ST. LOUIS — Midas Hospitality is set to open the first Element by Westin hotel in St. Louis on Friday, Oct. 30. The $40 million hotel rises seven stories with 153 extended-stay rooms. Located at 3763 Forest Park Ave., the property will feature a rooftop bar known as Upbar. Signature cocktails were created in partnership with Luxco, a St. Louis-based beverage company. Hotworx, a 24-hour fitness studio, is the first tenant for the hotel’s 10,000-square-foot retail space. Hotworx will occupy nearly 1,900 square feet. Amenities at the hotel include a fitness center, pool and bike rental program. Element hotels feature a nature-influenced environment and are constructed with efficiency and sustainability in mind, according to Midas. Regarding COVID-19, Upbar will be open and Midas intends to abide by all city and state regulations, including the potential removal of barstools or tables to provide for proper social distancing. The fitness center will also be open, following all restrictions by the city and state.

ST. PAUL, MINN. — Lund Food Holdings Inc. has entered into a long-term lease agreement with developer Ryan Cos. to open a full-service Lunds & Byerlys grocery store within the Highland Bridge project in St. Paul. The 51,000-square-foot store is expected to open in 2022. It will offer an extensive selection of prepared foods, specialty products and two levels of covered parking. The store will anchor a building with 230 apartment units. The existing Lunds & Byerlys store at 2128 Ford Parkway will remain open until the grand opening of the new store. Highland Bridge is a large mixed-use redevelopment of the former Ford Motor Co. production plant in St. Paul’s Highland Park neighborhood.
OMAHA, NEB. — Immanuel has started construction of new assisted living and memory care units, as well as new common areas, at Pacific Springs, a seniors housing community in West Omaha. The expansion is scheduled to open in fall 2021. Pacific Springs is located adjacent to the Pacific Springs Golf Club and currently offers exclusively independent living. Renovation plans call for a fitness center and wellness studio; onsite restaurant and lounge featuring a golf simulator; outdoor areas and walking paths; and a chapel adorned with a locally designed stained glass window donated by residents.
Rockefeller Group to Develop 623,109 SF of Industrial Distribution Space in Riverside County, California

RIVERSIDE COUNTY, CALIF. — Rockefeller Group has purchased 30 acres of land in Riverside County for the development of a total of 623,109 square feet of Class A industrial distribution space. Newcastle sold the parcels for $20 million. The first project — Val Verde Logistics Center — is located on 13 acres and will include a 289,556-square-foot speculative distribution building. The second project — Harvill Avenue Logistics Center — is located on 16.9 acres and will include a 333,553-square-foot speculative distribution facility. The developer expects to break ground on both projects in October. Newport Beach, Calif.-based RM Dalton is serving as general contractor, Herdman Architecture + Design is serving as architect and Kimley-Horn as civil engineer for both projects. Bill Heim, Alex Heim and Nesha Ritchie of Lee & Associates are the exclusive leasing agents for both logistics centers.
PLANO, TEXAS — Locally based developer KDC has partnered with JBP Properties to develop Phase III of Parkside on Legacy in Plano. The third phase will deliver office options ranging in size from 200,000 to 500,000 square feet on a 16-acre site that is located within Legacy Business Park. Myers Commercial will market the buildings for lease. A construction timeline was not disclosed.
COVINGTON, LA. — Dobbins Group LLC has completed The Collins, a $43 million apartment complex in Covington. The 272-unit property offers one-, two- and three-bedroom floor plans with rents ranging from $995 to $2,000 per month. Communal amenities at the gated community include a clubhouse, pool, fitness center, pet spa, car washing station, firepit and an outdoor kitchen. The Collins is located at 1612 Versailles Business Parkway, 38 miles north of downtown New Orleans. Birmingham, Ala.-based Capstone Building Corp. was the general contractor, and Dallas-based Humphreys & Partners Architects was the designer.
MINNETONKA, MINN. — High Street Residential, a subsidiary of Trammell Crow Co., has completed the development of Avidor Minnetonka in suburban Minneapolis. The active adult community is home to 168 units for residents ages 55 and older. Allegro Management Co. is the property manager. Amenities at the six-story property include a bistro bar, business center, activity center, pet spa, fitness center, private dining room and pool deck. ESG Architects served as project architect and Stevens Construction was the general contractor. Monthly rents start at $1,890.

Located at 7901 Civita Blvd., the property features two mid-rise, podium-style buildings offering a total of 434 apartments and 18,000 square feet of ground-floor retail space. Lowe Property Group Breaks Ground on $40M Mixed-Use Development in Downtown Salt Lake City

SALT LAKE CITY — Developer Lowe Property Group, architect MVE + Partners and general contractor Zwick Construction have broken ground on 6th & Main, a mixed-use development in downtown Salt Lake City. The eight-story structure will feature 10,100 square feet of commercial space and 141,149 square feet of residential apartments. Totaling 283,936 square feet, 6th & Main will offer 170 market-rate apartments in a mix of modern studio, one- and two-bedroom layouts, a street-level lounge, co-working space, parking garage, two-level fitness center, swimming pool, spa, rooftop clubroom and viewing terrace. The property is slated to open for leasing in fall 2022.
NEW YORK CITY — RAL Development Services, in partnership with the New York City Economic Development Corp., has topped out Zero Irving, a 240,000-square-foot office building located in the Union Square neighborhood of Manhattan. Designed by Davis Brody Bond, the 21-story building is located at 124 E. 14th St. and will ultimately feature 176,000 square feet of Class A office space and 10,000 square feet of ground-floor retail space that will house a food hall, event space and a fitness center. Completion is scheduled for early 2021.
