HOUSTON — Stream Realty Partners and Principal Real Estate Investors have completed the final phase of Bay Area Business Park, a 3.3 million-square-foot industrial development located near Port Houston. The final phases consisted of three speculative building totaling 1.3 million square feet that were approximately 20 percent preleased at delivery. Development of the original 137-acre site began in 2007, with Phase I being completed in 2008 and adding 1.2 million square feet to the local supply. Phase II was completed in 2016 and added 850,000 square feet, and in 2019, the development team purchased an additional 95 acres for the property’s third and final phase.

Douglas Allred Co. Breaks Ground on 300,000 SF Office Project at Park Place in Chandler, Arizona

CHANDLER, ARIZ. — The Douglas Allred Co. has broken ground on two additional office buildings at its Park Place Development on Price Corridor in Chandler. Located at the northeast corner of Price and Willis roads, the three-story buildings will offer 150,000 square feet each. Willmeng Construction, serving as general contractor, will deliver the buildings along with an 800-stall parking structure. Upon completion, the project will offer 10- to 12-foot ceiling heights, high-quality finishes and a six per 1,000 parking ratio. Balmer Architectural Group is providing architectural services for the project, which will add to the existing 1.5 million square feet of office, manufacturing and retail space at Park Place.
CHICAGO — General contractor Summit Design + Build has completed construction of Edge on Broadway, a 105-unit apartment building in Chicago’s Edgewater neighborhood. Summit demolished an existing single-story building to make way for the new six-story project, which includes 3,700 square feet of ground-floor retail space and 45 parking spaces. Amenities include a bike room, fitness center, TV lounge and outdoor patio. City Pads and Catapult Real Estate Solutions are the developers. Cagan Management Group will serve as property manager. Architect Built Form designed the building and Clausen Management Services served as the owner’s representative.
LA GRANGE, ILL. — Pathway to Living has opened Aspired Living of La Grange in Illinois. The 117-unit, 118,583-square-foot senior living community is located at 35 Shawmut Ave. The five-story property features 85 assisted living units and 32 memory support units. Amenities include a physician office, medical exam room, fitness center, library, movie theater, salon and outdoor walking paths. Thoma Holec provided interior design services while Behles + Behles provided architectural services. Opus Group was the design-builder, architect and structural engineer. This is Pathway to Living’s 23rd community in the Chicagoland area.
BIRMINGHAM, ALA. — Orchestra Partners has broken ground on Mercantile on Morris, a mixed-use project in downtown Birmingham. Located at 2212 Morris Ave., the property will feature 47 residential units and 14,000 square feet of commercial space, as well as a pedestrian thoroughfare with storefronts connecting First Avenue North and Morris Avenue. Birmingham-based Retail Specialists is handling the commercial leasing effort, which includes spaces ranging from 500 to 1,800 square feet. There is also a 2,100-square-foot space available on the second floor for a restaurant anchor. Orchestra Partners expects to complete Mercantile on Morris in November.
EDEN PRAIRIE, MINN. — Kraus-Anderson has completed construction of a 250,000-square-foot retail sporting goods store for Scheels at Eden Prairie Center in Minnesota. Designed by R.L. Engebretson Architecture, the $58 million, two-story store includes a 16,000-gallon saltwater aquarium, 45-foot-tall Ferris wheel as well as a Ginna’s Café and Fuzziwig’s Candy Factory. Scheels will offer a selection of sports, fashion and footwear. The sport shoe, hiking boot and casual footwear section is the largest in the region. The new store is expected to employ approximately 400 people. Scheels maintains a portfolio of 28 stores in 13 states.
WEST OMAHA, NEB. — Darland Construction Co. has completed construction of Pacific Springs Center II, a 58,950-square-foot Class A office building in West Omaha. The two-story property is located at the northwest corner of 168th and Pacific streets. The project features 40,000 square feet of spec office space as well as an underground parking garage. The area, known as Pacific Springs Vista, has experienced a flurry of new development in the past several years thanks to a growing residential market and the area’s convenient access to the nearby West Dodge Expressway, according to Darland. Avant Architects was the project architect. Investors Realty is handling management and leasing.
ALLEN, TEXAS — Locally based developer JaRyCo has partnered with the Johnson family to develop its farmland at the southeast corner of the Sam Rayburn Tollway and Alma Drive in Allen, located northeast of Dallas, into a 135-acre mixed-use destination. Current plans for the development, which will be branded The Farm at Allen, call for 1.6 million square feet of office space, 142,000 square feet of retail space, a 150-room hotel, 60,000 square feet of restaurant space and 2,400 urban residential units, including townhomes. Additional features include a 2.5-acre lake with boardwalk restaurants, two miles of hiking and biking trails, a 16-acre greenbelt along Watters Creek and four additional park areas. Infrastructure work at the site is scheduled to begin in late 2020. Omniplan is the project architect, and TBG is the landscape architect. Dynamic Engineering is the civil engineer.
EL PASO, TEXAS — Developer VanTrust Real Estate has launched a 994,639-square-foot speculative industrial project in El Paso. The site spans 59 acres and is located within five miles of the Zaragoza Bridge, an international port of entry. Phase I of the project will consist of four buildings totaling 514,135 square feet and is expected to be complete in early 2021. Phase II, which will commence upon completion of Phase I, will consist of two buildings totaling 480,504 square feet. The project is one of several major speculative industrial developments to be announced in El Paso in recent weeks, along with Hunt Southwest’s 370,000-square-foot Rojas East Distribution Center and Equity Industrial and Raith Capital’s 123,966-square-foot project at 9541 Joe Rodriguez Drive.
UNION, N.J. — Connecticut-based developer RMS Cos. has acquired 6.4 acres for the construction of a 153-unit apartment community in the Northern New Jersey town of Union. Specific floor plans and amenities were not disclosed, but according to development team, the community will feature “generous-sized apartments, designer finishes and luxury amenities.” Jeffrey Dunne, Gene Pride, Jeremy Neuer, Eric Apfel, Zach McHale, Nat Gambuzza and Trevor Fiebel of CBRE represented Sherwood Group Associates in its sale of the land. The team also procured RMS Cos. as the buyer.
