JERSEY CITY, N.J. — Brookfield Properties and G&S Investors have broken ground on a 60-story multifamily tower in Jersey City that represents Phase II of the Hudson Exchange, a mixed-use redevelopment project. Designed by Beyer Blinder Belle and built by Consigli Construction, the building will house 802 residential units and 115,000 square feet of retail space that will be anchored by grocer ShopRite. Residences will be furnished with quartz countertops, walk-in closets and individual washers and dryers. Amenities will include a rooftop pool, social lounge, fitness center, game room and a coworking lounge. Phase II of Hudson Exchange will also feature 20,000 square feet of public green space. At full build-out, Hudson Exchange will comprise 6 million square feet of development, including roughly 5,500 residential units, across 18 acres.

GRAPEVINE, TEXAS — Design-build firm ARCO/Murray will construct a 972,380-square-foot speculative industrial facility in Grapevine, located in the northern-central part of the metroplex. The developer was not disclosed. Phase I will consist of a 200,340-square-foot, rear-load warehouse that will feature 37 dock positions, two drive-in ramps, 119 car parking spaces and 49 trailer parking stalls on a 16-acre site. The building is designed to accommodate up to four tenants. Phase II will include three buildings totaling 772,040 square feet (504,000, 183,040 and 85,000 square feet) with a total of 216 dock positions, eight drive-in ramps and 700-plus car parking spaces on the remaining 72 acres. All necessary approvals have been secured, and construction is set to begin in September.
NEW YORK CITY — Locally based developer Dynamic Star has received approval from the New York City Council for Opus Point, a redevelopment that will convert the former Eagle Electric manufacturing facility in Queens into a 400,000-square-foot office property. Designed by SLCE Architects and redeveloped on a speculative basis, the 26-story complex will offer a variety of flexible workspace suites and spaces. Amenities will include a basketball court, fitness center, landscaped rooftop deck and conference facilities. Completion is slated for the second quarter of 2025. CBRE will market Opus Point for lease.
NEW YORK CITY — A partnership between locally based developer Slate Property Group and nonprofit RiseBoro Community Partnership has begun construction on a $146 million affordable housing project in the Brownsville area of Brooklyn. The unit mix will consist of 130 supportive housing residences for formerly homeless young adults and families; 34 residences that will be reserved for renters earning 60 percent or less of the area median income (AMI); 51 apartments that will be restricted for households earning 50 percent or less of AMI; and one superintendent’s unit. Units will come in studio, one-, two- and three-bedroom floor plans, and the building will also house a 3,800-square-foot community center and 1,600 square feet of ground-floor retail space, as well as a fitness center, rooftop terrace, classroom spaces, children’s play area and a community room. Aufgang Architects designed the project, and SD Builders & Construction is serving as the general contractor. Completion is slated for summer 2025.
NEW YORK CITY — A joint venture between L&L Holding Co. and Columbia Property Trust has topped out Terminal Warehouse, a 1.3 million-square-foot industrial redevelopment project in Manhattan’s West Chelsea neighborhood. Designed by COOKFOX Architects, the project centers on the conversion of a historic warehouse that was originally built in 1891 into a mixed-use destination with office and retail components. The development also includes 2.5 acres of open green space. Full completion is slated for 2024.
PFLUGERVILLE, TEXAS — Dallas-based developer Ironwood Realty Partners is underway on construction of a project in the northern Austin suburb of Pflugerville that will add 490,000 square feet of industrial space across three buildings to the local supply. The project represents the third and final phase of 130 Crossing, a development whose first two phases featured five buildings totaling 675,000 square feet. Alliance Architects is designing Phase III, and Catamount Constructors is serving as the general contractor. Stream Realty Partners is the leasing agent. Completion is slated for the fourth quarter.
NEW YORK CITY — A joint venture between Gamma Real Estate and JVP Management has completed Sutton Tower, an 80-story residential tower located at 430 E. 58th St. within the Sutton Place neighborhood in Midtown Manhattan. The building houses 120 for-sale condos and amenities such as a pool, fitness center, sports simulator room, screening room, private dining room, children’s play area and a sculpture garden. Thomas Juul-Hansen designed the building, and global development and investment firm Lendlease served as the general contractor. Construction began in 2018. Move-ins will begin over the summer.
DALLAS — Houston-based developer Lovett Industrial has broken ground on a 960,956-square-foot project within the 140-acre Trinity West Business Park in West Dallas. Buildings II and III will total 763,960 and 196,996 square feet and are being developed as build-to-suits for a global logistics company and Dallas County, respectively. Arch-Con Corp. is the general contractor for the project, completion of which is slated for the fourth quarter.
WILMER, TEXAS — A partnership between Dallas-based Bandera Ventures and Atlanta-based Invesco Real Estate is underway on construction of two buildings totaling 1.5 million square feet at Southport Logistics Center, a speculative industrial development in the southern Dallas suburb of Wilmer. Building 1 will total 746,420 square feet, and Building 2 will span 744,452 square feet. Both structures will feature 40-foot clear heights, 60-foot loading bays, 185-foot truck court depths and cross-dock configurations. Completion is slated for the third quarter. JLL is marketing the development for lease.
ELMWOOD PARK, N.J. — Texas-based Crow Holdings has begun vertical construction on a 206,826-square-foot industrial project in Elmwood Park, located in Northern New Jersey’s Bergen County, that is a redevelopment of the former Marcal Paper factory site. Crow Holdings acquired the 11.8-acre site in 2022, three years after a fire destroyed the majority of the historic structure. The new building will house a clear height of 40 feet, 32 loading docks, two drive-in doors and parking for 56 trailers and 198 cars. Construction is slated for a third-quarter completion. JLL is marketing the facility for lease.
