HOUSTON — Hines and 2ML Real Estate Interests plan to co-develop Levit Green, a mixed-use development in Houston that will span 52 acres. Situated adjacent to Texas Medical Center, the project will feature life science research facilities, office space, residences, retail space, restaurants, outdoor amenities and green space. Both Hines and 2ML are based in Houston. Hines is a private owner and developer, and 2ML was formerly known as The Grocers Supply Co. but sold off its grocery wholesale business and rebranded in 2014 to focus on its real estate assets. Joe Levit, founder of Grocers Supply, was an initial landowner for a portion of the Levit Green site. The co-developers hope that the project will prove to be a hub for the growing life sciences sector in Houston. Located three miles outside of the city’s central business district, the site has immediate access to State Highway 288, METRORail, METRO bus, bike trails and the planned TMC3 medical research campus. No construction timeline was given.

COLUMBUS, OHIO — Industry Columbus, a 236-unit luxury apartment complex in downtown Columbus, is set to open later this month. Charles Street Development Corp. is the developer. The project is the first and only community in downtown Columbus to feature a rooftop swimming pool and hot tub, onsite dog park and full floor of coworking space. Located at 230 E. Long St., the community features studios, one- and two-bedroom units, as well as private townhomes. Additional amenities include a pet washing station, sports bar and lounge, private event space, outdoor courtyard and fitness center. Monthly rents start at $1,095. Residents can currently earn $3,000 toward rent by moving in before Aug. 15. Village Green is the property manager. Denver-based Charles Street maintains a regional office in Ohio.

SANTA TERESA, N.M. — Blue Road Investments has broken ground on Westpark Building I in Santa Teresa, approximately 23 miles northwest of El Paso, Texas. Situated at 655 Industrial Ave. within Westpark Logistics Center, the facility will feature 315,000 square feet of speculative industrial space with cross-dock loading, 36-foot clear heights and 185-foot concrete truck courts. This is the first spec building in Westpark Phase I, where Blue Road has capacity for an additional 1 million square feet of future development. Current tenants in Westpark Logistics Center include FedEx Ground, MCS Industries and Valley Cold Storage. Construction is slated for January 2021. Perez Giese and Anthony Mash of CBRE are marketing the property for lease.

ACWORTH, GA. — Dermody Properties will break ground in July on LogistiCenter at New McEver, a 176,463-square-foot industrial building in Acworth. Dermody recently acquired the 12.3-acre plot on New McEver Road, two miles southeast of downtown Acworth and 30 miles northwest of downtown Atlanta. The Cobb County property will offer build-to-suit office space and feature 34 dock-high doors, two drive-in doors, 32-foot clear heights, 168 car parking spaces, a 130- to 185-foot truck court, six-inch reinforced concrete floor, tilt-up concrete panel construction and an ESFR fire protection system. Austin Brannen and Matt Bentley of NAI Brannen Goddard represented Dermody Properties in the acquisition of land and will be the leasing brokers for the project. Terms of the land sale were not disclosed.

LUNENBURG, MASS. — Great Bridge Properties, a New Hampshire-based developer, has begun development of Baker Brook Apartments, a 70-unit seniors housing property in Lunenburg, approximately 25 miles north of Worcester. Located on nearly four acres, the community will feature 62 one-bedroom and eight two-bedroom units. The property will serve seniors ages 55 and older earning 80 percent or less of the Area Median Income (AMI) and 48 units will be reserved for seniors earning 60 percent or less of the AMI. Eight units will be reserved for seniors earning 30 percent or less of the AMI. Ten percent of the units will feature a preference toward homeless populations.

The asset is the first market-rate rental property developed by a third party in the master-planned Stapleton community. The 280-unit property features a mix of one-, two- and three-bedroom units, with rental rates starting at $1,549 per month. On-site amenities include a saltwater pool; spa; state-of-the-art fitness center with yoga and spin studio; indoor basketball court; high-definition golf and sports simulator; outdoor beer garden with gaming and a pizza oven; food truck court; and community gardens. Additionally, the property features standalone co-working space that is accessible for residents at discounted rates or the general public at full rates.

LOWELL, MASS. — WinnCompanies will develop a 125-unit multifamily project in Lowell, a city 30 miles northwest of Boston, a project that is valued at $38.3 million. The company will construct two adjacent five-story buildings in the Hamilton Canal Innovation District that will be linked by an enclosed sky bridge and located near a new 900-space parking garage. The community will feature a mix of market-rate and affordable units, as well as 5,000 square feet of commercial space. Floor plans consist of 15 studio apartments, 63 one-bedroom units and 47 two-bedroom apartments. Bank of America provided a senior construction loan for the project. Construction is underway and is expected to be complete in the first quarter of 2022.

CARMEL, IND. — Cornerstone Cos. Inc. has purchased a three-acre parcel at 12174 N. Meridian St. in Carmel, a suburb of Indianapolis. Cornerstone plans to develop a 40,000-square-foot medical office building on the site. Known as Carmel Medical Arts Pavilion, the three-story project will be home to four healthcare tenants providing orthopedics, rehabilitation, primary care and pediatric dentistry services. The property will feature covered physician parking and an outdoor terrace on the third floor. Cornerstone will serve as developer, construction manager and property manager. The Indianapolis-based company specializes in healthcare real estate. A timeline for completion was not disclosed.

CHICAGO — Trammell Crow Co. (TCC), a Texas-based developer, has unveiled plans for Fulton Labs, a 423,454-square-foot life science facility in the Fulton Market neighborhood of Chicago. Located at 400 N. Aberdeen St., Fulton Labs will span 16 floors, with 12 floors of wet or dry lab space, dependent on the tenant’s needs. The lab space will be equipped for drug, chemical and biological testing as well as digital research and analysis. The facility’s 34,000-square-foot, column-free floor plates will be able to accommodate small startups as well as multi-floor tenants. The building will also feature passenger and freight elevators, as well as chemical and equipment storage space for tenants. “With Fulton Labs’ advanced research and development infrastructure, flexible lab spaces, and full floor launchpad for early stage companies, we are confident that this facility will help to promote growth in the Midwest’s life science industry,” says Grady Hamilton, managing director of TCC’s Midwest Business Unit. BURLINGAME, CALIF. — JLL Capital Markets has secured $33.8 million in construction financing for the development of 250 California, a speculative office building in Burlingame. Jordan Angel and Chris Gandy of JLL represented the borrower, Dewey Land Co. and Divco West, to capitalize the project through a joint venture partnership. Slated for completion in 2022, the 44,605-square-foot project will feature four stories of office space, ground-floor retail space and a three-level subterranean parking facility. The transit-oriented property is situated in downtown Burlingame immediately adjacent to the Burlingame Caltrain station, near Highway 101 and state routes 82 and 92.
