MENLO PARK, CALIF. — San Francisco-based Presidio Bay Ventures has taken over construction, lease-up and stabilization of the 6.4-acre mixed-use development, located at 1300-1302 El Camino Real and 550 Oak Grove Ave. in Menlo Park. The strategic operation of the project, renamed Springline, was transitioned to Presidio Bay mid-construction in June. Since then, the firm’s development team has overhauled nearly all aspects of the project. Situated in Menlo Park’s pedestrian-oriented downtown city center, Springline will feature two 100,000-square-foot Class A office buildings, 183 residences, retail, dining, a dual-level subterranean parking garage and public outdoor space. Approved by Menlo Park City Council in early 2017, original construction for the project started later that year. Delivery of the commercial buildings is slated for fourth quarter and leasing of the residential component is scheduled to begin in second-quarter 2021. Christian Prelle, Mike Courson and Clay Jones of Newmark Knight Frank’s Palo Alto, Calif., office, along with Cassidy Zerrer of NKF’s San Francisco office, are handling office leasing efforts for the project.

FORT LAUDERDALE, FLA. — Ram Realty Advisors has delivered CURV, a 243-unit multifamily community in Fort Lauderdale. The property offers one-, two- and three-bedroom floor plans ranging from 748 to 1,603 square feet with rents starting at $2,010 per month. Communal amenities include a pool, private cabanas, outdoor kitchen with grills and a TV, fitness center, yoga studio, pet grooming salon and electric car chargers. CURV is situated at 410 SE 16th Court, two miles south of downtown Fort Lauderdale. Bozzuto manages and heads leasing for the eight-story asset. Virtual leasing is underway at CURV, which is named for its curved facade reminiscent of Miami decor in the 1950s and 1960s. The City of Fort Lauderdale issued the developer a temporary certificate of occupancy Aug. 26.
CHICAGO — Oxford Hotels & Resorts LLC, the Chicago-based hotel management affiliate of Oxford Capital Group LLC, has opened Hotel Audrey at 166 E. Superior St. within Chicago’s Magnificent Mile shopping district. Oxford worked with Fillmore Capital Partners to reposition the 29-story hotel, which was originally developed as The Barclay Hotel. Each of the 216 guestrooms and suites includes an executive desk, ergonomic chair, 55-inch flatscreen TV, coffeemaker and complimentary Wi-Fi. The suites include a separate living area with a sleeper sofa. Rooms start at $159 per night. The fitness center is equipped with ellipticals, treadmills and other workout machines. Due to COVID-19, all areas of the hotel are sanitized at an increased frequency with approved disinfecting products. The rooftop bar, café and meeting spaces will not open until 2021.
CHICAGO — McShane Construction Co. and UJAMAA Construction have completed 4400 Grove, an 84-unit apartment complex in Chicago’s Bronzeville neighborhood. Brinshore Development and the Michaels Organization are the developers for the four-story project, which features commercial space on the ground floor. Of the property’s 84 units, 21 are reserved for Chicago Housing Authority residents, 38 are affordable at 60 percent of the area median income and 25 are market rate. Amenities include a lounge, bike room, fitness center, mailroom and conference rooms. Pappageorge Haymes Partners was the architect.
ST. PAUL, MINN. — Ackerberg has acquired land at 337 W. 7th St. in downtown St. Paul with plans to develop The Alvera, a 192-unit apartment project. Northland Real Estate Group will serve as co-developer. Plans call for the demolition of an existing building to make way for the seven-story project, which will feature studios, one- and two-bedroom units as well as 1,400 square feet of retail space and 110 covered parking stalls. Amenities will include a penthouse clubroom with a kitchen and bar, an outdoor deck with fireplace and grills, a fitness center, bike room, package center and storage lockers. Construction is scheduled to begin later this month with completion slated for fall 2021. Opus Design Build will serve as general contractor and Rise Modular will provide modular units. DJR Architecture and E. Christen Design make up the design team. Bridgewater Bank is providing construction financing.
LEANDER, TEXAS — Allied Orion Group is nearing completion of The Southbrook, a 360-unit multifamily project that will be located in the northern Austin suburb of Leander. Designed by Dallas-based Humphreys & Partners Architects, the property will offer one, two- and three-bedroom floor plans and amenities such as a pool, fitness center, resident lounge with billiards tables, dog park, courtyard and package delivery services. The first units are expected to be available for occupancy in the fourth quarter.
PHOENIX — Trammell Crow Co. (TCC) and its partner, CBRE U.S. Development Partners 5, a fund sponsored by CBRE Global Investors, have completed Park Aldea. The 356,000-square-foot industrial development is located in Phoenix. Situated on 27 acres west of the intersection of 99th Avenue and Cardinals Way, the property features the 74,164-square-foot Building A, the 76,322-square-foot Building B, the 87,296-square-foot Building C and the 118,241-square-foot Building D. The buildings offer divisibility down to 7,280 square feet. The facilities feature ESFR sprinkler systems, clear heights ranging from 24 feet to 32 feet, building depths ranging from 140 feet to 222 feet, and truck courts that range in size from 130 feet to 180 feet. Green Worldwide, an international shipping company, has signed a lease to occupy Building C, located at 10200 W. Montebello Ave. The company plans to move to the new facility at the end of 2020. Mitchell Stravitz, Cooper Fratt and Tanner Ferrandi of CBRE Phoenix serve as leasing agents for the project. Ted Liles of Cresa represented Green Worldwide in its lease.
NORTH CHARLESTON, S.C. — Alliance Residential Co. will develop Broadstone Ingleside, a 336-unit multifamily community in North Charleston. The Phoenix-based developer recently closed on the acquisition of a 24-acre parcel situated at 8400 Palmetto Commerce Parkway, 20 miles northwest of downtown Charleston. The property will offer one-, two- and three-bedroom floor plans averaging 926 square feet. Communal amenities will include a pool, fitness center, coworking space and a walking trail. Cline Design Associates is the architect, and Seamon Whiteside is the civil engineer. Alliance Residential expects to open the community in fall 2021.
DALLAS — California-based CT Realty has acquired an 18.4-acre infill site in the South Stemmons submarket of Dallas for the development of Stadium Logistics Center, a 329,402-square-foot industrial project that is valued at $40 million. Offering 470 feet of frontage on U.S. Highway 183 just west of the I-35 Stemmons Freeway, the site is located within 7.5 miles of both Dallas Love Field Airport and DFW International Airport. Stadium Logistics Center will feature 36-foot clear heights and a front-park/rear-load configuration. Pross Design Group is the project architect, and Talley Riggins Construction Group is the general contractor. California Bank & Trust provided construction financing. CT Realty expects to break ground later this month and to deliver the project in September 2021. Mike McElwee of Avison Young represented the seller, NCH Corp., in the land deal. Craig Jones and Randy Touchstone of JLL represented CT Realty and will also market the project for lease.
ALLEN, TEXAS — McCarthy Building Cos. has completed construction of Collin College Technical Campus, a 340,000-square-foot civic project located in the northeastern Dallas suburb of Allen. The four-building complex will serve more than 7,000 students and includes 42,000 square feet of shared classroom space for the Allen Independent School District. In addition, the facility features 192,000 square feet of technical and trade classrooms with open lab spaces, mechanical electrical and plumbing shops, welding shops, auto shops, and carpentry shops as well as campus support areas. According to local newspaper The Allen American, this campus of the public college currently has an enrollment of about 1,650 students that are taking both online and in-person classes.
