CROSBY, MINN. — Kraus-Anderson Construction has completed a $17 million expansion of Cuyuna Regional Medical Center in Crosby in central Minnesota. The facility serves approximately 30,000 people in the Brainerd Lakes area. Designed by HDR Architects, the 52,376-square-foot project features a new outpatient Orthopaedics, Spine & Interventional Pain Clinic as well as a rehabilitation department. To make room for the new clinic, Kraus-Anderson consolidated underutilized areas of the care center and relocated the cancer care center. In addition, Kraus-Anderson added a new dining room, patio and activities center. Nurse stations, resident rooms and offices were remodeled.

SAN JOSE, CALIF. — Unibail-Rodamco-Westfield (URW) has opened a 500,000-square-foot expansion of Westfield Valley Fair, the French developer’s $1.1 billion retail destination in San Jose. The retail center is part of a redevelopment project that replaced two 1950s-era shopping centers. The project now encompasses 2.2 million square feet in total, with more restaurant and store openings planned for 2021. A three-level flagship Bloomingdale’s luxury apparel department store anchors the new expansion, alongside other apparel retailers including Anthropologie, Club Monaco, Fabletics, Indochino, Jimmy Choo, John Varvatos, Longchamp, Rodd and Gunn, Urban Outfitters, UNTUCKit and Zadig & Voltaire. “We envisioned Westfield Valley Fair as a place where prestigious luxury brands, digitally native start-up retailers, and best-in-class dining and entertainment all come together to create a true lifestyle destination and the perfect place to shop, dine and play,” says Larry Green, executive vice president of development at URW. The developer recently partnered with the San José Museum of Art to curate and commission artwork for the property, starting with an outdoor sculpture at the new grand entrance on Stevens Creek Boulevard, which will be unveiled this fall. PROSPECT, KY. — Civitas Senior Living has opened the doors at The Grand Senior Living in Prospect, a suburb of Louisville. The property totals 191,832 square feet near Norton Commons, a massive mixed-use development with restaurants, retail services, annual festivals and single-family homes. The development was completed approximately 10 years ago on 600 acres of vacant farmland. The Grand features 91 independent living, 62 personal care and 24 memory care residences. Guttman Properties, based in nearby Cincinnati, developed The Grand, which Civitas is operating.
PLANO, TEXAS — Cawley Partners and Rosewood Property Co. will develop a 1 million-square-foot office project at Heritage Creekside, a 156-acre mixed-use development in Plano. The four-building project will be developed in phases and will include a central courtyard and an amenity hub. Phase I will feature a six-story, 250,000-square-foot building with a fitness center, conference center and a rooftop deck. The development team hopes to begin construction by the first quarter of 2021.
CHICAGO — Lendlease Development, along with co-developer The John Buck Co. and partner Intercontinental Real Estate Corp., have begun pre-leasing at Porte, a two-tower apartment development in Chicago’s West Loop. Designed by G|R|E|C Architects, the community is scheduled to welcome its first residents in late spring. Porte offers studio, one-, two- and three-bedroom units ranging in size from 546 to 1,591 square feet. Monthly rents start at $2,170. Two-bedroom townhomes measure 1,469 to 2,036 square feet with monthly rents starting at $7,240. Each tower will have its own ground-floor lobby and amenity suite, including a fitness center, entertainment lounge, game room, communal kitchen, coworking space and dog run. The towers will be connected by a two-story podium topped with a pool deck. The word “porte” means door in French. “Porte is designed to serve as a door to all the West Loop has to offer,” says John Buck.
OAK BROOK, ILL. — Lizzadro Properties has completed the redevelopment of 1220 Kensington Road in Oak Brook. The building is now home to the Lizzadro Museum of Lapidary Art, which focuses on stone art. The Museum Plaza Professional Offices are located on the second floor. Lizzadro purchased the 1970s-era office building in the fall of 2015. Lizzadro now occupies a portion of the second-floor space for its family business operations. The remaining 13,600 square feet of space is being leased to other office users, including Skawski Law Offices LLC, Waddell & Reed Financial Advisory, AFIN Family Wealth Management and Sarantakis Law Group LTD. Only 900 square feet remain available for lease. Lizzadro worked with Wright Heerema Architects and Keeley Construction on the project.
ST. PAUL, MINN. — Commonwealth Properties LLC has opened The Davidson, a boutique eight-room hotel in St. Paul. Located at 344 Summit Ave., the building is a 105-year-old former mansion. Five of the rooms have a view of downtown St. Paul, while the other three face Summit Avenue, which is known for its stretch of historic homes. Each guest room is equipped with a kitchen. The hotel provides guests with breakfast vouchers that can be used at nearby Bon Vie. Hotel guests also have access to the fitness facilities at The University Club of St. Paul and the Saint Paul Athletic Club. The hotel draws its name from the building’s original occupants, the Davidson family. The 18,000-square-foot home was built in 1915. Commonwealth Properties purchased the building in 2013.
PORTSMOUTH, N.H. — Whole Foods Market will open a 42,000-square-foot grocery store in Portsmouth, located approximately 45 miles east of Concord. The store will be the Austin-based grocer’s third in the state and will anchor Durgin Square Shopping Center, a 135,000-square-foot retail property that also houses HomeGoods and T.J. Maxx. The store is slated to open this fall. Scott Black of Dartmouth Co. represented Whole Foods in the lease negotiations. Ben Starr of Atlantic Retail represented the landlord, Black Creek Group.
MORGAN HILL, CALIF. — Artis Senior Living has acquired 176,269 square feet within the Evergreen Village mixed-use development in Morgan Hill, a city at the southern tip of Silicon Valley. Artis plans to build a memory care community on the four-acre site, though details and a timeline have not yet been released. Frans Construction Inc. is the general contractor on the site and MH Engineering Co. is the civil engineer. Evergreen Devco Inc., a retail and multifamily development company in the West, is building Evergreen Village on 20.4 acres. The project will include a hotel, restaurant, the memory care development, and a public art component. Site improvements for the development are scheduled for completion in April 2020. “Having Artis Senior Living pick up the four-acre housing parcel so quickly, it’s incredibly encouraging and affirms that Evergreen Village is well underway with the site improvement work,” says Rogg Collins, principal of Evergreen Devco. Gary Hansen of Cushman & Wakefield represented Evergreen in the site sale, and Robert Clifford of Lee & Associates represented Artis. McLean, Va.-based Artis’ nationwide portfolio includes 25 assisted living communities in operation or under construction, and more than 20 communities in various stages of planning and development.
MOUNT PLEASANT, S.C. — A joint venture between Middle Street Partners LLC and Trei Real Estate has broken ground on Atlantic Beach House, a 224-unit multifamily community in Mt. Pleasant. Communal amenities will include a clubhouse, saltwater pool, fitness center, coffee lounge, dog park, golf cart charging stations, storage units, outdoor kitchens and covered bike parking. Unit interiors will feature 42-inch cabinetry, kitchen islands, tile backsplashes, stainless steel appliances, walk-in closets and private balconies. The property is situated on eight acres near Sullivan’s Island and Charleston Harbor. Mt. Pleasant is located nine miles north of downtown Charleston. Dallas-based Humphreys & Partners Architects designed the community, and Jacksonville-based Live Oak Contracting is the general contractor. Patterson Real Estate Group arranged construction financing on behalf of the joint venture through Northwestern Life Insurance Co. A timeline for completion was not disclosed.
