FORT WORTH, TEXAS — SWBC will develop The Royalton at Sienna Hills, a 293-unit apartment community that will be located on the west side of Fort Worth. Units will come in one-, two- and three-bedroom formats and will be furnished with stainless steel appliances and quartz countertops. Amenities will include a pool, fitness center, conference room and outdoor grilling and dining areas. Cross Architects is designing the project, and Jordan Foster is serving as the general contractor. Construction is expected to last about 24 months.

CAMBRIDGE, MASS. — Locally based developer King Street Properties has completed a $170 million life sciences project located at 101 Cambridgepark Drive in Cambridge. King Street partnered with California-based Healthpeak Properties on the 160,000-square-foot project, which features both traditional office and laboratory space within a five-story building. The property also includes 3,000 square feet of street-level retail space with outdoor seating. Dimella Shaffer served as the architect of the project, which opened fully preleased. Consigli Construction Co. served as the general contractor.
HOUSTON — MetroNational has completed the $25 million renovation of Memorial City Plazas, a 1 million-square-foot office development in Houston’s Memorial City district. Memorial City Plazas comprises three buildings that rise 12, 14 and 18 stories. The renovation delivered upgraded amenity spaces, including the campus’ fitness center and conference room, and the addition of a new outdoor dining and meeting space. MetroNational also upgraded the touchless technology features, security systems and skywalks that connect the three buildings. Ziegler Cooper served as the project architect. E.E. Reed Construction and O’Donnell/Snider Construction served as the general contractors.
WOOLWICH, N.J. — Nevada-based Dermody Properties will develop a 214,271-square-foot industrial property in Woolwich Township, located in the northern part of the Garden State. The site spans 14 acres, and the facility will feature a clear height of 40 feet, two drive-in doors, 39 dock doors, 169 car parking spaces and 19 trailer parking stalls. Delivery is slated for mid-2024. Gerry Blinebury, Gary Gabriel, Kyle Schmidt, Brendan McGeary, John Gartland and Jonas Skovdal of Cushman & Wakefield represented the seller in the land deal.
ADDISON, TEXAS — Locally based developer JPI has begun construction on Jefferson Addison Heights, a 290-unit apartment community located in the northern Dallas metro of Addison. The complex will be situated on a three-acre site and rise five stories. Units will be furnished with stainless steel appliances and stone countertops, and amenities will include a pool, fitness center, clubhouse and a game room. Preleasing is scheduled to commence in October 2024.
FORT WORTH, TEXAS — Houston-based developer Alliance Industrial has broken ground on Point South Commerce, a 258,100-square-foot project that will be located about 10 miles south of downtown Fort Worth. The facility will feature 50 dock doors, two drive-in doors with ramps, 234 car parking spaces and 77 trailer parking stalls. Holt Lunsford Commercial is the leasing agent for the project, which is scheduled for a fourth-quarter delivery.
LITTLE FALLS, N.J. — New Jersey-based developer Accurate has begun leasing Citizen Little Falls, a 185-unit apartment complex located in the northern part of the Garden State. The property offers one- and two-bedroom units and amenities such as a fitness center, business center, landscaped courtyards, pet wash area and package lockers. Lessard Design served as the project architect. Rents start at $2,640 per month for a one-bedroom apartment.
MCKINNEY, TEXAS — Kaizen Development Partners has completed a 200,000-square-foot office building within the $250 million District 121 mixed-use development in the northern Dallas suburb of McKinney. Designed by Perkins&Will, the eight-story, Class A building was developed on a speculative basis in partnership with the McKinney Economic Development Corp. Amenities include a fitness center, tenant lounge and outdoor recreational spaces.
NEW YORK CITY — A joint venture between locally based developer Lonicera Partners and New York-based investment firm Rabina will develop a 295-unit apartment tower at 55 Willoughby St. in downtown Brooklyn. The building will house 206 market-rate apartments and 89 affordable housing units, as well as 3,500 square feet of retail space. Amenities will include a fitness center, rooftop terrace, lounge, media room and coworking space. Jeffrey Julien, Chris Peck, Nicco Lupo, Rob Hinckley, Geoff Goldstein, Marko Kazanjian and Alex Staikos of JLL arranged floating-rate construction debt through Santander Bank and City National Bank for the project. The team also structured joint venture equity with Boston-based investment firm The Davis Cos. Demolition work is underway, and the project is slated for a third-quarter 2025 delivery.
CORINTH, TEXAS — Florida-based developer Landmark Cos. will build a 296-unit multifamily project in Corinth, located north of the metroplex in Denton County. Arden at Corinth will consist of two three-story apartment buildings with 268 units and four two-story townhome buildings with 28 units. Residences will be furnished with stainless steel appliances, quartz countertops, custom cabinetry and private patios and balconies. Amenities will include a pool, fitness center, dog park, clubhouse and outdoor grilling and dining areas. The first units are expected to be available for occupancy in the first quarter of next year.
