AURORA, COLO. — Hyde Development and Mortenson have purchased an undeveloped, 125-acre land parcel located along E-470 at 64th Avenue in Aurora. The partnership plans to develop HighPoint Logistics Park, a 2.2 million-square-foot industrial park, at the site, which is near Denver International Airport. HighPoint Logistics Park will feature eight buildings with a mix of cross-dock, front-park and rear-load warehouse product. Additionally, the park will be located in three economic benefit zones: Federal Opportunity Zone; Adams County, Colo., Enterprise Zone; and Limon Foreign Trade Zone. These distinctions allow for significant tax credits to encourage job creation and investments by businesses. Construction is scheduled to begin before the end of this year. CBRE’s Tyler Carner, Jeremy Ballenger and Jessica Ostermick represented the seller, Westside Investment Partners. Todd Witty and Daniel Close, also of CBRE, represented the buyers in the deal.

AUSTIN, TEXAS — Drawbridge Realty, a California-based investment and development firm, is underway on construction of Phase II of Uplands Corporate Center, an office project in southwest Austin. Phase I of the project delivered a 167,369-square-foot building that is now fully leased. Phase II, completion of which is slated for the fourth quarter, will deliver a three-story, 124,405-square-foot building and expand the existing parking garage that serves the Class A campus. CBRE handles leasing of the property.

BRISTOL, WIS. — HSA Commercial Real Estate has completed the acquisition of a 68-acre site in Bristol near I-94 and the Wisconsin-Illinois border. The company has received city approval to develop an industrial business park consisting of three buildings totaling more than 1 million square feet. The first two speculative buildings are slated for completion later this year, including a 157,300-square-foot warehouse and a 471,950-square-foot distribution center. Known as Bristol Highlands Commerce Center, the park will include walking paths, landscaping and a detention pond. Building clear heights will range from 32 to 36 feet. Partners in Design Architects, Pinnacle Engineering and Premier Design + Build make up the project team.

SHILOH, ILL. — IMPACT Strategies has completed construction of the new Siteman Cancer Center at Memorial Hospital East’s Shiloh campus. The building adds 70,000 square feet of treatment facilities and office space to the campus, which is situated about 20 miles east of St. Louis. Siteman Cancer Center is the only National Cancer Institute-designated comprehensive cancer care center in the region. The facility houses labs, a pharmacy, medical oncology infusion clinics and radiation oncology clinics. Archimages Architecture, David Mason & Associates Structural Engineering and IMEG Corp. Engineering made up the project team.

NEW YORK CITY — HAP Investments LLC has topped out HAP Eight, a 20-story residential property in the Chelsea neighborhood of Manhattan. The property comprises two side-by-side towers featuring 112 multifamily units and 87 condominium residences. The two buildings will share amenities, including a fitness facility, pool and parking deck. DXA Studio Architects designed the project, which is slated for completion in early 2021.

UNION CITY, GA. — Birmingham, Ala.-based Coca-Cola Bottling Co. United Inc., the second largest privately held Coca-Cola bottler in North America, has opened an $86 million, 456,000-square-foot sales and distribution center in the south Atlanta suburb of Union City. Approximately 36 million cases of beverages will be loaded and shipped annually from the facility, known as South Metro Sales Center. The property includes a 375,000 square-foot warehouse, 25,000-square-foot fleet maintenance area, 36,000 square feet of administration space and a 20,000-square-foot service department for equipment and vending repair. The facility is located at 4913 Mason Road, 17 miles southwest of downtown Atlanta and 10 miles west of Hartsfield-Jackson Atlanta International Airport. Approximately 750 employees work at the facility, which has a payroll of more than $41 million. General contractor Brasfield & Gorrie began construction at the site in early 2018. System Logistics built the warehousing system technology at the facility.

SAN FRANCISCO — San Francisco Campus for Jewish Living (SFCJL) is preparing to open the Lynne and Roy M. Frank Residences, a $140 million expansion to the property. The 270,000-square-foot project adds 113 assisted living apartments and 77 memory care suites. Byer Square, a new multi-generational community center, will feature a fitness center, pool, cinema, performance center, art studio and café. Construction began in mid 2017. Residents are expected to begin moving in during spring 2020. In conjunction with the expansion, SFCJL has created partnerships with Alzheimer’s Association, Creative Aging SF, Medical Clown Project, UCSF, Family Caregiver Alliance, California Institute of Integral Studies and MA Psychology student interns in expressive arts and drama therapy.

ITASCA, ILL. — McShane Construction Co. has broken ground on a 50,000-square-foot build-to-suit facility for Option Care Health Inc. in Itasca. Quadrangle Development Co. and Janko Group are the project developers. Approximately 55 percent of the single-story building will house office space, while the remaining portion will incorporate pharmacy ambulatory suites and support spaces. The building’s warehouse areas will feature two walk-in coolers and freezers, with two truck docks and two drive-in doors. Completion is slated for June. Wright Heerema Architects and Whitney Architects make up the project team. JLL represented the tenant. Option Care is an independent, national provider of home and alternate site infusion therapy services.

METHUEN, MASS. — Marcus Partners has completed the $25 million redevelopment of 5 Branch Street, a 94,125-square-foot office building in Methuen, located approximately 30 miles north of Boston. The developer transformed the building into a medical facility with a built-in café. The anchor tenant with approximately 61,000, Dana-Farber Cancer Institute, will offer cancer and blood disorder care. Michael Greeley of Newmark Knight Frank is leading the leasing effort for the remaining space.

NEW ORLEANS — A joint venture between Texas-based NewcrestImage and Columbia, Md.-based Baywood Hotels will develop Canopy by Hilton, a 176-room hotel in downtown New Orleans. The 14-story hotel will be at the site of the former Oil and Gas Building, which was built in 1959 and placed on the National Register of Historic Places in 2014 for its innovative use of glass, steel and abstract geometry in a skyscraper. The hotel will be situated at 1100 Tulane Ave., adjacent to the French Quarter. Canopy by Hilton will feature a fine-dining concept and meeting space with an outdoor terrace. The joint venture will begin construction in early February with a planned completion date in summer 2021.
