SCOTTSDALE, ARIZ. — Leon Capital Group has selected McShane Construction Co. to build Kierland Apartments, a multifamily property in Scottsdale. Situated on 1.7 acres at 7111 E. Tierra Buena Lane, Kierland Apartments will feature five stories of wood-frame construction over a two-story concrete podium with one sub-grade level. The exterior façade will consist of a mix of stucco, stone and metal panels with wire and glass railings on the balconies. The 202 apartments will offer high-end finishes, beverage centers and premium appliances, with some units featuring NanaWall folding glass door systems that lead to private balconies. Floors three through six will offer a mix of studio, one-, two- and three-bedroom layouts, while the top floor will consist of penthouse suites with upgraded finishes. Community amenities will include underground parking for residents; bicycle storage; a clubhouse with a poker room and community kitchen; and a deck with a saltwater swimming pool, spa and barbeque area. Completion of the property, which Design Studio Architects designed, is slated for August 2022.

Silverback Development Plans $250 Million Condominium Tower Project in Midtown Manhattan

NEW YORK CITY — Silverback Development, a New York City-based developer, has released its plans for a $250 million condominium building in midtown Manhattan. Located at 131 E. 47th St., the 200-unit building will rise 500 feet and will feature 5,000 square feet of ground-floor retail space as well as several landscaping features and sky lounges. Silverback Development is undertaking the project in partnership with Hong Kong-based Hopson Development Holdings. The property is situated four blocks southeast of Rockefeller Center. The developers plan to include a technologically advanced management system, advanced digital security systems and fully integrated home automation. “The market in midtown Manhattan will see continued demand as it is at the epicenter of corporate headquarters, national landmarks, renowned cultural institutions and Michelin-starred eateries,” says Josh Schuster, managing principal at Silverback Development. Hopson Development Holdings (SEHK: 754) acquired the building site from New Empire Real Estate Development late last year. New Empire had previously planned to construct a 122-unit multifamily project on the site, but plans stalled after the existing buildings were demolished in 2016. The site has been vacant since then. NASHVILLE, TENN. — GBT Realty has broken ground on Parke West, a mixed-use development near Nashville’s West End that will feature a dual-branded hotel, 210 residential units and 11,000 square feet of retail space. Chartwell Hospitality will develop and manage the hotel, which will feature 110 Hilton Garden Inn rooms and 69 Home2 Suites rooms. The hotel will also feature a fitness center, amenity deck and 4,000 square feet of meeting space. This is the 13th hotel that Brentwood, Tenn.-based GBT Realty has built in the Nashville market. The apartment community will feature two outdoor amenity spaces. Hoar Construction is serving as the general contractor for Parke West, and First Horizon Bank provided construction financing. GBT Realty expects to deliver the project in 2022.
ODESSA, FLA. — Publix Super Markets Inc. has opened a 25,147-square-foot GreenWise Market in Odessa, its fourth Florida location for the grocer. The organic grocery store is situated within Preserve Marketplace, a shopping center located along State Road 54 about 25 miles north of Tampa. The Sembler Co. is the owner of the newly built, 56,331-square-foot shopping center. The new GreenWise includes five “experience zones” labeled Cares (vitamins and soaps), Cuts (meats), Eats (prepared meals including sandwiches and pizza), Finds (wine and cheese) and Pours (a bar serving wine, coffee and beer that patrons can drink while shopping). The store also features a mural by artist Candace Knapp. There are currently eight open GreenWise locations in the Southeast, and another is set to open on Saturday, June 20 in Ponte Vedra, Fla. Publix also plans to open a GreenWise at Channelside in downtown Tampa next year.
BELLEVUE, WASH. — Skanska has unveiled plans for The Eight, an office tower located at the intersection of NE Eighth Street and 108th Avenue NE in downtown Bellevue. Totaling 540,000 square feet, the 25-story office building will offer large, flexible floor plates, seven alternating indoor/outdoor balconies, 7,000 square feet of open public space and 12,000 square feet of ground-floor retail space, as well as a 1,200-square-foot retail pavilion. Tenant amenities at The Eight will include a dedicated floor for tenant event spaces; a health and wellness center with an outdoor patio; an outdoor deck with seating; bicycle commuter facilities; and electric car and bike charging. Skanska acquired the land for The Eight in July 2018 and currently is finalizing design for final administrative design review and approval from the City of Bellevue.
Shapell Liberty Investment Completes Retail Component of Vineyards at Porter Ranch Mixed-Use Center in Los Angeles

