315 square feet. Fifth Third Bank N.A. acted as administrative agent and lead arranger alongside Regions Bank as syndication agent to finance the project. The amount of the financing was not disclosed. Craig Coppola of The Coppola Cheney Group at Lee & Associates worked on behalf of the land lessor and Ryan Cos. to negotiate this transaction. According to a market study conducted by Moore Diversified Services, senior living is undersupplied in this area, and the nearby communities that exist were built, on average, in 1990. TORRANCE, CALIF. — Oakmont Senior Living has opened Oakmont of Torrance, an assisted living and memory care community in the South Bay region of Los Angeles County. Oakmont of Torrance is the first of several Oakmont communities to open during the 2020 pandemic. Guests at the grand opening event were required to RSVP, wear masks, social distance and follow safety precautions. The 106,613-square-foot community sits on nearly two acres and features 55 assisted living units and 32 memory care units.
NEW YORK CITY — Reading International (NASDAQ: RDI), an international cinema and real estate firm, has unveiled the redevelopment of the historic Tammany Hall Building at 44 Union Square in Manhattan. The former 19th-century political hub is now a Class A building with 73,095 square feet of space that can be utilized for either office or retail usage. BKSK Architects designed the project, which included a restoration of the façade and the addition of a three-story glass and steel dome with 19-foot ceilings and views overlooking Union Square.
BATAVIA, ILL. — Principle Construction Corp. has completed a new 102,140-square-foot warehouse on behalf of developer Midwest Industrial Funds at 1100 N. Raddant Road in Batavia. The project includes 97,040 square feet of warehouse space and 5,100 square feet of office space. The building features 10 dock positions, two drive-in doors, 125 car parking spaces, LED lighting and a clear height of 30 feet. Harris Architects provided design services.
ATLANTA — Third & Urban and FCP have unveiled plans for Westside Paper, a 245,200-square-foot mixed-use project in Midtown Atlanta along the Atlanta BeltLine. The property spans 15 acres and sits on the former site of the Atlanta Paper Co. industrial campus. Construction is underway at the site, which will include 223,800 square feet of office space, 21,400 square feet of retail and restaurant space and 10,000 square feet of outdoor space. Gay Construction Co. is the general contractor. Aileen Almassy, Will Porter and Porter Henritze of Cushman & Wakefield will lease the office space on behalf of the owners. Initial occupancy is planned for October 2021. The developers acquired the land in late 2019 and are working with Atlanta BeltLine Inc. (ABI) to ensure a right-of-way connection to the BeltLine, a network of walking and biking trails throughout the city. Elsas May & Co. originally developed the campus in the 1950s as a packaging plant for Coca-Cola. The property is situated at 950 W. Marietta St., four miles northwest of downtown Atlanta.
WEST ROXBURY, MASS. — General contractor Callahan Construction Managers has broken ground on Parkway Apartments, a 254-unit multifamily project in West Roxbury, located southwest of Boston. Designed by SK+I Architecture and developed by Lincoln Property Co., the property will consist of two four-story buildings offering a mix of market-rate and affordable units. Amenities will include a pool, fitness center, café, outdoor courtyard and a pet spa. Completion is scheduled for February 2022.
Summit Contracting Breaks Ground on 163-Unit Seniors Housing Community in Central Florida

DAVENPORT, FLA. — Summit Contracting Group has broken ground on Siena Pointe, a seniors housing community in Davenport. Siena Pointe will be a four-story, wood-frame building situated on a seven-acre site. The property will feature 163 units of seniors housing in a 194,127-square-foot building. The community will be situated near Interstate 4 and U.S. Route 27, 33 miles southwest of downtown Orlando. Construction is slated for completion in fall 2021. The developer is Eastwind Development LLC, and the architect is Forum Architecture & Interior Design Inc.
NEW HAVEN, CONN. — Houston-based Hines has broken ground on The Whit Wooster Square, a 230-unit multifamily project that will be located in New Haven. The property will feature one, two- and three-bedroom units with stainless steel appliances, quartz countertops, tile backsplashes and individual washers and dryers. The project also includes 5,600 square feet of retail space. Residents will have access to amenities such as communal workspaces with private offices, a fitness center with a yoga studio, coffee bar and a rooftop terrace with grilling stations, a bar and lounge seating. Bank of America is financing the project, which will be Hines’ first multifamily development in Connecticut. Completion is slated for summer 2022.
KANSAS CITY, MO. — The Opus Group has completed Westley on Broadway, a 254-unit luxury apartment complex in Kansas City’s historic Westport neighborhood. Located at the corner of Westport Road and Broadway Boulevard, the six-story project features three levels of underground parking and 10,000 square feet of retail space. Floor plans vary from studios to two-bedroom units. Amenities include a pool, podcast lab, fitness center, pet spa, coworking spaces and onsite storage. Many of the existing buildings in Westport date back to the late 19th century and feature red brick. Opus selected a blend of red brick to complement the building’s surroundings. Opus served as developer, design-builder, interior designer and structural engineer. Monthly rents start at $1,139 for studios.
