GLENDALE, ARIZ. — Lincoln Property Co. (LPC) has broken ground on Park303, an industrial master-planned development in Glendale. At full build out, the park will accommodate up to 4.5 million square feet of freeway-fronting, Class A industrial space. Situated on 71.5 acres between Loop 303 and Sarival Road, the $115 million Phase I will include two buildings totaling 705,531 square feet and 488,995 square feet. The facilities will feature 40-foot clear heights, steel moment frame shear bracing, efficient LED lighting and 142 large clerestory glass windows to maximize natural light. The gated site will offer full concrete truck courts, ample truck parking, private drives and fully amenitized outdoor spaces with covered canopies, seating and barbecue areas. Phase I is part of the larger Park303 master-planned industrial park that LPC is developing in conjunction with Roth Development and Scottsdale Investment Management. Totaling 265 acres, the project will offer freeway access and easy ingress and egress via two full-diamond Loop 303 interchanges at Bethany Home Road and Glendale Avenue. ST. LOUIS — CapStone Holdings Inc., a business incubator and investment group, has acquired a $40 million stake in City Foundry STL, a food hall and office project set to open in downtown St. Louis this summer. CapStone represents one of the largest single-entity investors in the $210 million first phase of the project, which will feature 122,000 square feet of restaurant and entertainment space, 105,000 square feet of retail and 107,000 square feet of office. City Foundry is a redevelopment of the former Federal Mogul factory. The Lawrence Group is the developer for the 15-acre project.

LEWISVILLE, TEXAS — Locally based firm Bright Realty has received approval from the City of Lewisville to move forward with the development of Crown Centre, a 140-acre mixed-use project that will be located along State Highway 121 on the northern outskirts of Dallas. The site is approved for up to 2,000 multifamily units, 3 million square feet of office space, 500 hotel rooms and covered parking, as well as 140,000 square feet of retail and open green space. The development will also feature three open spaces with lakes and trails that will connect the buildings, as well as outdoor event space. Construction of a 109,000-square-foot office building is underway at the site and is expected to be complete later this year.

State College, PA. — Toll Brothers Campus Living is set to open Phase I of The Yards at Old State, a 1,093-bed student housing development located near Pennsylvania State University in State College. The first phase of development will include 164 fully furnished, cottage-style units. Shared amenities will include a 21,000-square-foot clubhouse, resort-style swimming pool with hot tubs, an indoor basketball court, a state-of-the-art fitness center and study spaces. Phase I is set to open in summer 2020.

TEMPE, ARIZ. — Toll Brothers Campus Living has started construction of Canvas, an 826-bed student housing community located near Arizona State University in Tempe. The property is scheduled for completion in fall 2023. The development will offer a mix of studio, one-, two-, three- and four-bedroom, fully furnished units. Shared amenities will include a rooftop swimming pool, outdoor grills, state-of-the-art fitness center, private study rooms, clubroom and e-sports lounge.

ANKENY, IOWA — Stahl has completed the construction of the two-story, 55,000-square-foot Ankeny Kirkendall Public Library. Located at 1250 SW District Drive in the Prairie Trail development, the $14 million library also houses the city council chambers and a multi-function meeting and conference room. Construction started in June 2018 and wrapped up in February. OPN Architects designed the library. A suburb of Des Moines, Ankeny is the 10th-fastest growing city in the United States, according to the U.S. Census Bureau.

FORT WORTH, TEXAS — Locally based developer Jackson-Shaw has acquired 169 acres at the intersection of Altamesa Boulevard and Campus Drive in Fort Worth for the development of 46 Ranch Logistics Park, an industrial project that will ultimately span about 2.2 million square feet. Jackson-Shaw worked with the City of Fort Worth to rezone the rail-served site, which offers proximity to Interstates 35 and 20, from single-family residential to industrial. The first phase will feature 560,000 square feet of Class A space across three buildings that will be developed on a speculative basis. Construction of Phase I is scheduled to begin in June and to be substantially complete by the first quarter of 2021. Ridgemont Commercial Construction is the general contractor for the project, and GSR Andrade is the architect. Halff Associates is the civil engineer, and Stream Realty Partners is the leasing agency. Liberty Capital Bank provided construction financing.

CHICAGO — Summit Design + Build LLC has completed the renovation of an office building located at 444 N. Orleans in Chicago’s River North neighborhood. Formerly 21,000 square feet and four stories, the building has been expanded to 25,000 square feet and five stories. In addition to the vertical addition, the project included an interior renovation with new bathrooms, windows, first-floor retail space and a new, relocated elevator. The Lelyn Group served as developer and von Weise Associates provided architectural services.

PORTLAND, MAINE — A partnership between Confluent Senior Living and Harbor Retirement Associates has broken ground on HarborChase of South Portland, a 123-unit seniors housing community in Portland. Located at 165 Running Hill Road, the 116,000-square-foot community will offer 83 assisted living units and 40 memory care apartments in one- and two-bedroom floorplans. Amenities will include multiple restaurants, a barbershop and a fitness center. EGA Architects is designing the project, and Whiting-Turner is the general contractor. The community is slated to open in summer 2021.