LOS ANGELES — Shapell Liberty Investment Properties has completed the lifestyle and entertainment portions of The Vineyards at Porter Ranch, a $150 million mixed-use development in Los Angeles’ Porter Ranch neighborhood. AO Architects designed this portion of The Vineyards, which features 273,000 square feet of open-air, mixed-use space at 20000-20250 W. Rinaldi St. The pedestrian-friendly development includes a main street, central green area for community events and a 4,000-square-foot community meeting room. Current tenants of the property include Whole Foods Market, AMC Theaters, Ulta Beauty, Nordstrom Rack, Gus’s Barbeque, Lure Fish House and Finney’s Crafthouse & Kitchen. The project team included Mike Lebeman of JLL’s Project and Development Services group and Moorefield Construction. The full development includes a recently completed, three-story medical office building occupied by Kaiser Permanente, a 100-room Hampton Inn & Suites slated for completion in 2021 and a 266-unit apartment community scheduled to open this fall.
ST. LOUIS — Tarlton Corp. is serving as the general contractor for the reimagining of Tower Tee in St. Louis. Plans call for a 27-acre golf and recreation complex. Originally opened in 1963, Tower Tee was home to batting cages, an 18-hole golf course, a driving range and miniature golf. In 2018, the owners closed the business. Steve Walkenbach of Scottrade purchased the site in May 2019. The new Tower Tee Golf Complex will feature a 6,000-square-foot clubhouse, two single-level driving ranges, a two-story driving range, covered practice tee boxes, a nine-hole golf course, an outdoor training area, concession area and two outdoor pavilions. Non-golfers can enjoy a miniature golf course, bocce courts and batting cages. Construction is expected to begin in July with completion slated for next year. FGM Architects is the project architect. Art Schaupeter, a member of the American Society of Golf Course Architects, designed the new nine-hole course.
Housing Trust Group Breaks Ground on 96-Unit Affordable Housing Community in Broward County

HOLLYWOOD, FLA. — Housing Trust Group (HTG) has broken ground on Hudson Village, a 96-unit affordable housing community in Hollywood. The units will be reserved for residents earning 30, 60 and 70 percent of the area median income (AMI), with rents ranging from $501 to $1,403. The property will offer one- and two-bedroom floor plans, and each unit will feature a balcony. Communal amenities will include a pool, 6,000-square-foot pool deck, clubhouse, media center, fitness center, bike storage and a three-story parking garage with 122 parking spaces. Residents will also have access to an adult literacy program, employment assistance program and a financial management program. The asset is situated at 901 S. Federal Highway, about 8 miles south of Fort Lauderdale. The project design and construction team for Hudson Village includes general contractor HTG Gomez Construction, LLC; engineering firm Thomas Engineering; architecture firm Corwil Architects; and landscape architects Witkins & Hultz. Chase Bank has provided a $27.9 million construction loan, Raymond James provided $26 million in 9 Percent Low Income Housing Tax Credits from Florida Housing Finance Corp. and Walker & Dunlop originated a $9.8 million Freddie Mac loan on behalf of the borrower. CHICAGO — Summit Design + Build LLC has completed the construction of 1040 W. Fulton, a five-story, 42,000-square-foot office building in Chicago’s Fulton Market district. Floors four and five will serve as the new headquarters for Summit. The project also features ground-floor retail space, a green roof and basement parking. Summit used heavy timber construction for the project. The building is the first multi-story mass timber building in the city of Chicago in 50 years, according to Summit. The project team included Hartshorne Plunkard Architecture, Eastlake Studio, Carr Realty Advisors, IMEG Corp., Weaver Consultants Group and WT Engineering. Chad Schroedl, Scott Maesel and Drew Dillon of SVN Chicago Commercial are the building’s leasing agents. First Bank of Highland Park provided construction financing.
CHICAGO — Meridian Design Build has completed construction of a 358,879-square-foot speculative industrial building in the city of Chicago. NorthPoint Development was the developer. The new facility sits on a 31.2-cre site. StudioNorth Architecture and Jacob & Hefner Associates made up the project team. Meridian and NorthPoint worked together to maximize participation by businesses owned by minorities and women for the project. The new building is the first within NorthPoint’s $164 million, 200-acre Avenue O Industrial Park. The park is a redevelopment of the Republic Steel site that has been vacant for more than two decades. Plans call for 2.3 million square feet of industrial development.
