AUSTIN, TEXAS — A partnership between Inland National Development Co. LLC and Cambridge Development Group Inc. has completed Citadel at Tech Ridge, a 308-unit apartment community in North Austin. The property spans 14.8 acres and is located near Tech Ridge Business Park and Parmer Business Park, both of which are employment hubs for major tech users. Citadel at Tech Ridge features one-, two- and three-bedroom units. Amenities include a pool, fitness center, dog park, resident clubhouse and a cybercafé. Approximately 62 percent of the units were leased as of the end of August. Rents start a $1,195 per month for a one-bedroom unit, according to apartments.com.

ST. LOUIS PARK, MINN. — Davis has unveiled plans to develop the 78,000-square-foot Xchange Medical building in St. Louis Park, a western suburb of Minneapolis. Ear Nose & Throat Specialty Care and Surgical Care Affiliates will anchor the three-story, Class A medical office building. The two tenants will occupy 60 percent of the project, which will include a covered patient drop-off area, a healing garden and a total of 324 parking spaces. Xchange Medical will be built on a 4.6-acre site that Davis assembled from four separate parcels that currently house vacant office and warehouse buildings, an auto repair shop and a parking lot. Davis has owned the parcels since 2015. The buildings will be demolished to make way for the project, which the St. Louis Park City Council unanimously approved in August. Davis expects to break ground in October with completion slated for late 2021.
MCKINNEY, TEXAS — RPM xConstruction LLC will build a 90,000-square-foot office building at McKinney Corporate Center at Craig Ranch, located north of Dallas, for its new office headquarters. Approximately 750 employees will work at the new building, which offers proximity to the Sam Rayburn Tollway and multiple retail and restaurant establishments. Construction is scheduled to begin early next year and to be complete in early 2022. Pross Design Group is the project architect.
MILWAUKEE — BMO Financial Group has opened its new Wisconsin headquarters building in downtown Milwaukee. Known as BMO Tower, the 25-story building is located at 790 N. Water St., immediately beside the company’s previous headquarters. Approximately 600 BMO employees will be based at the 336-foot-tall tower. The main floor features a new BMO branch for customers. Many aspects of the interior design of the workspaces pay tribute to BMO’s roots in Milwaukee. Many meeting and conference rooms are named after Milwaukee neighborhoods. Much of the artwork is from local artists. BMO Harris Bank is headquartered in Chicago.
OAK BROOK, ILL. — MedProperties has received approval from the Oak Brook Village Board of Trustees to build a 78,000-square-foot medical office building within Oak Brook Commons, the $500 million redevelopment of the former McDonald’s campus in suburban Chicago’s Oak Brook. The seven-story outpatient facility will be known as Oak Brook Commons Medical. Plans call for a lobby area, immediate care clinic, comprehensive imaging suite and 281 covered parking spaces. Medical specialties will be determined at a later date to meet the needs of the community. The larger Oak Brook Commons development will be built in three phases, encompassing retail, restaurants, office, 72 condominium units, 250 apartment units, a 252-room hotel and a park. The medical office building will be part of Phase I with a completion date expected in 2022. Antunovich Associates is the project architect.
North American Properties to Open 42,000 SF Food Hall at Midtown Atlanta’s Colony Square in Spring 2021

ATLANTA — North American Properties (NAP) is planning to open Politan Row, a 42,000-square-foot food hall, at its Colony Square mixed-use development in Midtown Atlanta. The interior of Politan Row will span 20,000 square feet, while the outdoor area will total 22,000 square feet. New Orleans-based Politan Group will operate the food hall, which is expected to open in spring 2021. Colony Square is located near the intersection of Peachtree and 14th streets, three miles north of downtown Atlanta. Colony Square at full buildout will include 912,000 square feet of Class A office space leased to tenants including Whole Foods Market and law firm Jones Day; 160,000 square feet of retail and restaurants housing tenants such as IPIC, Starbucks, Holeman & Finch Public House and Chick-fil-A; the 466-room W-Atlanta Midtown hotel; outdoor gathering spaces and 262 luxury residences.
Continental Properties, McShane Construction Begin Development of Springs at Cooley Station Multifamily Property in Gilbert

GILBERT, ARIZ. — Continental Properties, as owner, and McShane Construction Co., as general contractor, have started construction of Springs at Cooley Station, an apartment community in Gilbert. Located on 14 acres, the garden-style community will feature 276 units spread across 10 two- and three-story buildings. Units will feature granite countertops and stainless steel appliances. Community amenities will include a clubhouse with a fitness center and outdoor swimming pool, as well as 490 parking spaces. Completion is slated for early 2022. Phillips Partnership is architect of record for the project. This is McShane’s 20th Springs-branded property for Continental, including two additional projects currently underway in the Phoenix area.
Ingka Centres to Redevelop Office Building to IKEA-Anchored Retail Asset in Downtown San Francisco

SAN FRANCISCO — Ingka Centres, part of the Ingka Group, has purchased the 6×6 Building in downtown San Francisco. MSP Property LLP, a company controlled and owned by Alexandria Real Estate Equities and TMG Partners, sold the asset for an undisclosed price. Ingka Centres will transform and redesign the more than 375,000-square-foot property, located at 945 Market St. IKEA will anchor the development, which will also feature mixed-use offerings. The IKEA store and first phase of redevelopment are slated to open in fall 2021. The property includes a parking lot and offers a total of 256,000 gross leasable square feet. The total investment, including acquisition and future redevelopment costs, is estimated at $260 million for the project. The acquisition and redevelopment is Netherlands-based Ingka Centres’ first in the United States and its second mixed-use project in a downtown location, following the company’s acquisition of Kings Mall in London’s Hammersmith earlier this year. Ingka Centres’ urban projects are all anchored by IKEA and designed to complement the IKEA Retail U.S. strategy of opening smaller-format stores within city centers in response to global urbanization trends, changing customer behavior and the digitization of retail.
H&R REIT, Urban-X Open First Wave of Tenants at $452M River Landing Development in Miami

MIAMI — Toronto-based H&R REIT and Coral Gables, Fla.-based Urban-X Group have welcomed the first tenants to open at River Landing Shops & Residences in Miami, the first phase of the $452 million River Landing mixed-use development. The first tenants opening beginning this week include Hobby Lobby, Burlington, Publix, Five Below, Chase Bank and AT&T. Ross Dress for Less and Planet Fitness will open later this fall, and in the coming months T.J. Maxx, Old Navy, Ficelles Bakery, Chick-fil-A and others will open their doors. According to Urban-X, 70 percent of River Landing’s retail space is committed. The developer plans to announce new tenants coming to River Landing in the near future. Situated on 8.1 acres along the Miami River, River Landing will span 2.2 million square feet upon completion and feature a 135,000-square-foot office tower, 528 upscale apartments, a riverwalk, green spaces, boat docks and more retail and restaurant space. Lantower Residential, a subsidiary of H&R REIT, will operate and lease the apartments. The operator will welcome move-ins beginning next month. EAGAN, MINN. — Kraus-Anderson (KA) has completed construction of the $98 million Omni Viking Lakes Hotel in Eagan, just south of Minneapolis. The 320-room hotel, located at 2611 Nordic Way, is scheduled to open Thursday, Oct. 1. The 381,163-square-foot property is part of the larger Viking Lakes mixed-use development that includes the Twin Cities Orthopedic Performance Center for the Minnesota Vikings, which KA completed in 2018. The 14-story hotel features 35,000 square feet of event space, including a ballroom and meeting areas. Amenities include a spa, fitness center, bar terrace and three dining options. MW Ventures owns the hotel. ESG Architects served as designer.
