FORT WORTH, TEXAS — Schluter-Systems, a German provider of tile products for the homebuilding industry, has opened a 500,000-square-foot distribution center at Alliance Northport 1 in Fort Worth. The facility was designed to house approximately 300 employees and offers proximity to Interstate 35, State Highway 114 and Fort Worth Alliance Airport. Tom Pearson and Chris Teesdale of Colliers International originally represented Schluter-Systems in its site selection and lease negotiations when the company committed to the 26,000-acre AllianceTexas development last fall.

LA PORTE, IND. — Flaherty & Collins Properties has broken ground on The Banks, a $35 million apartment complex in La Porte, about 30 miles west of South Bend. In addition to 194 apartment units, The Banks will feature 5,000 square feet of retail space and will be situated on four acres within the larger NewPorte Landing development. Amenities will include a pool, outdoor courtyard, bark park, fitness center and bike storage. Lake City Bank served as construction lender and Foss purchased tax credits for the project. The La Porte Redevelopment Commission is supporting the project with tax-increment financing. Completion is slated for the first quarter of 2022.
CHICAGO — The Meadow, a 3.5-acre rooftop terrace, has opened at The Old Post Office building in Chicago. Situated on the 13th floor, the space includes a basketball court, running track and bistro and bar area. The rooftop park is part of the 2.5 million-square-foot restoration and repositioning of the building, which reopened in November 2019. Tenants include Uber, Walgreens, Ferarra Candy Co., HomeChef and Cboe. Gensler and Hoerr Schaudt Landscape Architects designed the rooftop. BEAR Construction served as general contractor. “The Meadow represents a timely launch of next-generation tenant amenities, offering workers access to ample outdoor space that allows for multiple modes of use,” says Sheryl Schulze, principal and global repositioning and landlord services leader at Gensler. “Access to daylight, outdoor air and contact with nature is no longer an option; it’s an expectation.”
MADISON, MINN. — Kraus-Anderson has begun the construction of a $15 million expansion at Madison Healthcare Services in western Minnesota. The healthcare facility was originally constructed in 1952. The 52,639-square-foot renovation and expansion will include 37 new skilled nursing units, 12 assisted living units and 12 underground car parking spaces. Designed by HGA Architects, the project is slated for completion in summer 2022. Madison Healthcare Services provides skilled nursing, outreach specialty services, home care services, independent living, therapy services and a critical access hospital.
AUSTIN, TEXAS — Pearlstone Partners will develop Cascade Condominiums, a 113-unit multifamily project that will be located in the heart of historic Old West Austin. Designed by Mark Hart Architecture, the property will house two commercial units and offer amenities such as a pool, fitness center, coworking space and a resident clubhouse. Bartlett Cocke served as the general contractor for the project, and Austin-based Prospect Real Estate is the listing agent. Presales are expected to begin in October, with prices ranging from $280,000 to 635,000 per unit. Connecticut-based Knighthead Funding provided a $26.5 million construction loan for the project.
DELTONA, FLA. — Seefried Industrial Properties and Clarion Partners LLC have delivered a 1.1 million-square-foot industrial facility in Deltona. The building features 34,275 square feet of office space, 1,034 auto parking spaces and 350 trailer parking spaces. The property is situated on North Normandy Boulevard along Interstate 4, about 30 miles north of downtown Orlando. The tenant, an undisclosed e-commerce company, expects to house 500 employees at the facility. The joint venture began construction nine months ago with the design team, which includes general contractor The Conlan Co., architect Ford & Associates and civil engineer Kimley-Horn.
SOMERVILLE, MASS. — A development team of DLJ Real Estate Capital Partners and Leggat McCall Properties has topped out a 290,000-square-foot life sciences project at 100 South St. in Somerville, located on the northern outskirts of Boston. The project is part of the Boynton Yards development and will house lab and retail space as well as a four-story underground parking garage. Architecture firms SGA and Hashim Sarkis Studios designed the project, and Shawmut Design & Construction served as the general contractor. Construction began in June 2019 and is expected to be complete next summer.
MESA, ARIZ. — Culver City, California-based PCS Development and Arizona-based Route 2 Construction have completed the development of The Premiere at Eastmark, a $50 million multifamily property in Mesa. The property is located within the master-planned community of Eastmark. Managed by P.B. Bell, The Premiere at Eastmark is located at 9410 E. Ray Road and is minutes from the Arizona State University Polytechnic Campus. The Premiere at Eastmark features 216 apartments in a mix of studio, one-, two- and three-bedroom floor plans ranging from 459 square feet to 1,251 square feet. TUSCALOOSA, ALA. — Spaces Management has opened The Walk Tuscaloosa, a 251-bed student housing complex serving the students at the University of Alabama. The four-story building is located one block from Bryant-Denny Stadium and Tutwiler Hall. Unit interiors are fully furnished and feature quartz countertops, tile bathroom flooring, walk-in showers, vinyl plank wood-grain flooring and stainless steel appliances. Communal amenities include three fitness centers, private and group study spaces, a tanning bed, lounge area, pool, pool deck, firepit and below-grade parking. Elite Building was the general contractor, and Poole & Co. and Southpark Interiors were the architects. Function First Furniture furnished the units. The University of Alabama is currently offering in-person classes.
PHILADELPHIA — JLL has arranged $33.3 million in financing for International House, a project that will convert a 14-story office building located at 3701 Chestnut St. in Philadelphia into a 400-unit apartment complex. The borrower, CSC Coliving LLC, will use the funds to acquire the 1.3-acre site, which is located in the University City area, and to begin construction. The two lowest floors will continue to house office and retail users. Chad Orcutt and Blaine Fleming of JLL arranged the financing through PostRoad Group. Completion is slated for summer 2021.
