FORT WORTH, TEXAS — Locally based developer Jackson-Shaw has opened the 252-room AC Hotel by Marriott in downtown Fort Worth. Designed by Merriman Anderson/Architects, the 16-story building is located near Sundance Square at the corner of Main and Fifth streets. The property features an AC lounge that offers a full bar that also serves small plates, as well as a 24-hour wellness center, coffee shop and a European-style breakfast. Austin Commercial served as the general contractor for the project.

ROMULUS, MICH. — The Kroger Co. and grocery e-commerce technology company Ocado have selected Romulus as the latest location for a customer fulfillment center. The automated warehouse facility, equipped with digital and robotic capabilities, will serve customers across the Great Lakes region. Kroger will invest $95 million and create 250 new jobs in Romulus, according to Warren Evans, Wayne County chief executive. The 135,000-square-foot facility will be located at 15675 Wahrman Road. It is expected to become operational 18 months after construction begins.

O’FALLON, ILL. — Knoebel Construction has completed building a new Drake’s restaurant in O’Fallon near St. Louis. The 6,014-square-foot restaurant and entertainment venue features two full-service bars and an outdoor patio. Drake’s, an entity of parent company Bluegrass Hospitality Group, is a Kentucky-based chain with 15 locations across the Midwest and Southeast. The restaurant offers more than 20 craft beers on tap as well as sandwiches, salads, burgers and sushi. Drake’s says it is closely following government guidelines for reopening during COVID-19 and working alongside state and local officials to ensure health and safety.

JURUPA VALLEY, CALIF. — A joint venture between CT Realty and PGIM Real Estate has broken ground on Agua Mansa Commerce Park in Jurupa Valley, a city within greater Los Angeles’ Inland Empire West submarket. The logistics hub is fully entitled for 4.4 million square feet of industrial space. Newport Beach, Calif.-based CT Realty has undergone predevelopment on the 206-acre industrial park and plans to begin site work immediately. Newark, N.J.-based PGIM has invested in the development on behalf of institutional investors in its U.S. core plus equity fund. Agua Mansa Commerce Park will feature three buildings spanning over 1 million square feet each. The larger buildings will have a cross-dock design with 40-foot clear heights, which are ideally suited for e-commerce users. E-commerce sales have spiked during the coronavirus pandemic and are estimated to grow by 18 percent this year, the highest year-over-year increase on record, according to eMarketer. The Inland Empire’s network of rail systems and highways, as well as its proximity to the Port of Los Angeles and Port of Long Beach, provides tenants with access to 25 million people throughout Southern California. JACKSONVILLE, FLA. — Summit Contracting Group has broken ground on Lofts at Murray Hill, a 117-unit apartment complex in Jacksonville’s Murray Hill neighborhood. Communal amenities will include a fitness center, club room, resident lounge and a dog walk area. The four-story community will also offer 11,000 square feet of ground-level retail space. Designed by Group 4 Design Inc., Lofts at Murray Hill is located at 840 Edgewood Ave. S., five miles southwest of downtown Jacksonville. The developer, The Vestcor Cos., expects to deliver the property in fall 2021. The mixed-income property will offer units at market rate, and for workforce and affordable housing.

CARSON, CALIF. — C.W. Driver Cos. has completed the construction of California State University, Dominguez Hills’ (CSUDH) Science & Innovation Building in Carson. The 87,000-square-foot facility features state-of-the-art laboratories, faculty offices and classrooms that will help prepare students for careers in science, technology, engineering and math. The $71.5 million building features sophisticated mechanical and plumbing systems, including special supply and return air ducting, more than 60 fume hoods, and extensive laboratory waste disposal systems. Additionally, electrical systems line every classroom, consisting of medium- and low-voltage utilities, data ports and audio-visual features. Toyota USA Foundation provided a $4 million grant to CSUDH that was used in part to fund the project. In recognition of the grant, the Toyota Center for Innovation in STEM Education was established in the building. The center features a fabrication lab, spaces for K-12 teaching demonstrations and training, SMART classrooms, collaborative workstations and an outdoor workspace. HGA Architects & Engineers served as architect for the project.

TUSCALOOSA, ALA. — Greystar has acquired 17 acres in Tuscaloosa to develop Union on Frank, a $70 million student housing community serving students at the University of Alabama. The 200-unit property will comprise 396 beds and will be situated at 512 Frank Thomas Ave., two blocks from Bryant-Denny Stadium. The site currently has existing student and multifamily communities that will be demolished. A timeline for completion was not disclosed. Sean Baird, Jonathan Holt, Carter Brehm, Austin Weathington and Will Mathews of Colliers International represented both the buyer and undisclosed seller in the land transaction.

CALUMET CITY, ILL. — Cannabis Facility Construction (CFC) has begun the buildout of a Mission Dispensaries-branded cannabis dispensary at 1330 Torrence Ave. in Calumet City, about 20 miles south of Chicago. The 3,000-square-foot facility will feature retail space, back office space for processing, a secure vault for inventory storage and an advanced security system. Completion is slated for mid-December. The developer, 4Front Ventures Corp., has utilized CFC for other dispensary projects in Ann Arbor and Chicago’s South Side.

BLOOMINGDALE, GA. — PCCP LLC and Panattoni Development Co. Inc. have formed a joint venture to develop a 2.4 million-square-foot industrial campus within Savannah Portside International Park in Bloomingdale. The spec project will be built in phases, with Phase I comprising a 518,400-square-foot facility. The building will feature 40-foot clear heights and can be expanded to 1.1 million square feet. A timeline for completion was not disclosed. The developers are targeting tenants seeking anywhere from 200,000 square feet to 2.4 million square feet. Savannah Portside International Park is situated near Interstate 16, 19 miles from the Port of Savannah.
